District overview

Ghaziabad — Delhi’s eastern doorstep, with rail, airport and expressways

Ghaziabad is the Uttar Pradesh district closest to Delhi: the district headquarters is about 19 km east of the capital, and the Hindon river runs near it. It became a district on 14 November 1976, having been a tehsil of Meerut, and the district portal lists three tehsils (Ghaziabad, Modinagar, Loni) and four blocks. The page we opened gives no area or population figure, so we show none. This is a city-edge market, not a village-farm district.

A land buyer meets three markets. The Ghaziabad–Loni belt on Delhi's border is largely planned urban land, usually quoted per square yard. Modinagar and Muradnagar, along the Meerut corridor, have the Namo Bharat rapid rail (82 km, dedicated 22 February 2026) and the 14-lane Delhi–Meerut Expressway (Hindustan Times, December 2021), and still hold farmland. The third market is Hindon Airport, a civil terminal in the district served by IndiGo, Air India Express, Star Air and FlyBig (ETV Bharat, December 2025). We found no sourced price series for any of the three, so this page gives none.

The buyer here is Delhi, so this page leads with Delhi: families and investors who want a second home, a small orchard or a long hold within the capital's commuter radius. Because farmland is scarce and sits next to planned city land, it is usually bought for land banking or a modest weekend farmhouse, not for crop income. Compare cheaper belts in Hapur and the airport corridor in Gautam Buddha Nagar before deciding.

Market & connectivity

What is moving prices in Ghaziabad

Reported figures and project status, with the source of each named. Listing-site asking prices are not used.

Farmland per acre

We publish no per-acre figure for Ghaziabad farmland. Asking prices seen on listing sites could not be traced to registered deals, so they were removed, and the older state-page band rested on the same kind of evidence. Collect registered sale deeds for the same village before comparing offers.

Plots near the city

Plotted land near the Delhi border is a different product from farmland and should not be compared with it. We found no sourced per-square-yard price and give none.

Circle rates

We found no dated, citable report on the current agricultural circle rate for Ghaziabad. The March 2025 state list of districts where revisions were under way or about to start does not include Ghaziabad (PTI via The Week, March 2025). Read the village rate on IGRS UP before pricing an offer.

Master Plan 2031 and transit zones

The plan sets aside 4,261 hectares for transit-oriented development along the rapid-rail corridor, 617 hectares near the metro lines and a 910-hectare special area around the Duhai rapid-rail depot (Swarajya, May 2025). Those rights attach to land inside the notified plan; agricultural land outside it keeps its agricultural use until converted.

Hindon Airport and Noida International

Hindon's civil terminal is served by IndiGo, Air India Express, Star Air and FlyBig and connected 24 cities in December 2025; flights to Lucknow and Prayagraj were expected in 2026 but not confirmed (ETV Bharat, December 2025). Noida International Airport at Jewar began commercial flights on 15 June 2026 with one runway and one terminal (airport press release); it lies in Gautam Buddha Nagar, so the benefit to Ghaziabad is indirect.

Which unit?

Village quotes in western Uttar Pradesh may use local units that differ from place to place, so ask for the area in acres or square yards as recorded in the khatauni before comparing two offers.

Connectivity

How Ghaziabad connects — road, rail, air and corridors

Ghaziabad’s buyer base is Delhi; the district sits on Delhi’s eastern border, so Delhi connectivity is most of the story. Journey times vary with traffic and road works.

🛣 Transit zones and the airport belt

The Master Plan marks transit-oriented zones along the rapid-rail corridor and the Red and Blue metro lines (Swarajya, May 2025). Land inside those zones is likely to be priced as urban plots; farmland further from a station is not automatically re-rated. For the airport corridor to the south, see our Jewar airport land guide.

Upcoming infrastructure & developments

Status labels maintained by the Farmland India research desk. Government-announced timelines — not guaranteed.

Operational

Namo Bharat RRTS (Delhi–Ghaziabad–Meerut)

The 82 km Delhi–Meerut corridor was dedicated on 22 February 2026 (AIR News, February 2026). The report does not list every station, so we give no station count for Ghaziabad. Land along the Meerut side of the district is the part most exposed to it.

Operational

Delhi–Meerut and Eastern Peripheral Expressways

The Delhi–Meerut Expressway is 96 km and 14 lanes, and was credited in December 2021 with cutting the drive to Meerut to about 45 minutes (Hindustan Times, December 2021). We did not open a source for the Eastern Peripheral Expressway, so no detail is given for it.

Operational

Hindon Airport civil enclave

Served by IndiGo, Air India Express, Star Air and FlyBig and connected 24 cities in December 2025 (ETV Bharat, December 2025). We found no passenger figure we could open.

Operational · opened June 2026

Noida International Airport, Jewar

Commercial flights began on 15 June 2026; the airport has one runway and one terminal for 12 million passengers a year (airport press release, May 2026). It lies in Gautam Buddha Nagar, so the benefit to Ghaziabad is indirect.

Board approved · notification not found

Ghaziabad Master Plan 2031

The development authority's board approved it on 20 May 2025, with transit-oriented zones around rapid-rail and metro stations and a special area around the Duhai depot (Swarajya, May 2025). The notification date and final approved area were not found, so zoning for individual parcels is not settled.

Agriculture & terrain

Soil, water & crops in Ghaziabad

Ghaziabad is Ganga–Yamuna doab alluvium under heavy urban pressure — farmland survives mainly in the Modinagar and Muradnagar side and along the Hindon.

🌾 Crops and soil

The ICAR-CRIDA district plan reports net sown area of 143,930 hectares and cropping intensity of about 159%, with wheat (75,503 ha), sorghum fodder (75,082 ha), sugarcane (63,260 ha) and rice (22,340 ha) the largest crops on 2008-09 data. Soils are mostly loams (43%), sandy loams (26%) and clay loams (12%) (CRIDA Ghaziabad plan). The plan predates the 2011 split of Hapur from the district. Crop data for a village should come from the district agriculture office.

  • Wheat
  • Rice
  • Maize

💧 Water

Normal annual rainfall in the CRIDA plan is 720 mm. Borewells supply about 82% of irrigated area and canals about 15%. Its block table lists one over-exploited block (Hapur, now a separate district), two critical, two semi-critical and three safe, all on dated figures (CRIDA Ghaziabad plan). The CGWB 2024 state assessment lists Ghaziabad among districts with nitrate and uranium above limits and sporadic conductivity anomalies (CGWB, December 2024). Check current block status and borewell depth for any parcel.

🏭 Industry and land use

Industrial areas, drains and the Hindon floodplain sit close to farmland in parts of the district. Parcels near them face contamination, access and zoning questions that matter more here than crop yield.

🌾 Mandi price reference

Wholesale prices for markets in the Ghaziabad area are published daily on Agmarknet, which we did not open for this page. Farm income is small next to what land beside planned city areas can fetch, so price a parcel on location, planning status and access, not on yield.

Farmland India view

Why investors look at Ghaziabad

Three reasons this desk includes Ghaziabad, with a plain note that farmland here sits next to city-edge land and has no sourced price series.

Delhi-edge demand that does not hang on one project

The district headquarters is about 19 km from Delhi, and rapid rail, the Delhi–Meerut Expressway and Hindon Airport are already in operation.

A published plan to check against

The Master Plan 2031, approved by the development authority board in May 2025, gives buyers a land-use map and transit zones to test a parcel against, though we did not find the notification.

Two kinds of land

Farmland on the Modinagar side and plotted city-edge land are different products, so the entry point depends on use. We found no sourced price for either.

Risks & challenges in Ghaziabad

Read these before shortlisting in Ghaziabad specifically.

City-edge pricing, no sourced series

We found no official or news price series for Ghaziabad farmland, and land beside planned city areas is likely to trade on Delhi proximity rather than farm income. Ask for registered deeds nearby before accepting a figure.

Master-plan boundary risk

We did not find the notified Master Plan map. A parcel may be inside, outside or on the edge of the plan, which changes what can be built.

DNGIR status

Reports place the 84 DNGIR villages in Bulandshahr and Gautam Buddh Nagar, and none names a Ghaziabad village. A January 2024 halt on registrations was reported, and its current status is not found.

Groundwater and water quality

The CGWB 2024 assessment lists nitrate and uranium above limits in the district, and the CRIDA block table is dated. Test borewell water and depth before assuming irrigation or drinking use.

Which conversion route applies?

Section 80 of the Revenue Code and the April 2026 ordinance on approved layouts both bear on conversion. Confirm the route and fee with the Sub-Divisional Officer.

No sourced price series

Collect several registered comparables for the same village before negotiating.

Delivered versus announced

The rapid rail and the expressway are running, but transit-zone rights depend on notification. Price a parcel on what is approved today.

Who to contact

Local revenue & registration offices

Mutation and land records route through the Tehsildar (Ghaziabad, Modinagar and Loni on the district portal). Section 80 conversion declarations go to the Sub-Divisional Officer (SDM), and inside the Ghaziabad Development Authority area layouts and building plans are approved by GDA. Sale deeds are registered by the local Sub-Registrar through IGRS UP, and records are on UP Bhulekh; we did not open either portal for this page. For the state rules, see the Uttar Pradesh agricultural land rules guide.
