District overview

Hardoi — a wheat-and-rice plain on the Ganga Expressway, inside the Lucknow capital region

Hardoi is a large agricultural district of 5,989 sq km with 4,092,845 people at the 2011 Census, five tehsils (Hardoi, Shahabad, Sandila, Bilgram and Sawayajpur) and 19 blocks (district portal; block list). The Gomti forms its eastern border with Sitapur, and the Ramganga and Sai also flow through it (district portal). The portal puts Hardoi city 110.3 km from Lucknow. Sources disagree on the area (5,947 sq km in the industrial profile, 5,985 in the capital-region notice), so treat it as a figure to confirm.

The district is farming country first. ICAR-CRIDA (2011-12 data) reports a net sown area of 433,300 hectares at a cropping intensity of 130%, with wheat on about 331,400 hectares, rice on 145,200, maize on 37,200 and sugarcane on 32,500; tubewells serve 82.4% of irrigated area and canals 14.4% (ICAR-CRIDA). The industrial profile counts about 150 rice mills, four large sugar mills and nine flour mills, and a yeast unit at Sandila it calls India's largest (district industrial profile).

Two things changed the picture in 2024 to 2026. Hardoi was placed in the Lucknow State Capital Region in July 2024 (Business Today), and the 594 km Ganga Expressway, inaugurated in Hardoi on 29 April 2026, crosses the district (AIR News, April 2026). Neither has produced a price series we can cite, so this page quotes no per-acre figure. The Uttar Pradesh page covers the state-wide rules; this page covers what is particular to Hardoi.

What is moving prices in Hardoi

Reported figures with the source of each named. Listing-site asking prices are not used.

Why there is no price table

Asking prices from a listing site were removed from this page because they cannot be traced to registered deeds, and they sat far above what crop income in this district would support. We found no registered-rate, collector-rate or news series for Hardoi farmland. Collect registered sale deeds for the same village before pricing an offer.

Circle rates

District magistrates set minimum land rates each year and can revise them mid-year (PTI via The Week, March 2025). That report named no Hardoi revision, so we cannot say what changed here, and we did not open the Hardoi rate table. Check the Collector rate for the mauza on IGRS UP; stamp duty follows the state page, which carries a CONFIRM flag.

Ganga Expressway

The Ganga Expressway was inaugurated in Hardoi district on 29 April 2026 (AIR News, April 2026). We did not find which interchanges serve Hardoi and we found no Hardoi land-price movement attributed to the road, so any claim of appreciation should be backed by registered deeds.

Etawah–Hardoi link

The link from Kutral to Sawaijpur is about 91 km and Rs 7,488 crore, approved with a 548-day build period (Indian Infrastructure, September 2025). An earlier report gave 92 km and Rs 6,600 crore, with a consultant selected (News24, December 2024). No construction start was found.

Mills and processing

The industrial profile counts about 150 rice mills, four large sugar mills, nine flour mills and a large yeast unit at Sandila (district industrial profile). That is a processing economy tied to the district's wheat, rice and sugarcane, and it is the district's main non-farm demand we could source.

Units and records

Ask for the khasra number and the area on the khatauni, and compare it with the area in the sale deed before accepting any quote. This page uses acres and square yards throughout.

Connectivity

How Hardoi connects — road, rail, air and expressways

Hardoi's natural buyer is the Lucknow household, so Lucknow leads. The portal gives 110.3 km from Lucknow to Hardoi city. Journey times vary with traffic and road works.

🛣 Ganga Expressway

The 594 km Meerut–Prayagraj Ganga Expressway was inaugurated in Hardoi district on 29 April 2026 and passes through 12 districts including Hardoi, Shahjahanpur and Unnao (AIR News, April 2026). We did not confirm which places in Hardoi have interchanges, so confirm exit points before relying on any. The planned Kutral–Sawaijpur link would join it to the Agra–Lucknow Expressway (Indian Infrastructure, September 2025). See the Uttar Pradesh land-rules guide for what applies to land along such roads.

Lucknow State Capital Region

Reported in July 2024 with Hardoi among six districts and 27,826 sq km in all (Business Today, July 2024). We found no regional land-use plan, so treat it as a framework and not as a price driver.

Policy change · 2026

Land-use declaration under section 80

A 2026 amendment treats a building or layout approval in notified development and industrial areas as the declaration of non-agricultural use (PRS; TeamLease RegTech). Confirm how it applies to a village before relying on it.

Agriculture & terrain

Soil, water & crops in Hardoi

Hardoi is a wheat, rice and tubewell-irrigated plain with a large share of sodic soil, which matters more here than almost anywhere else on this corridor.

🌾 Soil and crops

The ICAR-CRIDA profile (2011-12 data) puts 59% of the 514,200 hectares of soils it lists on deep loamy sodic soil and 24% on silty sodic soil, with 9% deep silty soil and 8% loamy waterlogged soil. Net sown area is 433,300 hectares. Wheat covers 331,400 hectares, rice 145,200, maize 37,200 and sugarcane 32,500 (ICAR-CRIDA). Sodicity lowers yields without reclamation, so ask for a soil test. The Soil Health Card portal holds village data; we did not open it.

  • Sodic soil
  • Wheat
  • Rice

💧 Water

The same profile gives a normal annual rainfall of 874.8 mm, of which 767.9 mm falls from June to September. Tube wells serve 82.4% of the 553,200 hectares irrigated and canals 14.4% (ICAR-CRIDA). The CGWB 2024 assessment lists arsenic and uranium above permissible limits in some Hardoi samples but gives no block-wise extraction for the district (CGWB, December 2024). Test borewell water before buying.

🌊 Rivers and terrain

The Gomti forms the eastern border and the Ramganga and Sai also flow through the district (district portal). A river belt means a parcel can be fertile and flood-prone at once; ask local revenue staff about flood and waterlogging history, and check the khatauni for any riverbed or Gram Sabha classification. ICAR-CRIDA also lists 8% of the soils as loamy and waterlogged.

  • Ramganga

🌾 Mandi price reference

Wholesale prices for district mandis are published daily on the Agmarknet portal; we did not open it for this page. Crop income is the main reason to hold land in Hardoi, so price a parcel against what the farmland earns before paying a town-edge premium.

Why investors look at Hardoi

Three reasons this desk includes Hardoi, with a plain note that the price evidence is thin and the farmland is the story.

A working agricultural base

About 433,300 hectares of net sown area, wheat and rice on a large scale, and tubewell irrigation across most of the district give Hardoi real farm output. That supports a buyer whose plan is to farm or lease the land.

The capital region and the expressway

Hardoi is inside the Lucknow State Capital Region and the Ganga Expressway is open. A link to the Agra–Lucknow road is approved but not built. The effect of any of this on land values is unproven.

A processing economy

The industrial profile counts about 150 rice mills, four large sugar mills and nine flour mills, which gives local demand for the crops grown around them.

STRAIGHT TALK

Risks & challenges in Hardoi

Read these before shortlisting in Hardoi specifically.

Sodic soil

ICAR-CRIDA maps most of the district as sodic or silty-sodic soil, which cuts yields without reclamation. Take a soil test and ask what the seller has grown over several seasons.

Groundwater quality

The CGWB 2024 assessment lists arsenic and uranium above limits in some Hardoi samples. Test borewell water for any parcel where people will live, and confirm the block's current extraction category.

No sourced price series

We found no official or news price series for farmland here. Obtain registered deeds of nearby sales and the Collector rate for the village.

Announced is not delivered

The Kutral–Sawaijpur link is approved but not built. Price a parcel on today's road access and not on a future interchange.

Alignment and acquisition

Land near the Ganga Expressway, its interchanges or the planned link may be under acquisition or restricted. Ask for the notification status and date in writing.

Area and record conflicts

The district area is 5,989, 5,947 or 5,985 sq km depending on the source. Use the Census district handbook for official figures and check tehsil boundaries on the revenue record.

NRI and OCI buyers

The RBI Master Direction does not allow NRIs and OCIs to buy agricultural land, plantation land or a farmhouse (RBI, updated September 2022). Read the Uttar Pradesh page before shortlisting from abroad.

Who to contact

Local revenue & registration offices

Mutation and declarations of non-agricultural use under section 80 of the UP Revenue Code route through the Tehsildar and SDM of the relevant tehsil (Hardoi, Shahabad, Sandila, Bilgram or Sawayajpur; district portal). Section 80 was amended in 2026 for notified development and industrial areas (PRS). Because Hardoi is in the State Capital Region, ask the tehsil which authority, if any, holds planning powers over a given village. Sale-deed registration is handled by the local Sub-Registrar through IGRS UP, and khatauni extracts are on UP Bhulekh; we did not open either portal for this page. Read the UP agricultural land rules guide before filing anything.
