District overview

Kasganj — a farming district on the Ganga with Soron's pilgrimage economy

Kasganj covers 1,993.08 sq km, ranks 68th in Uttar Pradesh by area, and has three tehsils (Kasganj, Sahawar and Patiyali), seven blocks and 715 villages (district portal). The portal's home page shows 1,436,719 people (district portal home page). Soron, on the Mathura–Bareilly road, is a pilgrimage town: the state declared the Soron Sukar area a pilgrimage site on 28 October 2021 (Drishti IAS, October 2021), and the district portal links it to the Varaha incarnation, notes that Saint Tulsidas was born in the district and calls the Margshirsh Ekadashi fair very famous (culture and heritage page).

We found no sourced road distances to Delhi, Agra or Mathura, so check a live route. The district portal names the Mathura–Bareilly road at Soron and a broad-gauge rail link to Tundla Junction on the Delhi–Howrah main line (district portal). The major road change is the Mathura–Bareilly four-lane project, reported at 228 km and about Rs 7,700 crore: in December 2025 work up to Kasganj was reported mostly complete and the Kasganj–Budaun stretch more than half done, with completion expected at the end of 2027 (UP Chauraha, December 2025).

On the land side Kasganj is Ganga-doab farmland with wheat as the lead crop, then bajra, maize and some sugarcane (ICAR-CRIDA). We found no sourced per-acre price series: listing-site figures contradicted each other by up to ten times and were removed. Read the legal rules in our Uttar Pradesh land rules guide and compare the district on the Uttar Pradesh state page.

Market & connectivity

What is moving prices in Kasganj

Reported figures with the source of each named. Listing-site asking prices are not used.

Why there is no price table

Asking prices from listing sites were removed because they cannot be traced to registered deals, and the two sites we checked disagreed by up to ten times. We found no registered-rate, collector-rate or news series for farmland in Kasganj. Collect registered sale deeds for the same village before pricing an offer.

Circle rates

District magistrates set minimum land rates each year and can revise them mid-year (PTI via The Week, March 2025). That report is statewide and we have not checked whether it covers Kasganj. We did not open the Kasganj rate table, so no figure is given.

Mathura–Bareilly highway

The four-lane project is reported at 228 km and about Rs 7,700 crore, with the Hathras–Kasganj and Kasganj–Budaun sections running through the district (News24, May 2025). A project profile puts the Hathras–Kasganj section at about 60 percent complete and completion in December 2027 (Blackridge Research); reports differ on progress. We found no sourced price movement along the route.

Units

Records show area in hectares, acres or square yards. Ask for the khasra number and the area in the khatauni, compare it with the sale deed, and convert any seller's quote before comparing offers.

Soron and the pilgrim economy

Soron's pilgrim fairs and the state's 2021 pilgrimage declaration (Drishti IAS) support town-edge guesthouse and plot demand rather than farm prices. No Soron-specific price was found. Check the Ganga floodplain status before buying near the river.

Stamp duty and circle rate

The state page gives the Uttar Pradesh stamp-duty structure, which is flagged CONFIRM there. No Kasganj circle rate was read for this page, so check the village rate with the Sub-Registrar or IGRS UP before pricing an offer.

Connectivity

How Kasganj connects — road, rail and air

Kasganj sits on the Mathura–Bareilly road and a broad-gauge rail line to Tundla. No surveyed distances to Delhi, Agra or Mathura were opened for this page, so check a live route; journey times vary with traffic and road works.

The district portal says economic output depends mainly on agriculture, animal husbandry, forestry, transport, mining and quarrying, and manufacturing (district portal). Land-price stories built on an unnamed project should be treated as unsupported unless a notification is produced.

Agriculture & terrain

Soil, water & crops in Kasganj

Kasganj is a Ganga-doab alluvial plain of deep loam with about a tenth of its soil saline-alkaline. Water quality and soil tests are the key checks.

🌾 Cropped area

The ICAR-CRIDA district plan gives a net sown area of 141,200 hectares and a cropping intensity of 149% (ICAR-CRIDA). Wheat covers about 95,800 hectares, bajra 36,100, maize 30,300, rice 16,000, mustard 8,100 and sugarcane 7,300 (2011-12). Village-level soil data sits on the Soil Health Card portal, which we did not open.

  • Wheat
  • Bajra
  • Maize

💧 Water

Normal annual rainfall is about 695 mm, of which 612 mm falls in the monsoon. Tube wells supply 61.3% of gross irrigated area, open wells 27.9% and canals 10.8% (ICAR-CRIDA). The plan counts one over-exploited block and does not name it. The CGWB 2024 assessment lists Kasganj for nitrate above 45 mg per litre and uranium above 30 ppb in some samples, and gives no block-wise status for the district (CGWB, December 2024).

🟫 Soil, rivers and records

The plan puts deep loam at 45% of the area, deep silty loam at 24%, deep fine soil at 18% and saline-alkaline soil at 10% (ICAR-CRIDA). The Ganga bounds the district to the north-east and the Kali is perennial (district portal).

🌾 Mandi price reference

Wholesale prices for district mandis are published daily on the Agmarknet portal, which we did not open for this page. Farm income here depends on wheat and bajra, so price a parcel on its soil, water and access as well as on any listing headline.

Why investors look at Kasganj

Three reasons this desk includes Kasganj, with a plain note that no price series was sourced.

A highway under construction

The Mathura–Bareilly four-lane project runs through the district with completion expected at the end of 2027 (UP Chauraha). Buy on today's access, not on the finished road.

A real farming economy

A cropping intensity of 149% and wheat on 95,800 hectares, with about 61% tube-well irrigation, give a working agricultural base (ICAR-CRIDA).

Soron and the Ganga

Soron is a pilgrimage town the state declared a pilgrimage site in 2021 (Drishti IAS), which gives a small hospitality and second-home case near the river, subject to floodplain checks.

STRAIGHT TALK

Risks & challenges in Kasganj

Read these before shortlisting in Kasganj specifically.

No sourced price series

We found no official or news price series for farmland here, and listing sites disagreed widely. Collect several registered comparables before negotiating.

Floodplain and river-course risk

The Ganga and Kali bound and drain the district. A parcel near either channel needs flood and river-boundary checks in writing.

Saline-alkaline soil and water quality

About a tenth of the soil is saline-alkaline and CGWB lists nitrate and uranium above limits in some samples. Test soil and borewell water.

Highway not yet finished

The Mathura–Bareilly project is under construction, with completion expected at the end of 2027. A parcel on the alignment can be taken in part or whole; price a parcel on today's access.

Distances not sourced

We found no sourced road distance to Delhi, Agra or Mathura. Check a live route before planning regular weekend use.

Record history and naming

The district was created in 2008 from Etah and was first named Kanshi Ram Nagar. Older papers may show either name, so confirm the tehsil and Sub-Registrar.

Standard UP checks

The 12.5-acre purchase limit under section 89(2) of the Revenue Code (UP Revenue Code, text hosted by IGRS UP), the SC/ST transfer rules and the NRI bar on agricultural land (RBI, updated September 2022) apply in full; see the state page.

Who to contact

Local revenue & registration offices

Mutation, khatauni and land-use questions route through the Tehsildar and SDM office of the relevant tehsil (Kasganj, Patiyali or Sahawar), and records are on UP Bhulekh. Sale-deed registration is handled by the local Sub-Registrar through IGRSUP, where circle rates can be checked; we did not open either portal for this page. A 2026 amendment changed the section 80 route inside notified development and industrial areas (PRS). Flood and river-channel questions go to the Irrigation Department. Office details are on the Kasganj district website.
