District overview

Jalaun — a Bundelkhand plain with a canal belt and an expressway running through it

Jalaun is a Bundelkhand district in the Jhansi division with Orai as its headquarters, a city on the Kanpur–Jhansi NH27 (district portal). The district industrial profile gives 4,569 sq km, four tehsils named in its text (Orai, Jalaun, Konch and Kalpi) although its own table says five, nine blocks and 937 revenue villages (district industrial profile). At the 2011 Census the portal records a density of 370 people per sq km, 24.8% urban population and literacy of 73.7%, with 1,151 villages of which 209 are uninhabited, and ten statutory towns. Britannica places the Yamuna on the north and east and the Betwa on the south (Britannica).

The big change is the Bundelkhand Expressway, a roughly 296 km four-lane road from Kudrail in Etawah to near Gonda village in Chitrakoot, passing through seven districts including Jalaun at about Rs 14,850 crore (PMO, July 2022). It was inaugurated on 16 July 2022 at Kaitheri village in Orai tehsil (The Quint, July 2022), and the Tribune reported potholes about 1.5 feet deep at Chiriya Salempur in Jalaun within a week, which the expressway authority said were repaired at once (Tribune, July 2022). A second road is now planned: a Jhansi–Jalaun link expressway was reported in January 2025 (Free Press Journal) and the UP Cabinet is reported to have approved it at Rs 7,968.30 crore in August 2026 (Elets eGov).

Who buys here? The district portal puts Orai 105 km from both Kanpur and Jhansi and 300 km from Agra, with Kanpur Airport 115 km away (district portal, how to reach), so the likeliest buyers are from Kanpur and Jhansi. No source gave a per-acre price for Jalaun, so this page has no price band; see the state-wide rules on the Uttar Pradesh page before shortlisting.

Market & connectivity

What is moving prices in Jalaun

What evidence exists and what does not. Treat any price quoted to you as unconfirmed until it is matched to registered deeds.

No price sourced

We found no official or news price series for Jalaun farmland, and no listing-site figure we could trace to a registered deed. Rather than fill the gap with a guess, this page gives no band.

How to price a parcel

Ask the seller for registered sale deeds of neighbouring plots from the last two years and compare per-acre rates in the same village. District magistrates set circle rates each year (PTI via The Week, March 2025), and that report lists Jalaun among districts where a revision was still pending; we did not open the Jalaun village list on IGRS UP. Stamp duty follows the state page, where the base rates remain unconfirmed.

Expressway premium is untested

The Bundelkhand Expressway has been open since July 2022, but no source measured its effect on Jalaun farmland prices. Treat "expressway-facing" as a claim to test against the alignment and the nearest working entry point, not a price justification.

Canal-fed land

Britannica notes that the Betwa Canal system supplies irrigation for extensive agriculture (Britannica). CGWB's December 2024 report lists Jalaun for nitrate above 45 mg/L at some sampling points (CGWB 2024). Parcels in a canal command and parcels on unirrigated edges are different products, even within one village.

A thin market

We found no price series and no portal inventory worth citing. A district without visible price evidence offers few comparable sales, so plan for slower resale and expect asking and registered prices to differ.

Area in the records

Revenue records give area in hectares or square metres. Ask the seller to quote in acres or square metres from the record, so that two offers can be compared like for like.

Connectivity

How Jalaun connects — road, rail, air and expressways

Jalaun's likeliest buyers are in Kanpur and Jhansi, each 105 km from Orai on the district portal's figure. Journey times vary with traffic and road works.

🛣 Bundelkhand Expressway and the Jhansi link

The Bundelkhand Expressway (about 296 km, four lanes with an option to widen to six) runs from Kudrail in Etawah to near Gonda village in Chitrakoot through Jalaun and six other districts (PMO, July 2022). A link expressway between Jhansi and Jalaun was reported in January 2025 and approved by the UP Cabinet in August 2026 (Elets eGov). Our Uttar Pradesh land-rules guide covers the buying rules.

Potholes appeared at Chiriya Salempur in Jalaun within a week and were repaired, the authority said (Tribune, July 2022); check the repair status of the stretch you plan to use.

Planned · approval reported

Jhansi Link Expressway

The UP Cabinet is reported to have approved ₹7,968.30 crore for a Jhansi link expressway, state-funded, to serve the Bundelkhand Industrial Development Authority area, the Defence Corridor and locations around Jhansi (Elets eGov, August 2026). An earlier report gave about 115 km and ₹1,300 crore (Free Press Journal, January 2025). No completion date or Jalaun alignment was found, so confirm length, alignment and acquisition notices with the expressway authority.

Under development · nearby

BIDA and Defence Corridor, Jhansi

The Elets report says the link road is meant to serve the Bundelkhand Industrial Development Authority area, the Defence Corridor and locations around Jhansi. This is a demand story for Jhansi rather than Jalaun, and no source tied it to Jalaun land prices.

Operational

Handmade paper cluster, Kalpi

The district industrial profile names handmade paper, concentrated in an artisan cluster around Kalpi, as the district's main export item (district industrial profile; 2010-11 data). Its effect on land demand was not measured.

Agriculture & terrain

Soil, water & terrain in Jalaun

Jalaun is an alluvial lowland between the Yamuna and the Betwa, with canal irrigation and wheat, gram and mustard as the reported main crops.

🌾 Soils and crops

Britannica describes the district as an alluvial lowland of the Indo-Gangetic Plain and lists wheat, gram and mustard as the main crops (Britannica). We did not find an official crop-area or soil-type table for this page; ask the district agriculture office for the Soil Health Card result for the village.

  • Wheat
  • Gram
  • Mustard

💧 Water

The Betwa Canal system supplies irrigation for extensive agriculture, according to Britannica. CGWB's December 2024 report lists Jalaun for nitrate above 45 mg/L at some sampling points (CGWB 2024). We did not find current block-wise groundwater categories or a rainfall normal, so test water on the parcel and ask CGWB about the block that holds your village.

⛰ Rivers

The Yamuna bounds the district on the north and east and the Betwa on the south (Britannica). We found no official flood record, ravine map or classification source for Jalaun, so ask locally. Land classification, access and a soil test matter more here than the village name.

🌾 Mandi price reference

Wholesale prices for Jalaun-district markets are published daily on the Agmarknet portal, which we did not open for this page. Farm income per acre depends on rainfall and canal water, so price a parcel on its location, water and access.

Why investors look at Jalaun

Three reasons this desk includes Jalaun, with an honest note that no price has yet been sourced.

An expressway already open

The roughly 296 km Bundelkhand Expressway crosses the district and joins the Agra–Lucknow Expressway at Kudrail (PMO, July 2022). Potholes appeared within a week of the opening, so check the repair history before treating it as a proven corridor.

Canal irrigation

Britannica notes that the Betwa Canal system supplies irrigation for extensive agriculture. Test water on the parcel itself: CGWB lists nitrate above limits at some Jalaun sampling points.

A thin market where entry prices are not yet established

No price series means little price discovery. That can mean opportunity, but it also means you must build comparables from registered deeds yourself.

STRAIGHT TALK

Risks & challenges in Jalaun

Read these before shortlisting in Jalaun specifically.

No price evidence

No sourced price series was found. Insist on registered deeds for the same village before accepting any asking price.

River-edge land

The Yamuna and the Betwa bound the district. Check land classification and ground level for riverside parcels, and visit in the monsoon.

Unsettled link-expressway alignment

Reports differ on cost and the two we read give no village-level alignment. Check any village against the expressway authority's notification before paying.

Expressway quality

Potholes appeared on the Bundelkhand Expressway at Chiriya Salempur within a week of opening in July 2022 (Tribune). Check its repair history and current condition.

Thin resale market

A district with no visible price series offers few comparables and uncertain resale. Plan a long holding period.

Groundwater quality

CGWB's December 2024 report lists nitrate above 45 mg/L at some Jalaun points. Test borewell water on the parcel.

Ownership and ceiling rules

The 12.5-acre purchase limit under section 89(2) of the Revenue Code (IGRS UP copy of the Code), SC/ST transfer rules and the NRI bar on agricultural land (RBI, updated September 2022) apply in full; see the state page. Check the khatauni and mutation trail. Review the buyer's total holdings.

Who to contact

Local revenue & registration offices

Mutation and land-use questions, including agricultural-to-non-agricultural declarations, route through the SDM office of the relevant tehsil; sources differ on the current tehsil list, so confirm which one holds your village. Sale-deed registration is handled by the local Sub-Registrar, and records and circle rates sit on UP Bhulekh and IGRS UP; expressway questions go to the expressway authority, and any plotted scheme should be looked up on the state RERA register before payment. We did not open those portals for this page.

Data-currency note: the portal's census items are from 2011, the industrial profile uses 2010-11 data and its tehsil count differs between text and table, and the CGWB report is a state-level document. Expressway cost and approval details are from press reports and differ by source. This page gives no price band because none was sourced, and this is a general guide, not legal advice.
