District overview

Azamgarh โ€” a Purvanchal Expressway district with an airport and irrigated plain

Azamgarh is a district of 4,054 sq km and 46.1 lakh people at the 2011 Census, with 8.53% of residents in towns and about 1,138 people per sq km (Census 2011 tables). The CGWB profile puts it in eastern Uttar Pradesh on older alluvium, with 7 tehsils and 22 blocks. It is overwhelmingly rural and densely settled, so land buyers deal with many small village parcels rather than large blocks.

The buyer geography is not one metro. The Purvanchal Expressway runs 340.8 km from Chand Saray in Lucknow to Haydaria in Ghazipur and opened on 16 November 2021 (GKToday, November 2021), and the Gorakhpur Link Expressway has joined it inside the district since June 2025 (NBM&CW, June 2025). We found no sourced road distance to Lucknow, Gorakhpur or Varanasi, so check journey times for the village in question. The likely buyer is a family with roots in the region who wants a weekend farmhouse, an orchard or a retirement plot; we have no survey of who is actually buying.

The terminal building at Azamgarh Airport was one of 12 airport terminals listed for virtual inauguration during the Prime Minister's Azamgarh visit in March 2024 (IANS, March 2024). We found no operator or news source for the runway length, the airline or the present schedule, so check current services before planning a trip around it.

On the land side the district is heavily irrigated: the CGWB brochure gives a net sown area of 300,438 ha and a net irrigated area of 286,528 ha, about 95% (2010 crop data). We found no official or news price series for farmland here, and listing-site asking prices were removed from this page because they cannot be traced to registered deals. The one dated rule on rates is that district magistrates set minimum circle rates each August and may revise them mid-year (PTI via The Week, March 2025).

Compare the Uttar Pradesh state page for the ceiling, SC/ST land and NRI rules, and read our UP agricultural land rules guide before shortlisting a parcel.

What is moving prices in Azamgarh

Reported figures with the source of each named. Listing-site asking prices are not used.

Circle rates

District magistrates set the minimum rate per hectare or square metre for agricultural and non-agricultural land each August and can revise it mid-year (PTI via The Week, March 2025). As we read that report, its district lists do not name Azamgarh, and we did not find a village-wise Azamgarh table, so look up the mauza on IGRS UP before pricing an offer.

No price series

We found no official or news price series for farmland in Azamgarh. Asking prices on listing sites could not be traced to registered deals, so none is shown. Ask the seller for the khasra numbers and collect registered sale deeds for the same village before accepting any quote.

Expressway effect

The Purvanchal Expressway opened on 16 November 2021 (GKToday, November 2021). Sellers may expect a premium near its interchanges in Azamgarh, but we found no sourced price movement. A farm plot should be priced on what it can lawfully be used for today.

Units

Land records state area in hectares or square metres, and the Revenue Code limit itself is written as 5.0586 hectares (UP Revenue Code 2006). Convert any seller's quote to acres or square metres before comparing prices.

Airport and link road

The Gorakhpur Link Expressway, 91.35 km and โ‚น7,283.28 crore, was inaugurated in June 2025 (NBM&CW, June 2025), and the airport terminal was listed for inauguration in March 2024. Neither has a sourced price effect yet, so treat them as reasons to look, not as a premium to pay.

Circle rates and duty

Stamp duty and registration follow the state page, where the 7%, 6% and 1% figures are marked as not yet confirmed against the Stamp Department. No Azamgarh circle rate was read for this page, so check the rate for the village and sub-registrar area on IGRS UP before pricing an offer.

Connectivity

Agriculture & terrain

Soil, water & crops in Azamgarh

Azamgarh is heavily irrigated alluvial plain, with soil that changes within short distances.

๐ŸŒพ Cropped area

The CGWB brochure gives a net sown area of 300,438 ha and a net irrigated area of 286,528 ha, about 95%, on 2010 crop data. It does not rank individual crops, so ask the district agriculture office for current figures.

  • Rabi
  • Kharif
  • Zaid

๐Ÿ’ง Water

CGWB gives a normal annual rainfall of 1,031 mm and a groundwater development stage of 66.23% on 2009 data. Its resource table classes all 22 blocks as safe, yet the recommendations in the same brochure name Ahiraura, Atraulia, Azamgarh, Mehnagar and Palhani as over-exploited, so the two parts disagree. Conductivity of 2,190 to 3,140 micromhos/cm was recorded at Azamgarh, Chandeshwar, Bilariyaganj and Rani Ki Sarai. The 2024 state assessment lists Azamgarh for fluoride, nitrate, arsenic and uranium above limits (CGWB, December 2024). Ask for current block status and a water test.

๐ŸŒฑ Soils

CGWB describes older alluvial soils: sandy bhur, clay-rich matiyar, loamy dumat and karael, a poorly drained black soil in low ground. Soil type changes within a few kilometres, so test the actual plot.

  • Alluvial soil
  • Bhur
  • Matiyar
  • Dumat

๐ŸŒพ Mandi price reference

Wholesale mandi prices for Azamgarh-district markets are published daily on Agmarknet; we did not open that portal for this page. Farm income is modest beside the prices land can command near a road, so value a parcel on location and permitted use, and treat crop income as a separate question.

Why investors look at Azamgarh

Three reasons this desk includes Azamgarh, with an honest note that price evidence is thin.

An expressway and an airport

The Purvanchal Expressway runs through the district, the Gorakhpur Link Expressway joined it in June 2025, and the airport terminal was listed for inauguration in March 2024, which shortens the trip for buyers from Lucknow and Gorakhpur.

Irrigated, fertile plain

About 95% of net sown area is irrigated in CGWB's data, so land can be farmed while a buyer waits. The data is from 2010 and the groundwater picture needs a current check.

Priced on use, not hype

With no sourced price series, the case for Azamgarh rests on access and patience. Price a parcel on what it can lawfully be used for today.

STRAIGHT TALK

Risks & challenges in Azamgarh

Read these before shortlisting in Azamgarh specifically.

Thin price evidence

We found no official or news price series for farmland here. Collect registered comparables for the village before making an offer.

Alignment and acquisition risk

Expressway links and interchanges can acquire land. Ask for the current alignment and any section notifications.

Flood and drainage

Azamgarh is a flat alluvial plain and we found no district flood-history source. Check ground level and local flood experience for low parcels.

Fragmented holdings

At about 1,138 people per sq km in 2011, holdings may be small and shared between heirs. Check mutation history and joint-holder consent.

Conversion rules in transition

The 2026 ordinance changes how conversion works inside notified development areas. Confirm whether it is now an Act and what applies to your village, and do not build on land with no conversion record.

Standard UP checks still apply

Section 89(2) of the Revenue Code bars a purchase that takes a buyer above 5.0586 hectares in Uttar Pradesh, about 12.5 acres (UP Revenue Code 2006). SC/ST permission rules and the bar on NRIs and OCIs buying agricultural land (RBI, updated September 2022) apply as on the state page.

Who to contact

Local revenue & registration offices

Mutation, land-use declarations and holding-limit queries route through the tehsildar and Sub-Divisional Officer of the relevant tehsil (Azamgarh, Burhanpur, Lalganj, Mehnagar, Nizamabad, Phulpur or Sagri per the Census 2011 tables). Sale-deed registration is handled by the local Sub-Registrar; records are searched on UP Bhulekh and IGRS UP, and we did not open either portal for this page.

Data-currency note: population and area are Census 2011 figures. The CGWB brochure uses 2009 resource data and 2010 crop data, and its block table conflicts with its own recommendations. Infrastructure items are as reported up to October 2026. No listing-site prices are used, and this is a general guide, not legal advice. Report inaccuracies to wiki@farmlandindia.com.
