District overview

Sant Kabir Nagar โ€” Kabir's district between Gorakhpur and Basti

Sant Kabir Nagar was created on 5 September 1997 from Basti district. The district portal gives 1,646 sq km, three tehsils (Mehdawal, Khalilabad and Ghanghata), nine blocks and 1,726 revenue villages (district portal, history) and a 2011 Census population of 1,706,706 (district portal, about). It is bounded by Gorakhpur to the east, Basti to the west, Siddharthnagar to the north and Ambedkar Nagar to the south. Gorakhpur is the nearest large city, so the buyer to think about is the eastern Uttar Pradesh household. Sources differ on area, from 1,646 to 1,659 sq km, so confirm against the Census district handbook.

Maghar is where the saint-poet Kabir lived, and the district takes his name (district portal, about). Bakhira Wildlife Sanctuary, a 2,894 hectare freshwater marsh in the district and the largest natural floodplain wetland in eastern Uttar Pradesh, is a Ramsar site designated on 29 June 2021, with an eco-sensitive zone of up to 1 km around its boundary (Ramsar Sites Information Service). The industrial profile counts 200 functional brass-ware units at Bakhira Bazar (district industrial profile).

Price evidence is the main gap. We found no sourced farmland price and use no listing-site figures, so this page publishes no per-acre figure. In August 2026 the Chief Minister said a Development Authority would be set up in the district once a land bank is prepared, as reported by Free Press Journal (Free Press Journal, August 2026); that is a statement, not a notified authority. Read the Uttar Pradesh land-rules guide for the state-wide rules.

Market & connectivity

What is moving prices in Sant Kabir Nagar

Reported figures with the source of each named. Listing-site asking prices are not used.

No farmland price found

We found no priced agricultural listing or official price series for the district. Listing-site asking prices, for farmland and town plots alike, are not used because they cannot be traced to registered deals.

Circle rates

District magistrates set minimum land rates each year. A PTI report of March 2025 listed Sant Kabirnagar among the districts where revision was due to begin (PTI via The Week, March 2025). We did not open the rate table, so none is quoted. Stamp duty follows the state page, which carries a CONFIRM flag.

Development Authority proposal

On 11 August 2026 the Chief Minister said that a Development Authority would be set up in Sant Kabir Nagar once a land bank is prepared (Free Press Journal, August 2026). The report presents this as his statement, so check the notified limits of any authority before relying on them.

How to price a parcel here

Ask for the last three registered sale deeds for the same village, read the village circle rate on IGRS UP, and check the parcel against flood and waterlogging records before accepting any figure. A district average would be a guess.

Units and records

UP land is quoted in several local units whose size differs from district to district, so this page uses acres, hectares and square yards. Ask for the area in the khatauni before you compare any quote.

UPEIDA's page carries two cost figures, Rs 5,876.67 crore and Rs 7,283.28 crore including land, so we quote neither as settled. We saw no sourced price effect.

Agriculture & terrain

Land, water & rivers in Sant Kabir Nagar

Sant Kabir Nagar is flat Ghaghra-Rapti country with a waterlogging question in places and no district crop plan in the sources we could open.

๐ŸŒพ Land and crops

We could not open a district crop plan for Sant Kabir Nagar, so this page gives no crop areas. The industrial profile notes that agro-based industry buys sugarcane from farmers and gives no rainfall, irrigation or crop data (district industrial profile). Ask the district agriculture office for crop and irrigation figures; village-level soil data sits on the Soil Health Card portal, which we did not open.

  • Crop plan not found
  • Sugarcane in agro industry
  • Ask the agriculture office

๐ŸŒŠ Rivers and flood

The industrial profile names the Ghaghra, Kunwana, Rapti and Manwar among the district's topographic features (district industrial profile), and the Bakhira wetland, a Ramsar site of 2,894 hectares, lies in the district (Ramsar Sites Information Service). We did not read flood records. Ask the SDM or district disaster office for the past flood record of the parcel.

  • Ghaghra
  • Rapti
  • Kunwana
  • Bakhira wetland

๐Ÿ’ง Water

A 2023 CGWB aquifer-mapping report classes groundwater at 0 to 2 metres below ground as waterlogged and 2 to 5 metres as prone to waterlogging, without giving an area (CGWB aquifer-mapping report, 2023). The CGWB 2024 state assessment lists Sant Kabir Nagar for arsenic above limits in some samples and gives no district extraction figure (CGWB, December 2024). We found no sourced rainfall figure; IMD holds the normals, which we did not open. Test borewell water and check block status on CGWB.

  • Waterlogging
  • Arsenic

๐ŸŒพ Mandi price reference

Wholesale prices for Sant Kabir Nagar markets are published daily on the Agmarknet portal, which we did not open for this page. Crop income per acre is small beside a town-plot price, so value a parcel on location, flood record and permitted use.

Why investors look at Sant Kabir Nagar

Three reasons this desk includes Sant Kabir Nagar, with a plain note that this is a thin-evidence market.

Corridor access

The Gorakhpur Link Expressway, inaugurated in June 2025, passes through the district and joins the Purvanchal Expressway. We found no sourced price effect, so buy on today's access.

A Kabir heritage identity

Maghar is where Kabir lived, and the district carries his name. That could support homestay and retreat ideas, but we found no visitor figures, so size the idea before buying.

A wetland and a craft cluster

Bakhira is a Ramsar-listed wetland, and the industrial profile counts 200 brass-ware units at Bakhira Bazar. Both point to local activity, and the wetland's eco-sensitive zone is a land-use constraint to check.

STRAIGHT TALK

Risks & challenges in Sant Kabir Nagar

Read these before shortlisting in Sant Kabir Nagar specifically.

No farmland price evidence

We found no priced agricultural listing or official series. Do not rely on a district figure; collect registered deeds and the circle rate for the exact mauza.

Waterlogging

CGWB's 2023 aquifer-mapping report flags waterlogged and waterlogging-prone land. Ask for the monsoon water level and drainage history of the parcel.

River flood risk

The industrial profile names the Ghaghra and Rapti among the district's topographic features. We did not read flood records, so ask the district office for the parcel's record before paying an advance.

Conflicting official figures

Area ranges from 1,646 to 1,659.15 sq km across the pages we read, and tehsil and block counts vary by source. Use the Census district handbook for any figure you rely on.

Expressway alignment and acquisition

The Gorakhpur Link Expressway crosses the district. Check the parcel against alignment and service-road lines and the dates on any notice.

Wetland eco-sensitive zone

Bakhira Wildlife Sanctuary has an eco-sensitive zone of up to 1 km around its boundary (Ramsar record). Ask whether a parcel near the wetland falls inside it before planning construction.

NRI and OCI buyers

The RBI Master Direction bars NRIs and OCIs from buying agricultural land, plantation land or farm house land (RBI, updated September 2022). Families abroad with roots near Maghar should read the Uttar Pradesh page first.

Who to contact

Local revenue & registration offices

Agricultural-to-non-agricultural declarations under section 80 of the UP Revenue Code, and mutation, route through the Tehsildar and Sub-Divisional Officer of the relevant tehsil (Khalilabad, Mehdawal or Ghanghata). The district administration publishes land-record services on its portal, which we did not open. Sale-deed registration is handled by the local Sub-Registrar through IGRS UP, and khatauni extracts are on UP Bhulekh. Read the UP agricultural land rules guide before filing anything.

Internal guides

Data-currency note: the industrial profile mixes 2001 and 2010-11 figures and is internally inconsistent on area, the CGWB aquifer report is from 2023, and the CGWB 2024 assessment is state-level. Statements by the Chief Minister are reported as statements. Infrastructure items are as reported up to October 2026. No listing-site prices are used, and this is a general guide, not legal advice.
