Land law is state law. These rules are maintained on the Uttar Pradesh page and apply to every district within it.
Etawah — land purchase legal rules
⚠ Two checks come before any advance in Uttar Pradesh: the Revenue Code limit of 5.0586 hectares (about 12.5 acres) on what one person can acquire by purchase or gift, and the registry position in the DNGIR villages near Noida, where a purchase halt was reported in January 2024 and no later word was found. UP Revenue Code 2006, section 89; Sakshi Post, January 2024.
Who can buy agricultural land? The Revenue Code sections we read set a size limit (section 89) and special rules for land held by Scheduled Caste and Scheduled Tribe members (sections 98 and 99). None asks the buyer to be a farmer or to live in the state (UP Revenue Code 2006, IGRS UP). We did not read the whole tenure chapter, so ask the Sub-Registrar whether anything further applies. The Code repealed the Zamindari Abolition and Land Reforms Act 1950 when it was enforced on 18 December 2015 (SCC Online, February 2016).
Holding limit: section 89(2) of the Code bars a purchase or gift that would take the buyer's total holding in Uttar Pradesh above 5.0586 hectares, about 12.5 acres on our conversion (UP Revenue Code 2006). Under the earlier Act the Supreme Court read a company as a person for this limit and let the excess vest in the State (Oswal Fats and Oils, April 2010). The separate 1960 Ceiling Act caps total holdings; the India Code text gives 7.30 hectares of irrigated land for a family of five or fewer, with additions for larger families, and the text mixes acres and hectares, so the current schedule needs checking (India Code).
DNGIR villages: the Dadri-Noida-Ghaziabad Investment Region covers 84 notified villages, 63 in Bulandshahr and 21 in Gautam Buddh Nagar, notified in October 2024 (Swarajya, July 2026). In January 2024 a Noida Authority letter to the Stamp Department halted purchase and sale in the proposed villages, with registration of agricultural land needing the Authority's consent (Sakshi Post, January 2024). Two July 2026 reports on acquisition by mutual consent do not mention the halt (Millennium Post, July 2026), so ask the Noida Authority or the District Magistrate's office whether it still applies to a given village.
Scheduled Caste and Scheduled Tribe land: a Scheduled Caste bhumidhar needs the Collector's previous written permission to transfer land to a non-Scheduled Caste buyer (section 98), and a Scheduled Tribe bhumidhar may not transfer to a non-Scheduled Tribe buyer (section 99) (UP Revenue Code 2006). The Allahabad High Court described a transfer without the permission as void in Omwati v District Collector, Pilibhit, November 2022.
NRI & OCI buyers: the Reserve Bank's Master Direction under FEMA 1999 excludes agricultural land, plantation land and a farm house from what NRIs and OCIs may buy or receive as a gift (paragraphs 3.1.1 and 3.1.2). Inheritance is covered separately in paragraphs 3.1.3 and 3.1.4, without that exclusion (Reserve Bank of India Master Direction FED 12/2015-16).

- Purchase limit: 5.0586 ha
- DNGIR: 84 villages
- SC land: Collector permission
- NRI agri: barred (FEMA)

Etawah — district-specific notes
The full Uttar Pradesh legal framework on the state page (ceiling, stamp duty, SC/ST land, NRI rules) applies to Etawah in full. The notes below are specific to this district and are not repeated from the state page.
⚠ Etawah sits where expressway corridors meet. The Bundelkhand Expressway's NH-91 section ends at the Agra–Lucknow Expressway near Kudrail village in Etawah district (Indian Infrastructure, August 2022), and on 26 September 2025 the state cabinet approved a link of about 90 km, Rs 7,488.74 crore, from Etawah via Farrukhabad to the Ganga Expressway in Hardoi (PTI via The Week). The link starts at Kutral in Etawah (Indian Infrastructure, September 2025); its exact path through the district was not found. Before paying for a parcel anyone calls expressway land, ask UPEIDA or the tehsil whether any part of it lies in acquired right-of-way or a notified alignment.
⚠ The Chambal and Yamuna ravines and the National Chambal Sanctuary are part of the district's geography. The ICAR-CRIDA plan describes eroded ravine soils on 3 to 10% slopes (ICAR-CRIDA). In July 2023 the National Green Tribunal told district authorities including Etawah's to curb illegal sand mining in the sanctuary, which spans Rajasthan, Madhya Pradesh and Uttar Pradesh (NGT order, July 2023). A parcel near the rivers or ravines should be checked in writing for forest, sanctuary, eco-sensitive-zone and river-bed status, and for whether the revenue record treats it as ravine land.
⚠ The conversion rule changed in 2026. The state cabinet cleared an ordinance amending section 80 of the UP Revenue Code in March 2026 (Free Press Journal, March 2026). Ordinance No. 14 of 2026 treats a building, development or layout approval inside a notified development-authority or industrial-authority area as the section 80(2) declaration, with the entry recorded in the revenue records within 15 days (PRS, Ordinance 14 of 2026), and a compliance bulletin reports it notified as an Act on 13 August 2026 (TeamLease RegTech, August 2026). Outside such areas the section 80 route through the Sub-Divisional Officer applies, with a 45 working-day decision period (UP Revenue Code text, India Code). Which regime covers your village is a question for the tehsil.

District overview
Etawah — an expressway junction on the Yamuna and Chambal
Etawah is a western district of Uttar Pradesh. The Ministry of MSME's 2012-13 district industrial profile gives 2,311 sq km (it lists 2,478 sq km elsewhere), 1,579,160 people at the 2011 census, five tehsils and eight blocks, with the Yamuna and Chambal supplying river sand and the Senger crossing west to east (district industrial profile). It counts 65 km of national highway, 85 km of state highway and 56 km of rail line. Large units include an Indian Oil Corporation site on Bharthana Road and Mother Dairy on Mainpuri Road. Treat counts as figures to confirm with the district office.
What sets Etawah apart is road access. UPEIDA lists it among ten districts crossed by the 302 km, six-lane Agra–Lucknow Expressway (UPEIDA). The 296 km Bundelkhand Expressway was inaugurated on 16 July 2022 (PM India), and its NH-91 section meets the Agra–Lucknow road near Kudrail in Etawah, at an estimated Rs 148.5 billion (Indian Infrastructure, August 2022). The Etawah–Hardoi link was approved in September 2025 (PTI via The Week).
The district portal describes a proposed drive-through Safari Park near the city, with lion, deer, elephant, bear and leopard safaris and a perimeter of 8 km (district portal); we could not confirm its opening date or current status. No source quantified how any of this reaches land prices. For comparison with the western part of the state, see the Uttar Pradesh page.

Market & connectivity
What is moving prices in Etawah
Reported figures with the source of each named. Listing-site asking prices are not used.
Why there is no price table
A listing-site figure for Etawah was removed because it could not be traced to a village, a size or a registered deal. We found no registered-rate, collector-rate or news series for Etawah farmland. Collect registered sale deeds for the same village.
Expressway effect not measured
Both expressways are open, but no source we read measured their effect on Etawah land prices. Ask for registered deeds from before and after the Agra–Lucknow Expressway opened for the same village, rather than relying on a claim that prices doubled.
Link expressway
The link of about 90 km was approved at Rs 7,488.74 crore with a 548-day construction target (Indian Infrastructure, September 2025). Its construction status was not found. Land along a proposed alignment can be acquired, and compensation follows the notification, not market asks.
Circle rates and duty
District magistrates set minimum land rates each year and can revise them mid-year (PTI via The Week, March 2025). We did not open the Etawah rate table on IGRS UP, so no figure is given. Stamp duty follows the state page, which carries a CONFIRM flag.
Water quality
The CGWB 2024 assessment lists Etawah for electrical conductivity at sporadic locations, nitrate and uranium (CGWB, December 2024). It gives no sample counts. Test borewell water on any parcel where people will live.
Units
Khatauni records show area in hectares or square metres, and sellers may quote in other units. This page uses acres and square yards only; convert any quote before comparing offers.
Connectivity
How Etawah connects — road, rail, air and expressways
Etawah sits on the Agra–Lucknow Expressway, so buyers can come from either direction. No surveyed distances or timetables were opened for this page, so check a live route.

Agriculture & terrain
Soil, water & terrain in Etawah
Etawah is Gangetic-plain farmland cut by the Yamuna and Chambal ravines — wheat, rice and potato on the plain, eroded ravine land along the rivers.
🌾 Cropped area
ICAR-CRIDA's plan gives a net sown area of 147,600 hectares, a gross cropped area of 242,400 hectares and a cropping intensity of 164.2%. Crop areas for 2013-14 are wheat 93,889 hectares, rice 48,765, oilseeds 17,207, pulses 10,367 and potato 13,099. Soils are mainly deep loamy (50,200 ha), deep fine (30,400) and deep silty (19,400) (ICAR-CRIDA).
- Wheat
- Rice
- Potato
💧 Water
Normal rainfall is 752.4 mm, 669.1 mm of it in the monsoon. Canals supply 55.9% of irrigation and bore wells 43.9% on a gross irrigated area of 191,200 hectares (ICAR-CRIDA). The plan's groundwater table shows zero blocks in every category, which looks incomplete, so ask for the block's current category. CGWB lists Etawah for conductivity, nitrate and uranium (CGWB, December 2024).
⛰ Ravines and wetlands
The plan describes severely eroded deep loamy soils on 3 to 5% slopes and moderately eroded soils on 5 to 10% slopes along the rivers (ICAR-CRIDA). The National Chambal Sanctuary spans three states (NGT order, July 2023). Ravine land can be hard to farm or reach, so check usability, access and legal status.

🌾 Mandi price reference
Wholesale prices for district markets are published daily on the Agmarknet portal, which we did not open for this page, so no mandi price is quoted. Price a parcel on its location and access, not on yield alone, and set crop income against the price asked before paying a road-side premium.

Farmland India view
Why investors look at Etawah
Three reasons this desk includes Etawah, with a plain note that no price series was sourced.
Expressway corridors in one district
The Agra–Lucknow Expressway crosses Etawah, the Bundelkhand Expressway meets it near Kudrail, and a link to the Ganga Expressway was approved in 2025. Two of these are open; neither has a sourced price effect.
Productive plain land
A cropping intensity of 164.2% and canal-led irrigation (55.9%) mean the plain is productive farmland, not only a speculative holding. Ravine land near the rivers is a separate, riskier segment.
Established industry
The industrial profile names an Indian Oil Corporation site and Mother Dairy as large units. That gives some wage income, though no source quantifies it.
Confirm expressway right-of-way, ravine and sanctuary status and record classification directly — these are not certified by Farmland India's review.
STRAIGHT TALK
Risks & challenges in Etawah
Read these before shortlisting in Etawah specifically.
No sourced price series
We found no official or news series for Etawah farmland. Collect registered deeds before negotiating.
Road condition and status
We did not review the current condition of the Bundelkhand Expressway or the build status of the link. Check both before pricing on them.
Alignment and acquisition risk
The Etawah–Hardoi link's path through Etawah was not found. Land in its path could be acquired, and compensation follows the notification, not market asks.
Ravine and sanctuary land
Ravine land near the Chambal and Yamuna and parcels near the sanctuary may carry forest, sanctuary or eco-sensitive restrictions. Ask for the status in writing.
Sand mining and river change
The NGT directed Etawah's authorities among others to curb illegal sand mining in the Chambal sanctuary in 2023, a sign of pressure on river-edge land and access roads. Visit river-edge parcels in the monsoon as well as the dry season.
Conversion rules in transition
The 2026 amendment to section 80 changes how conversion works in notified development and industrial areas. Confirm what is in force for your village.
Ownership and conflicting counts
The 12.5-acre purchase limit under section 89(2), SC/ST transfer rules and the NRI bar on agricultural land (RBI, updated September 2022) apply in full; see the state page. Area and tehsil counts differ between older and newer lists, so confirm the tehsil and sub-registrar.
Who to contact
Local revenue & registration offices
Mutation and land-use questions route through the SDM office of the relevant tehsil; confirm the tehsil first, because the 2012-13 industrial profile lists five and other lists differ. Sale-deed registration is handled by the local Sub-Registrar, and records and circle rates are on UP Bhulekh and IGRS UP; we did not open either portal for this page. Expressway questions go to UPEIDA. Confirm whether a village falls inside a development-authority or master-plan area, since that changes what can be built.
