District overview

Pratapgarh โ€” an amla district on the Ganga plain near Prayagraj

Pratapgarh is a rural district of eastern Uttar Pradesh. CGWB gives 3,717 sq km, five tehsils (Kunda, Lalganj, Pratapgarh, Patti and Raniganj) and 17 development blocks (CGWB district profile). We did not open a sourced 2011 Census figure, so this page quotes no population. The buyer to think about is the Prayagraj household with family roots nearby, plus anyone building an amla-based farm business; the Ganga Expressway, inaugurated on 29 April 2026, runs through the district to Prayagraj (AIR News, April 2026). See the Uttar Pradesh page for the wider state context.

Pratapgarh amla holds a Geographical Indication, with the certificate received on 31 March 2023, and the fruit is sold fresh and processed into murabba, candy, juice, squash, powder, preserve and pickle (UP ODOP portal). A February 2026 feature describes a local processing unit that buys fruit from farmers and traders and employs many women (YourStory, February 2026). Neither source gives acreage or production, so the size of the orchard belt is not something we can quote.

Crop and soil data are older. ICAR-CRIDA, using 2013-14 data, puts the district's soils at 56% deep loam and 44% partly sodic and slightly silty, with wheat on 73,900 hectares, potato on 33,100, maize on 31,200 and rice on 13,500 (ICAR-CRIDA). We found no sourced per-acre price series for farmland, so this page quotes none.

Market & connectivity

What is moving prices in Pratapgarh

Reported figures with the source of each named. Listing-site asking prices are not used.

Why there is no price table

Asking prices from listing sites were removed from this page because they cannot be traced to registered deals, and the figures we saw were inconsistent between reads. We found no registered-rate, collector-rate or news series for farmland in Pratapgarh. A district average would be a guess, so we have left it out.

Circle rates

District magistrates set minimum land rates each year and can revise them mid-year (PTI via The Week, March 2025). That statewide report gives no Pratapgarh figure and we did not open the Pratapgarh rate table, so none is quoted. Stamp duty follows the state page, which carries a CONFIRM flag.

How to price a parcel here

Ask for the last three registered sale deeds in the same village, read the circle rate for the mauza on IGRS UP, and test the seller's figure against an orchard's tree count and the distance to the nearest highway. Treat any price quoted without a printed area as unusable.

Ganga Expressway

The 594 km expressway was inaugurated on 29 April 2026 and passes through Pratapgarh (AIR News, April 2026); it was described in 2022 as running from near Bijauli in Meerut to near Judapur Dandu in Prayagraj (Swarajya, November 2022). It is too new for us to find any sourced price effect.

Amla as a business

The GI and the ODOP listing give the fruit a brand and a processing chain (UP ODOP portal). They are policy supports, not evidence of rising land prices, and no source we opened gives orchard acreage or income per acre.

Units

UP land is quoted in several local units whose size differs from district to district, so this page quotes only in acres and square yards. Ask for the area in acres or square yards from the khatauni before you compare quotes.

Connectivity

How Pratapgarh connects โ€” road, rail, air and expressways

Prayagraj is the nearest large city for this page and the Ganga Expressway ends there. No surveyed distances were opened for this page, so check a live route.

๐Ÿ›ฃ Why Prayagraj leads

Pratapgarh lies between Prayagraj and the central Uttar Pradesh plain, so the working buyer routes are to Prayagraj rather than to Delhi. The Ganga Expressway, which runs from Meerut to near Judapur Dandu in Prayagraj and crosses the district (AIR News, April 2026; Swarajya, November 2022), is what makes it relevant to a Western-UP buyer as well. We did not find the interchange locations. See the Uttar Pradesh land-rules guide for the rules that apply to a parcel along any of these roads.

Registered ยท market effect unproven

Pratapgarh Amla GI and ODOP

The Geographical Indication certificate was received on 31 March 2023, and amla processing is the district's ODOP product (UP ODOP portal). These are policy supports, not evidence of rising land prices.

Policy change ยท 2026

Land-use declaration under section 80

A 2026 amendment treats a building or layout approval in notified development and industrial areas as the declaration of non-agricultural use (PRS; TeamLease RegTech). Confirm how it applies to a village before relying on it.

Agriculture & terrain

Soil, water & amla in Pratapgarh

Pratapgarh is flat Ganga-plain country with loamy soils, tube-well irrigation and an amla belt, and a groundwater picture that varies by block.

๐ŸŒพ Soil and crops

ICAR-CRIDA's plan (2013-14 data) gives soils as 56% deep loam and 44% partly sodic and slightly silty, with a net sown area of 149,000 hectares and a cropping intensity of 116%. Wheat covers 73,900 hectares, potato 33,100, maize 31,200 and rice 13,500 (ICAR-CRIDA). The Soil Health Card portal holds village-level data; we did not open it.

  • Wheat and potato
  • Sodic patches

๐ŸŒณ Amla belt

The ODOP portal records a GI for Pratapgarh Amla, certificate received 31 March 2023, and a processing range from murabba to powder (UP ODOP portal). A Lok Sabha speech described six blocks as an amla belt (Lok Sabha transcript). No acreage or tonnage was sourced.

  • GI 2023
  • ODOP

๐Ÿ’ง Water

Tube wells supply 97.8% of the gross irrigated area and canals 2.2%, so a borewell is the water source. Normal rainfall is 795.4 mm in the ICAR-CRIDA plan and about 997 mm in the CGWB profile (ICAR-CRIDA; CGWB). CGWB put groundwater development at 71.45% on 2009 data, with Pratapgarh Sadar over-exploited, Sandawa Chandrika and Shivgarh critical and Patti and Belkharnath semi-critical in its block table, though its summary counts differ. It also noted chloride and sodium-hazard problems near Renbir, Pratapgarh city and villages by the Sai river, and a regionally saline middle aquifer (CGWB district profile). Check current block status.

  • Tube-well fed
  • Sadar over-exploited

๐ŸŒพ Mandi price reference

Wholesale prices for district mandis are published daily on the Agmarknet portal, which we did not open for this page. Farm income per acre is small beside a farmhouse or plotted price, so price a parcel on location, road access and permitted use, and value an orchard separately from the soil.

Why investors look at Pratapgarh

Three reasons this desk includes Pratapgarh, with a plain note that no price series was sourced.

Next to Prayagraj

The Ganga Expressway ends at Prayagraj and crosses this district. Weekend and family-farm demand from Prayagraj is plausible, though we have no survey of buyers.

A registered amla identity

A GI and an ODOP listing give Pratapgarh amla a brand and a processing chain. For an agri-business buyer, orchard land plus processing is a clearer business than bare cropland, subject to the tree and income checks.

An expressway that is open but unproven

The Ganga Expressway is operating through the district, which is better evidence than an announced corridor. Its effect on prices is not visible in anything we found, so treat it as an option and not an uplift.

STRAIGHT TALK

Risks & challenges in Pratapgarh

Read these before shortlisting in Pratapgarh specifically.

No sourced price series

We found no official or news price series for farmland here. Rely on registered deeds and circle rates, not on a district figure.

Groundwater by block

CGWB classed Pratapgarh Sadar over-exploited and several other blocks critical or semi-critical on 2009 data, and tube wells carry nearly all irrigation. Ask for current block status and test a borewell before buying.

Sodic soil and saline water

ICAR-CRIDA puts 44% of the soil as partly sodic, and CGWB notes chloride and sodium-hazard issues near some sites and a regionally saline middle aquifer. Take a soil and water test on the parcel.

Orchard and tree rules

An amla orchard is valued on its trees. Confirm the tree count, who owns the trees and any felling rule before planning a house on an orchard parcel.

Expressway alignment and acquisition

The Ganga Expressway crosses the district. Check the parcel against alignment and service-road lines and note the dates on any notice.

Drought and waterlogging

ICAR-CRIDA carries extensive drought measures and describes floods as occasional, and CGWB reports waterlogging near Babaganj, Bihar and Mandhata. Ask how a parcel fared in recent dry years, particularly with borewell dependence.

Conversion rules and standard UP checks

The 2026 amendment to section 80 changes how conversion works in notified development and industrial areas. The 12.5-acre purchase limit under section 89(2), SC/ST transfer rules and the NRI and OCI bar on agricultural land (RBI, updated September 2022) apply in full; see the state page.

Who to contact

Local revenue & registration offices

Agricultural-to-non-agricultural declarations under section 80 of the UP Revenue Code, and mutation, route through the Tehsildar and Sub-Divisional Officer of the relevant tehsil (Pratapgarh, Kunda, Patti, Lalganj or Raniganj). For amla orchard queries, the district horticulture office is the starting point. Sale-deed registration is handled by the local Sub-Registrar, and khatauni extracts and circle rates are on UP Bhulekh and IGRS UP; we did not open either portal for this page. Read the UP agricultural land rules guide before filing anything.

Data-currency note: the CGWB brochure uses 2009 resource data and its summary and block table disagree on block counts, and the ICAR-CRIDA plan uses 2013-14 crop data. The Lok Sabha transcripts carry a September 2022 print date and no debate date. No 2011 Census figure was opened, and infrastructure items are as reported up to October 2026. No listing-site prices are used, and this is a general guide, not legal advice. Report inaccuracies to wiki@farmlandindia.com.
