District overview

Hamirpur — Bundelkhand farmland at the Yamuna–Betwa confluence, 67 km from Kanpur

Hamirpur is a district in the Chitrakoot Dham division of southern Uttar Pradesh, where the Yamuna and the Betwa meet (district portal). It covers 4,121.9 sq km and, on the portal's account, was the third least populous district in the state at the 2011 Census, after Mahoba and Chitrakoot; the portal's own count is 1,042,374 for the 2001 Census. There are four tehsils (Hamirpur, Maudaha, Rath and Sarila) and seven blocks (Gohand, Kurara, Maudaha, Muskara, Rath, Sarila and Sumerpur). The district borders Jalaun, Kanpur and Fatehpur to the north, Banda to the east, Mahoba to the south and Jhansi and Jalaun to the west (district profile).

The land is farmed in wheat, pulses and oilseeds, and water is the defining issue. ICAR-CRIDA's draft district plan gives normal rainfall of 850.7 mm and shows 159.5 thousand hectares rainfed within a 294.2 thousand-hectare net sown area (ICAR-CRIDA). The district portal says coarse sand from the Betwa banks is exported to other parts of the state. For a land buyer that means thin demand and few comparables, with water and river-side exposure the main risks.

The buyer geography is Kanpur, 67 km away on the district portal's figure, with Orai and Mahoba 85 km and Banda 95 km. NH 86, the Kanpur–Hamirpur–Sagar road, runs through the district. The Bundelkhand Expressway also runs through it and a Kanpur–Kabrai highway was approved in July 2026, but neither has a sourced effect on local land prices, and we found no sourced price series for Hamirpur farmland.

Market & connectivity

What is moving prices in Hamirpur

Project status with the source of each named, and a note on what price evidence does not exist.

No sourced price series

We found no official or news price series for Hamirpur farmland, and no listing-site figure we could trace to a registered deed, so this page proposes no per-acre band. Ask a seller for the last registered sale in the same village, and compare it with the village circle rate on IGRS UP.

Why we do not quote a trend

Without a price history, circle rates read from IGRS UP or a second independent source, this page gives neither a price band nor a direction of travel.

Bundelkhand Expressway

The PMO's release before the inauguration describes a 296 km four-lane expressway from near Gonda village in Chitrakoot district to Kudrail in Etawah district, passing through seven districts including Hamirpur, at roughly Rs 14,850 crore, with an option to widen to six lanes (PMO, July 2022). The Quint reports it was inaugurated on 16 July 2022 at Kaitheri village in Jalaun (The Quint, July 2022). We found no sourced evidence of its effect on Hamirpur land prices.

Kanpur–Kabrai highway

NBM&CW, July 2026 reports a 117.7 km four-lane, access-controlled corridor from Kanpur to Kabrai at Rs 7,145.14 crore in BOT toll mode, cutting travel time between the two from 3.5 hours to 1.5 hours. The article lists Hamirpur among logistics nodes but names no alignment, so we do not know where the road touches the district.

Betwa sand

The district portal says coarse sand from the Betwa banks is exported to other parts of Uttar Pradesh (district portal). Land beside a river may carry sand-lease, riverbank and flood-line questions, so ask for the lease and water-line position in writing for any parcel near the Betwa or Yamuna.

Circle rates and stamp duty

District magistrates set minimum land rates each year (PTI via The Week, March 2025), and that report lists Hamirpur among the districts where a revision was underway. We did not open the Hamirpur village rate list on IGRS UP, so no circle rate is quoted. Stamp duty follows the state page, where the base rates remain unconfirmed.

Connectivity

How Hamirpur connects — road, rail and air

Hamirpur's outside buyers come mainly from Kanpur, 67 km away on the district portal's figure. Journey times vary with traffic and road works.

🛣 Bundelkhand Expressway

The Bundelkhand Expressway (about 296 km, four lanes with an option to widen to six) runs from near Gonda village in Chitrakoot district to Kudrail in Etawah district, where it joins the Agra–Lucknow Expressway, and passes through Hamirpur (PMO, July 2022). See our UP land-rules guide for who may buy. The interchange closest to a given parcel was not confirmed, so check it on the expressway authority's alignment map.

Agriculture & terrain

Soil, water & crops in Hamirpur

Hamirpur is borewell-and-rainfed farming, with wheat, pulses and oilseeds; more than half the net sown area has no irrigation.

🌾 Cropped area

ICAR-CRIDA's draft district plan (ICAR-CRIDA) gives a net sown area of 294.2 thousand hectares, a gross cropped area of 345.1 thousand hectares and a cropping intensity of 117.33%. Major crops in 2011-12 were wheat (105.84 thousand hectares), pulses (160.988 thousand) and oilseeds (47.085 thousand). For village-level soil data, ask the district agriculture office for the Soil Health Card result.

  • Wheat
  • Pulses
  • Oilseeds

💧 Water

ICAR-CRIDA gives normal rainfall of 850.7 mm, of which 768.7 mm falls in the south-west monsoon. Net irrigated area is 134.7 thousand hectares (bore wells 57.1%, canals 21.4%, open wells 17.3% and tanks 4.2% of irrigated area) and 159.5 thousand hectares are rainfed. CGWB's December 2024 report lists Hamirpur for electrical conductivity above 3,000 µS/cm and nitrate above 45 mg/L at some sampling points (CGWB 2024). We did not find current block-wise groundwater categories.

🟫 Soil and geology

The ICAR-CRIDA plan lists rakar, parwa, kabar and maar soils, the Bundelkhand types, without area figures. Soil type changes quickly within a village, so a Soil Health Card test beats a district average.

  • Kabar
  • Parwa

🌾 Mandi price reference

Wholesale prices for Hamirpur-district markets are published daily on the Agmarknet portal, which we did not open for this page. Farm income depends on rainfall and irrigation here, so price a parcel on water, access and river exposure, not on yield.

Why investors look at Hamirpur

Three reasons this desk includes Hamirpur, with an honest note that water risk and thin evidence are the trade-offs for a low entry price.

Thin, unpriced market

We found no sourced price series for Hamirpur farmland. That can leave room to negotiate, but a buyer then has to build comparables from registered deeds.

An expressway already open

The Bundelkhand Expressway has run through the district since July 2022, and a Kanpur–Kabrai highway was approved in July 2026, so connectivity to Kanpur and the corridor is improving on reported timelines.

Kanpur within a day trip

Kanpur is 67 km away on the district portal's figure, which suits an agri-business holding or a long-term land-banking position near a large industrial city.

STRAIGHT TALK

Risks & challenges in Hamirpur

Read these before shortlisting in Hamirpur specifically.

Rainfed land

159.5 thousand hectares of the net sown area is rainfed (ICAR-CRIDA). Check borewell yield and a Soil Health Card result before assuming irrigation.

River-side and sand-lease exposure

Land near the Betwa or Yamuna can carry flood-line, riverbank and sand-lease questions. Ask for the khatauni and a written position from the district office.

Wrong-Hamirpur risk

Himachal Pradesh also has a Hamirpur district. Confirm the state on the khasra, the Sub-Registrar office and the sale deed.

Thin price evidence

No price series was found and no circle rates were read. Collect registered comparables before negotiating.

Water quality

CGWB's December 2024 report lists Hamirpur for electrical conductivity above 3,000 µS/cm and nitrate above 45 mg/L at some points. Test borewell water before building.

Announced is not delivered

The Kanpur–Kabrai highway was approved in July 2026 and its route through Hamirpur is unconfirmed. Price on today's fundamentals.

Conversion and ceiling rules

Farmhouse or homestay use means a section 80 declaration to the Sub-Divisional Officer, or the approval route in notified development areas after the 2026 amendment. The 12.5-acre purchase limit under section 89(2) applies (IGRS UP copy of the Code); see the state page.

Who to contact

Local revenue & registration offices

Mutation, khatauni extracts and record corrections for Hamirpur are handled at the tehsil (Hamirpur, Maudaha, Rath and Sarila), with the District Magistrate's office as the district authority; the district profile lists the tehsils and blocks. Section 80 declarations go to the Sub-Divisional Officer. Sale-deed registration is at the local Sub-Registrar, land records are on UP Bhulekh and IGRS UP, and plotted layouts should be checked against the state RERA register; we did not open those portals for this page. Confirm the exact office for your village with the District Magistrate's office.
