District overview

Gonda — sugarcane and Ghaghra-plain farmland in north-eastern UP

Gonda is a district of north-eastern Uttar Pradesh on the Ghaghra plain. The district industrial profile gives 4,003 sq km, four tehsils (Gonda, Mankapur, Colonelganj and Tarabganj) and 16 blocks (district industrial profile), while the CGWB profile gives 3,987 sq km (CGWB profile), so treat the area as a figure to confirm. The 2011 Census count was 34,33,919 (Census 2011 district table). The profile names the Ghaghara, Saryu, Kuwano, Bisuha, Manwar, Chandai and Terhi as the district's rivers.

The economy is farm and sugar led. The industrial profile lists four sugar mills, at Datauli, Babhnaan, Maizapur and Kastuva, and ICAR-CRIDA describes sandy loam on 62% of the area and sandy soil on 37.2% (ICAR-CRIDA). For a land buyer that means a market with little organised supply, and we found no sourced price evidence for it.

Infrastructure is mostly documents rather than roads so far. Land acquisition for the eastern part of the Gonda bypass on NH-330 was notified in April 2026, and a six-lane Gonda–Balrampur route is awaiting approval. We found no commercial airport and no sourced distance to Lucknow or Ayodhya, so check live routes. We found no per-acre price series, so this page quotes none. Read the UP land-rules guide and the Uttar Pradesh state page before shortlisting.

What is moving prices in Gonda

Reported figures with the source of each named. Listing-site asking prices are not used.

Why there is no price table

Asking prices from listing sites were removed from this page because they cannot be traced to registered deals. We found no registered-rate, collector-rate or news series for farmland in Gonda. Collect registered sale deeds for the same village and read the village circle rate on IGRSUP before pricing an offer.

Circle rates

District magistrates set minimum land rates each year and can revise them mid-year (PTI via The Week, March 2025). That report named districts where revision was ongoing or due and did not name Gonda; it said 37 others had finished without naming them. We did not open the Gonda rate table, so no figure is given. Stamp duty follows the state page, which carries a CONFIRM flag.

Gonda bypass on NH-330

The 1 April 2026 gazette covers km 19.65 to 28.15 of the eastern part of the bypass and lists 15 villages, among them Indrapur, Turkoliya, Bhatwalia, Turkadeeh, Dhanoli, Mahadev, Sonikapur and Ummedjot (Gazette of India, April 2026). We found no compensation rate or price movement for these villages.

Six-lane route under design

Patrika reported in January 2026 a roughly 65 km route, of which about 8 km falls under the Ayodhya Ring Road, and said an earlier four-lane proposal in 2023 was not approved because traffic pressure was judged insufficient (Patrika, January 2026). Roadside asks can move on an announcement before any acquisition notice, so wait for the notification.

Sugar base

The district industrial profile lists four sugar mills (district industrial profile). Cane demand supports farm income, but we have no sourced figure for it, so price a parcel on use and access.

Units

UP land is quoted in several local units whose size differs from district to district, so this page quotes only in acres and square yards. Khatauni records show area in hectares or square metres; convert any seller's quote before comparing.

Connectivity

🛣 Two road items with documents behind them

The NH-330 bypass and the six-lane proposal are the two road items we could trace to a gazette or a dated report. One is at land-acquisition stage and the other is awaiting approval, so price land on today's roads. See our UP land-rules guide for who may buy.

Land acquisition notified

Gonda bypass, NH-330 eastern part

A Ministry of Road Transport and Highways gazette of 1 April 2026 authorises competent authorities to acquire land for four-laning km 19.65 to 28.15 with paved shoulders and schedules 15 villages in Gonda district (Gazette of India, April 2026). No cost or completion date was given.

Design submitted · approval awaited

Gonda–Balrampur six-lane highway

Reported in January 2026: about 65 km in all, with about 8 km under the Ayodhya Ring Road and a 57 km stretch through Gonda city to Balrampur, with a planned extension toward the Gorakhpur–Shamli Expressway. The design had gone to the Union road ministry and work would begin only after approval (Patrika, January 2026).

Policy change · 2026

Land-use declaration under section 80

A 2026 amendment treats a building or layout approval in notified development and industrial areas as the declaration of non-agricultural use (PRS; TeamLease RegTech). Confirm how it applies to a village before relying on it.

Agriculture & terrain

Soil, water & crops in Gonda

Gonda is flat, sandy-loam Ghaghra plain with a shallow water table; the water questions are quality and waterlogging rather than depth.

🌾 Land and crops

The ICAR district plan gives a geographical area of 401.1 thousand hectares, of which 292.3 thousand is cultivable and 12.9 thousand is forest (ICAR-CRIDA). Its production figures are 2004-08 averages and read as garbled in extraction, so we give none. Take village-level crop data from the district agriculture office.

  • Sandy loam
  • Ghaghra plain

💧 Water

ICAR-CRIDA gives normal rainfall of 1,166.8 mm, with 1,029.8 mm in June to September; the CGWB profile gives 1,151.8 mm (CGWB profile). The profile puts groundwater at about 95% of irrigation and the stage of development at 79.30% as of 31 March 2004, with 15 blocks safe and Padri Kripal semi-critical at 97.54%. Water levels in 2008 were 2.97 to 5.20 m below ground before the monsoon and 1.36 to 2.66 m after. These data are old; ask for the block's current category.

🟫 Soil and quality

ICAR-CRIDA describes sandy loam on 62% of the area and sandy soil on 37.2%. The CGWB profile lists waterlogging as a major issue and records arsenic above 50 ppb in three blocks and iron up to 3.6 mg per litre at Colonelganj. The 2024 CGWB state report still lists Gonda for arsenic above 10 ppb (CGWB, December 2024).

🌾 Mandi price reference

Wholesale prices for district mandis are published daily on the Agmarknet portal; we did not open it for this page. Farm income is only part of value here, so price a parcel on location and access rather than yield, and read the arsenic and waterlogging notes above before you plan a borewell.

District report — Gonda

Farmland India view

Why investors look at Gonda

Three reasons this desk includes Gonda, with a plain note that price evidence is missing and the infrastructure is still at the document stage.

Working farmland, shallow water table

Sandy-loam alluvium with groundwater 2 to 5 m below ground before the monsoon (older CGWB data) means depth is rarely the limit; water quality is.

A sugar-mill economy

The district industrial profile lists four sugar mills, which anchor cane demand and local jobs in the district.

Infrastructure still on paper

The NH-330 bypass is at land-acquisition stage and the six-lane route awaits approval, so any upside is a possibility, not a plan.

STRAIGHT TALK

Risks & challenges in Gonda

Read these before shortlisting in Gonda specifically.

No sourced price series

We found no official or news price series for farmland here. Collect several registered comparables and the IGRSUP circle rate before negotiating.

Arsenic and water quality

The CGWB profile records arsenic above 50 ppb in three blocks and iron at Colonelganj, and its 2024 state report lists Gonda for arsenic above 10 ppb. Test any borewell before building a house.

Waterlogging and salinity

The CGWB profile names waterlogging as a major issue and soil salinity as common on the Ghaghra plain. Check the plot level against the nearest road and ask for a local drainage history.

Conversion and ceiling rules

Farmhouse or homestay use means a section 80 declaration, and the section 89(2) purchase limit of about 12.5 acres applies (UP Revenue Code text, IGRS UP). SC/ST transfer rules and the NRI bar on agricultural land (RBI, updated September 2022) also apply; see the state page.

Proposed alignments

Land for the bypass is under notification and the six-lane Gonda–Balrampur route is at design stage. A parcel on either could be acquired, and an advance paid on an announcement could be lost.

Area and record conflicts

Sources give the area as 4,003 sq km and 3,987 sq km. Confirm the tehsil, village and khatauni on UP Bhulekh for any parcel.

Data age

The CGWB groundwater stage dates from 2004 and the ICAR production figures from 2004-08. Ask for the latest block category.

Who to contact

Local revenue & registration offices

Mutation, khatauni extracts and record corrections for Gonda are handled at the tehsil (Colonelganj, Gonda, Mankapur and Tarabganj), with the District Magistrate's office as the district authority. Section 80 declarations go to the Sub-Divisional Officer. Land for the bypass is acquired under the National Highways Act by the competent authorities named in the gazette. Sale-deed registration is at the local Sub-Registrar, and records are on UP Bhulekh and IGRSUP; we did not open either portal for this page. Confirm the exact office for your village with the District Magistrate's office.
