Land law is state law. These rules are maintained on the Uttar Pradesh page and apply to every district within it.
Jaunpur — land purchase legal rules
⚠ Two checks come before any advance in Uttar Pradesh: the Revenue Code limit of 5.0586 hectares (about 12.5 acres) on what one person can acquire by purchase or gift, and the registry position in the DNGIR villages near Noida, where a purchase halt was reported in January 2024 and no later word was found. UP Revenue Code 2006, section 89; Sakshi Post, January 2024.
Who can buy agricultural land? The Revenue Code sections we read set a size limit (section 89) and special rules for land held by Scheduled Caste and Scheduled Tribe members (sections 98 and 99). None asks the buyer to be a farmer or to live in the state (UP Revenue Code 2006, IGRS UP). We did not read the whole tenure chapter, so ask the Sub-Registrar whether anything further applies. The Code repealed the Zamindari Abolition and Land Reforms Act 1950 when it was enforced on 18 December 2015 (SCC Online, February 2016).
Holding limit: section 89(2) of the Code bars a purchase or gift that would take the buyer's total holding in Uttar Pradesh above 5.0586 hectares, about 12.5 acres on our conversion (UP Revenue Code 2006). Under the earlier Act the Supreme Court read a company as a person for this limit and let the excess vest in the State (Oswal Fats and Oils, April 2010). The separate 1960 Ceiling Act caps total holdings; the India Code text gives 7.30 hectares of irrigated land for a family of five or fewer, with additions for larger families, and the text mixes acres and hectares, so the current schedule needs checking (India Code).
DNGIR villages: the Dadri-Noida-Ghaziabad Investment Region covers 84 notified villages, 63 in Bulandshahr and 21 in Gautam Buddh Nagar, notified in October 2024 (Swarajya, July 2026). In January 2024 a Noida Authority letter to the Stamp Department halted purchase and sale in the proposed villages, with registration of agricultural land needing the Authority's consent (Sakshi Post, January 2024). Two July 2026 reports on acquisition by mutual consent do not mention the halt (Millennium Post, July 2026), so ask the Noida Authority or the District Magistrate's office whether it still applies to a given village.
Scheduled Caste and Scheduled Tribe land: a Scheduled Caste bhumidhar needs the Collector's previous written permission to transfer land to a non-Scheduled Caste buyer (section 98), and a Scheduled Tribe bhumidhar may not transfer to a non-Scheduled Tribe buyer (section 99) (UP Revenue Code 2006). The Allahabad High Court described a transfer without the permission as void in Omwati v District Collector, Pilibhit, November 2022.
NRI & OCI buyers: the Reserve Bank's Master Direction under FEMA 1999 excludes agricultural land, plantation land and a farm house from what NRIs and OCIs may buy or receive as a gift (paragraphs 3.1.1 and 3.1.2). Inheritance is covered separately in paragraphs 3.1.3 and 3.1.4, without that exclusion (Reserve Bank of India Master Direction FED 12/2015-16).
- Revenue Code 2006
- Purchase limit: 5.0586 ha
- DNGIR: 84 villages
- SC land: Collector permission
- NRI agri: barred (FEMA)
- Ceiling Act 1960
Jaunpur — district-specific notes
The full Uttar Pradesh legal framework on the state page (ceiling, stamp duty, SC/ST land, NRI rules) applies to Jaunpur in full. The notes below are specific to this district and are not repeated from the state page.
⚠ Flood exposure is a real question. The ICAR-CRIDA plan lists drought and flood among the district's hazards (ICAR-CRIDA), and the Gomti and Basuhi divide the district into roughly four equal parts (district portal). In early October 2026 the Gomti was reported to be rising at Lucknow, upstream, with crops of about 3,500 farmers submerged in that district (UNI, October 2026). We found no sourced flood level for Jaunpur itself. Ask any seller for the parcel's flood history, and visit between July and September as well as in the dry season.
⚠ Groundwater quality needs a test. The CGWB 2024 assessment lists Jaunpur among districts with nitrate above 45 mg per litre and uranium above 30 ppb in some samples (CGWB, December 2024). It gives state totals of 836 blocks (566 safe, 165 semi-critical, 46 critical, 59 over-exploited) but no district block table, so ask for the block's current category and test the water before you price a borewell-dependent plan.
⚠ Do not accept "Purvanchal Expressway land" at face value. The expressway runs through nine districts (Lucknow, Barabanki, Amethi, Sultanpur, Ayodhya, Ambedkar Nagar, Azamgarh, Mau and Ghazipur) and Jaunpur is not among them (Indian Infrastructure, August 2020). It was inaugurated in November 2021 (Indian Infrastructure, November 2021). A listing that calls Jaunpur land "on the expressway" should name the interchange and the distance to it, and you should measure that distance yourself.
⚠ Check which ceiling provision your lawyer is applying. Section 89(2) of the UP Revenue Code 2006 bars acquiring by purchase or gift a holding above 5.0586 hectares, about 12.5 acres (UP Revenue Code text, IGRS UP), and the 1960 Ceiling Act is a separate law with its own limit (see the state page). Section 80 governs declarations of non-agricultural use, decided by the Sub-Divisional Officer within 45 working days (India Code) and amended in 2026 (PRS, Ordinance 14 of 2026). Confirm the current text before relying on any of it.

District overview
Jaunpur — a Gomti–Sai farming plain near Varanasi, close to the Purvanchal Expressway but not on it
Jaunpur is a Purvanchal district in the Varanasi division. The district portal gives its area as 4,038 sq km and names the Gomti and Sai as its main rivers, with the Varuna, Basuhi, Pili, Mamur and Gangi among the smaller ones; the Gomti and Basuhi split the district into roughly four equal parts (district portal). The portal says the local economy depends mainly on agriculture, with industry emerging along the Varanasi–Jaunpur highway: a cotton mill near Karanja Kala and about 85 units at Satahariya (district portal). Tehsil and population figures could not be checked against an official page, so this page gives none.
Farming is intensive. ICAR-CRIDA's contingency plan shows a net sown area of 279,051 hectares and a cropping intensity of 166.39%, with wheat on 206,574 hectares, rice on 142,374 and maize on 45,116 (ICAR-CRIDA). Irrigated area is about 244,764 hectares, mostly from bore wells. The plan lists drought and flood among the hazards, and saline loams cover 41.4% of the district's soil area, so soil and water tests belong in any offer.
The Purvanchal Expressway is the headline name nearby, yet it runs through nine other districts, not Jaunpur (Indian Infrastructure, August 2020). The likeliest buyers here are from Varanasi, whose airport is about 40 km from Jaunpur (district portal). We found no sourced per-acre price for Jaunpur, so this page has no price band. Read the UP land-rules guide and the Uttar Pradesh state page before shortlisting.

Market & connectivity
What is moving prices in Jaunpur
What evidence exists and what does not. Treat any price quoted to you as unconfirmed until it is matched to registered deeds.
Why there is no band
Listing portals show Jaunpur farmland mostly in local units, and their own per-acre conversions disagree with one another, so no listing figure is used here. We found no registered-rate, collector-rate or news price series either. Rather than choose a number, this page gives no band.
Circle rates
District magistrates set minimum land rates each year and can revise them mid-year (PTI via The Week, March 2025). That report named no Jaunpur revision, so we cannot say what changed here, and we did not open the Jaunpur rate table. Check the village rate on IGRS UP.
Industry along the Varanasi highway
The district portal says industry is emerging along the Varanasi–Jaunpur highway, with a cotton mill near Karanja Kala and about 85 units at Satahariya making goods from flour and beverages to steel and aluminium (district portal). We found no sourced price effect from it.
How to price a parcel
Ask the seller for registered sale deeds of neighbouring plots from the last two years and compare per-acre rates in the same village. IGRS UP publishes circle rates by locality; stamp duty follows the state page, which carries a CONFIRM flag.
Flood-plain discount to test
Parcels near the Gomti and Sai carry flood risk, while higher ground does not. No source measured the price gap, so test it with deeds from both settings instead of assuming one.
Land units
Jaunpur listings are often in local units whose size differs from district to district and even between portals. This page quotes per acre throughout. Ask for the size in sq yd or sq m from the record and convert before comparing offers.
Connectivity
How Jaunpur connects — road, rail, air and expressways
Jaunpur's likeliest buyers are in Varanasi, its nearest large city and airport, about 40 km away on the portal's figure. No surveyed road distances were opened for this page. Journey times vary with traffic and road works.

🛣 Purvanchal Expressway — nearby, not in the district
The 341 km, six-lane Purvanchal Expressway was inaugurated in November 2021, running from Chandsarai in Lucknow district to Haidaria in Ghazipur (Indian Infrastructure, November 2021). It passes through nine districts, and Jaunpur is not among them (Indian Infrastructure, August 2020). Our Uttar Pradesh land-rules guide covers the buying rules.

Purvanchal Expressway
A 341 km, six-lane road (expandable to eight) from Lucknow to Ghazipur, inaugurated in November 2021 at an estimated cost of Rs 224.96 billion (Indian Infrastructure, November 2021). Jaunpur is not one of its nine districts, so any benefit comes through connecting roads.
Varanasi–Jaunpur highway
The district portal says industry is emerging along this road, and its bus stand runs services to Varanasi, Lucknow, Gorakhpur and Allahabad (district portal; district portal). We found no widening project.
Varanasi Airport
Lal Bahadur Shastri Airport at Babatpur, Varanasi, is about 40 km from Jaunpur on the district portal's figure and is the district's nearest scheduled airport (district portal).
Land-use declaration under section 80
A 2026 amendment treats a building or layout approval in notified development and industrial areas as the declaration of non-agricultural use (PRS; TeamLease RegTech). Confirm how it applies to a village before relying on it.
Agriculture & terrain
Soil, water & terrain in Jaunpur
Jaunpur is a high-intensity Gomti–Sai plain — rice and wheat on saline loams and loams, bore-well-led irrigation, and flood and drought listed as hazards.
🌾 Cropped area
ICAR-CRIDA's plan (data year not stated; the file is dated 2012) gives wheat on 206,574 hectares, rice on 142,374, maize on 45,116 and a net sown area of 279,051 hectares with a cropping intensity of 166.39%. Soils are saline loam and clay loam (41.4%), loam, sandy loam and alluvial (34.21%) and sandy soil (24.34%) (ICAR-CRIDA). The Soil Health Card portal holds village-level data; we did not open it.

💧 Water
Normal annual rainfall is about 1,098 mm over 46 rainy days, with 985 mm in the monsoon. Of about 244,764 hectares irrigated, bore wells supply roughly 73% and canals roughly 27% (our arithmetic from the plan's table) (ICAR-CRIDA). The CGWB 2024 assessment lists nitrate and uranium above limits in some Jaunpur samples (CGWB, December 2024). Confirm the block's current category before relying on a borewell.
🌊 Gomti and Sai floods
The Gomti and Sai are the main rivers, and the Gomti and Basuhi split the district into roughly four equal parts (district portal). The plan lists drought and flood among the hazards (ICAR-CRIDA). In early October 2026 the Gomti was rising at Lucknow, upstream (UNI, October 2026). Ask for flood history on any plot near a river.

🌾 Mandi price reference
Wholesale prices for district mandis are published daily on the Agmarknet portal; we did not open it for this page. Farm income per acre is modest, so price a parcel on its location, water and access.
At a glance
Jaunpur: price evidence at a glance

*No per-acre price series was found for any row, so none is shown. Nothing here is a valuation.
Farmland India view
Why investors look at Jaunpur
Three reasons this desk includes Jaunpur, with an honest note that no price has yet been sourced.
Close to Varanasi
Varanasi's airport is about 40 km from Jaunpur on the district portal's figure (district portal), which suits buyers who want land near a major city and a cultural base. Whether that closeness is priced in is unknown.
Irrigated, high-intensity farming
A cropping intensity of 166.39% and bore-well and canal irrigation across most of the net sown area mean land that already produces two crops (ICAR-CRIDA). Soil and groundwater vary by block, so test both.
Crops with local evidence
Wheat, rice and maize are grown on large areas, and industry along the Varanasi–Jaunpur highway gives some local employment. We found no sourced horticulture or orchard data for the district, so an orchard plan needs its own checks.
Confirm flood history, expressway distance and record classification directly — these are not certified by Farmland India's review.
STRAIGHT TALK
Risks & challenges in Jaunpur
Read these before shortlisting in Jaunpur specifically.
No price evidence
No sourced per-acre figure was found. Insist on registered deeds for the same village before accepting any asking price.
Flood-plain exposure
ICAR-CRIDA lists flood and drought as hazards and the Gomti was rising upstream in early October 2026. Ask for flood history and avoid low ground without it.
Groundwater quality
CGWB lists nitrate and uranium above limits in some Jaunpur samples (CGWB 2024). Check current block status and test borewell water on the parcel.
Expressway mislabelling
The Purvanchal Expressway does not run through Jaunpur. Insist that any expressway-facing claim names the interchange and distance.
Saline soils
ICAR-CRIDA records 41.4% of the district's soil area as saline loam and clay loam. Test the soil before planning crops.
Dated and conflicting data
The ICAR plan carries no data year, the district portal gives no tehsil or population figures we could open, and the CGWB document is state-level. Confirm with the tehsil and CGWB.
Ownership and ceiling rules
The 12.5-acre purchase limit under section 89(2) of the Revenue Code, SC/ST transfer rules and the NRI bar on agricultural land (RBI, updated September 2022) apply in full. Review the khatauni history and the buyer's total holdings, and confirm the current Revenue Code wording.
Who to contact
Local revenue & registration offices
Mutation and land-use questions, including declarations of non-agricultural use, route through the SDM office of the relevant tehsil — Jaunpur, Badlapur, Shahganj, Machhlishahr, Mariahu or Kerakat; the portal's tehsil page did not open, so confirm which one holds your village. Sale-deed registration is handled by the local Sub-Registrar, and records and circle rates can be checked on UP Bhulekh and IGRS UP. Expressway questions go to UPEIDA, and any plotted scheme should be looked up on UP RERA before payment. We did not open those portals for this page.

COMMON QUESTIONS
Frequently asked questions
Everything buyers, NRIs and investors ask before their first reviewed farmland purchase in Jaunpur.
Visit full wiki01 of 04
What does land cost in Jaunpur?
We publish no per-acre band, because listing-site figures are in local units, disagree with one another and could not be traced to registered deeds, and we found no official or news series. Compare registered deeds for the same village and the circle rate on IGRS UP before accepting any ask.
02 of 04
Is Jaunpur on the Purvanchal Expressway?
No. Indian Infrastructure's route report lists nine other districts on the 341 km expressway (August 2020). Ask any seller claiming expressway frontage to name the interchange and the distance.
03 of 04
Does Jaunpur flood?
ICAR-CRIDA's contingency plan lists flood and drought among the district's hazards. The Gomti was rising at Lucknow, upstream, in early October 2026 (UNI), and we found no sourced flood level for Jaunpur itself.
04 of 04
Is groundwater a concern in Jaunpur?
The CGWB 2024 assessment lists Jaunpur among districts with nitrate above 45 mg per litre and uranium above 30 ppb in some samples. It gives no district block table, so check the block's current category and test the water.
