District overview

Fatehpur — a Ganga–Yamuna Doab district on the Kanpur–Prayagraj corridor

Fatehpur is a district of 4,152 sq km in Uttar Pradesh, with the Ganga as its northern boundary and the Yamuna as its southern one (district portal). The portal gives 2,632,733 people at the 2011 Census, while the district industrial profile prints 2,532,684 for the same year. The profile lists three tehsils (Fatehpur, Bindki and Khaga) and thirteen blocks, among them Airaya, Haswa, Hathgam, Khajuha and Malwan (district industrial profile).

The buyer geography is Kanpur, 76 km away by rail on the district portal's count, with Prayagraj 117 km by rail; the portal says the district is well connected to both by train and road. The industrial profile counts 146 km of national highway and 88 km of rail line (2010-11) but does not name the highways, and it lists no large-scale industry, only small units led by repair and servicing and by agro-based work. That makes Fatehpur a plausible weekend-farmhouse and agri-business district for buyers from Kanpur, and not an airport or expressway story.

On the land side Fatehpur is a wheat district. ICAR-CRIDA's plan gives wheat on about 169,600 ha and rice on about 79,800 ha (2011-12), with gram and pigeon pea behind. We found no sourced per-acre price series for farmland. Read the UP land-rules guide and the Uttar Pradesh state page before shortlisting, and treat any farmland price quoted to you as unproven until registered deeds back it.

What is moving prices in Fatehpur

What evidence exists and what does not. Treat any price quoted to you as unconfirmed until it is matched to registered deeds.

No sourced price series

We found no official or news price series for Fatehpur farmland, and no listing-site figure we could trace to a registered deed, so this page proposes no per-acre band. Ask a seller for the last registered sale in the same village and compare it with the village circle rate on IGRS UP.

Plotted land

Plots at town edges such as Bindki are a different product from farmland, and we found no sourced per-sq-yd series for them either. Do not read a plot quote as a farmland price.

Industry in the district

The industrial profile lists no large-scale unit and counts small units led by repair and servicing (3,863) and agro-based work (2,171) in 2010-11 (district industrial profile). The data are over a decade old; they show the shape of local demand, not its present size.

Wheat income

ICAR-CRIDA's plan gives wheat on about 169,578 ha and rice on about 79,782 ha (2011-12), so crop income is available while land is held. Farm income should not be used to justify a high price; price on location, soil, water and access.

Area in the records

Khatauni records show area in hectares or square metres. Ask a seller to quote in acres or square metres from the record, so that two offers can be compared like for like.

Circle rates and duty

District magistrates set minimum land rates each year and may revise them mid-year (PTI via The Week, March 2025); that report does not name Fatehpur among the districts it lists as pending or underway. We did not open the Fatehpur village rate list on IGRS UP, so no circle rate is quoted. Stamp duty and registration follow the state page, where the base rates remain unconfirmed.

Connectivity

How Fatehpur connects — Kanpur and Prayagraj first, then rail

Fatehpur's buyer base is Kanpur, 76 km away by rail, with Prayagraj 117 km by rail (district portal). Journey times vary with traffic and road works.

🛣 Highway and rail, not an expressway

The Ganga Expressway, inaugurated on 29 April 2026, crosses 12 districts, and Fatehpur is not among them (AIR News, April 2026). We found no other expressway interchange inside the district, so the case for land here rests on Kanpur-side demand, farm income and long-term holding. See our UP land-rules guide for the rules that apply before buying.

Operational

National highways

The industrial profile counts 146 km of national highway and 72 km of state highway in the district (2010-11) without naming them (district industrial profile). These are working roads, not new projects.

Operational

Rail line

The profile counts 88 km of rail line in the district (2010-11), and the district portal says Fatehpur is well connected to Kanpur and Prayagraj by train (district portal). We did not open a station-level timetable.

Policy change · March 2026

Simplified land-use conversion

A March 2026 cabinet ordinance (Free Press Journal, March 2026) made an approved building plan count as the conversion declaration in development, industrial and regulated areas. A compliance bulletin reports it notified as an Act on 13 August 2026 (TeamLease RegTech, August 2026); check the notification and how it applies to a village.

Agriculture & terrain

Soil, water & crops in Fatehpur

Fatehpur lies between the Ganga and the Yamuna, with wheat-led cropping, tubewell irrigation and saline-sodic soils on part of its area.

🌾 Cropped area

ICAR-CRIDA's district contingency plan (ICAR-CRIDA) gives a net sown area of about 288,971 ha and a gross cropped area of about 411,952 ha, with crop areas from 2011-12. It states a cropping intensity of 117%, but those two areas imply about 143%, so confirm. Wheat covers about 169,578 ha, rice about 79,782 ha, gram about 42,900 ha and pigeon pea about 19,879 ha. For village-level soil data, ask the district agriculture office for the Soil Health Card result.

  • Wheat
  • Rice
  • Gram

💧 Water

ICAR-CRIDA gives normal annual rainfall of 903.6 mm, of which 806.3 mm falls in the south-west monsoon. Tubewells supply 75.5% of the gross irrigated area of about 220,522 ha and canals 24.1%. CGWB's December 2024 report lists Fatehpur for fluoride, nitrate and uranium above limits at some sampling points (CGWB 2024). We did not find current block-wise groundwater categories; ask CGWB or the district groundwater office about the block that holds your village.

🌱 Soil and climate

ICAR-CRIDA lists deep loamy soils on about 36% of the area, deep silty soils on 23% and deep fine soils, moderately saline or sodic, on 18%. Its hazard table lists floods as not applicable, and its drought strategies cover delayed monsoon onset, dry spells and terminal drought. Soil changes between villages, so test the parcel.

🌾 Mandi price reference

Wholesale prices for Fatehpur-district mandis are published daily on the Agmarknet portal, which we did not open for this page. Wheat is the main crop here, so check the Fatehpur mandi rate before relying on any farm-income estimate for a parcel.

District report — Fatehpur

Farmland India view

Why investors look at Fatehpur

Three reasons this desk includes Fatehpur, with an honest note that price evidence is almost absent and no large project is confirmed.

Kanpur within reach

Kanpur is 76 km away by rail and the district portal calls Fatehpur well connected to Kanpur and Prayagraj by train and road, which makes Fatehpur a realistic weekend-farmhouse and agri-business district for Kanpur-based buyers.

A working wheat economy

Wheat on about 169,600 ha and tubewell irrigation on about 75% of irrigated land (ICAR-CRIDA, 2011-12) mean farmland can earn from cultivation while a buyer holds it.

Rail and road already in place

The district has 146 km of national highway and 88 km of rail line (industrial profile, 2010-11), so access to Kanpur and Prayagraj does not wait on an announced expressway.

STRAIGHT TALK

Risks & challenges in Fatehpur

Read these before shortlisting in Fatehpur specifically.

No farmland price evidence

No sourced price series was found, so any per-acre figure you are quoted is unproven. Collect registered deeds from the same village and the circle rate from IGRS UP.

Name collision

Fatehpur is a common place name. Confirm district, tehsil and sub-registrar on every document.

Floodplain exposure

The Ganga and the Yamuna bound the district. ICAR-CRIDA lists floods as not applicable, but check ground level and local flood history for riverside parcels.

Saline-sodic soils

About 18% of the area has moderately saline or sodic soils (ICAR-CRIDA). Ask for a soil test before paying for farmland.

Groundwater quality

CGWB's December 2024 report lists fluoride, nitrate and uranium above limits at some Fatehpur sampling points. Test borewell water on the parcel.

No confirmed catalyst

No expressway, airport or industrial park in the district was confirmed, so price a parcel on today's fundamentals.

Conversion rules in transition

The 2026 amendment to section 80 changes how conversion works in regulated areas. Confirm what is in force for your village.

Standard UP checks still apply

The 12.5-acre purchase limit under section 89(2) of the Revenue Code (IGRS UP copy of the Code), SC/ST transfer rules and the NRI bar on agricultural land (RBI, updated September 2022) apply in full; see the state page. Check the khatauni and mutation trail.

Who to contact

Local revenue & registration offices

Mutation, land-use declarations and ceiling queries route through the tehsildar and Sub-Divisional Officer of the relevant tehsil (Fatehpur, Bindki or Khaga). Within a development-authority area, plan approvals go through that authority. Sale-deed registration is handled by the local Sub-Registrar, and records are held on UP Bhulekh and IGRS UP; we did not open either portal for this page.

Data-currency note: Census figures are from 2011 and the two official sources give different totals; the industrial profile is mostly 2010-11 data; ICAR-CRIDA crop areas are for 2011-12; the CGWB report is a state-level document.
