Land law is state law. These rules are maintained on the Uttar Pradesh page and apply to every district within it.
Unnao — land purchase legal rules
⚠ Two checks come before any advance in Uttar Pradesh: the Revenue Code limit of 5.0586 hectares (about 12.5 acres) on what one person can acquire by purchase or gift, and the registry position in the DNGIR villages near Noida, where a purchase halt was reported in January 2024 and no later word was found. UP Revenue Code 2006, section 89; Sakshi Post, January 2024.
Who can buy agricultural land? The Revenue Code sections we read set a size limit (section 89) and special rules for land held by Scheduled Caste and Scheduled Tribe members (sections 98 and 99). None asks the buyer to be a farmer or to live in the state (UP Revenue Code 2006, IGRS UP). We did not read the whole tenure chapter, so ask the Sub-Registrar whether anything further applies. The Code repealed the Zamindari Abolition and Land Reforms Act 1950 when it was enforced on 18 December 2015 (SCC Online, February 2016).
Holding limit: section 89(2) of the Code bars a purchase or gift that would take the buyer's total holding in Uttar Pradesh above 5.0586 hectares, about 12.5 acres on our conversion (UP Revenue Code 2006). Under the earlier Act the Supreme Court read a company as a person for this limit and let the excess vest in the State (Oswal Fats and Oils, April 2010). The separate 1960 Ceiling Act caps total holdings; the India Code text gives 7.30 hectares of irrigated land for a family of five or fewer, with additions for larger families, and the text mixes acres and hectares, so the current schedule needs checking (India Code).
DNGIR villages: the Dadri-Noida-Ghaziabad Investment Region covers 84 notified villages, 63 in Bulandshahr and 21 in Gautam Buddh Nagar, notified in October 2024 (Swarajya, July 2026). In January 2024 a Noida Authority letter to the Stamp Department halted purchase and sale in the proposed villages, with registration of agricultural land needing the Authority's consent (Sakshi Post, January 2024). Two July 2026 reports on acquisition by mutual consent do not mention the halt (Millennium Post, July 2026), so ask the Noida Authority or the District Magistrate's office whether it still applies to a given village.
Scheduled Caste and Scheduled Tribe land: a Scheduled Caste bhumidhar needs the Collector's previous written permission to transfer land to a non-Scheduled Caste buyer (section 98), and a Scheduled Tribe bhumidhar may not transfer to a non-Scheduled Tribe buyer (section 99) (UP Revenue Code 2006). The Allahabad High Court described a transfer without the permission as void in Omwati v District Collector, Pilibhit, November 2022.
NRI & OCI buyers: the Reserve Bank's Master Direction under FEMA 1999 excludes agricultural land, plantation land and a farm house from what NRIs and OCIs may buy or receive as a gift (paragraphs 3.1.1 and 3.1.2). Inheritance is covered separately in paragraphs 3.1.3 and 3.1.4, without that exclusion (Reserve Bank of India Master Direction FED 12/2015-16).
- Revenue Code 2006
- Purchase limit: 5.0586 ha
- DNGIR: 84 villages
- SC land: Collector permission
- NRI agri: barred (FEMA)
- Ceiling Act 1960
Unnao — district-specific notes
The full Uttar Pradesh legal framework on the state page (ceiling, stamp duty, SC/ST land, NRI rules) applies to Unnao in full. The notes below are specific to this district and are not repeated from the state page.
⚠ Three expressways cross Unnao. The Agra–Lucknow Expressway lists Unnao among its districts (UPEIDA), the 594 km Ganga Expressway runs through it (AIR News, April 2026), and since 13 July 2026 the Awadh Expressway's 45 km greenfield section passes through 31 Unnao villages (Free Press Journal, July 2026). The District Magistrate's office also posted a notice on land-purchase proceedings for an industrial corridor near the Ganga Expressway covering 10 February to 31 March 2026 (Unnao district portal). Check a parcel against alignment and notice records in writing before an advance is paid.
⚠ Unnao is one of six districts in the Lucknow State Capital Region, notified on 20 July 2024 (Business Today, July 2024). We read no regional land-use plan, so membership does not tell you what a village parcel can be used for. Conversion runs through section 80 of the UP Revenue Code, 2006: the Sub-Divisional Officer decides within 45 working days (India Code), and a 2026 ordinance, in force from 8 April 2026, treats an approved layout or building permission inside a notified authority area as that declaration (Ordinance 14 of 2026, PRS; first reported by Free Press Journal, March 2026). A regulatory-news summary says an Amendment Act followed on 13 August 2026 (TeamLease RegTech). Confirm the Act text and which authority, if any, controls planning for the village.
⚠ The CGWB district profile records fluoride above the permissible limit in pockets, chromium above 50 micrograms per litre at many sites and arsenic above 50 micrograms per litre at several named locations, on 2012-13 sampling (CGWB Unnao profile). The 2024 state assessment lists Unnao for conductivity, fluoride, nitrate and uranium, and not for arsenic (CGWB, December 2024). None of this is a title issue, but it affects what a farmhouse parcel is worth. Test borewell water, and ask about flood and waterlogging history for low land.

District overview
Unnao — between Lucknow and Kanpur, with three expressways
Unnao lies between Lucknow and Kanpur on the Indo-Gangetic plain. It covers 4,558 sq km (CGWB, 2012-13 booklet) and had 3,108,367 people at Census 2011, in five tehsils: Bighapur, Hasanganj, Purwa, Safipur and Unnao (Census 2011 table). Lucknow and Kanpur are the two cities whose households and businesses make the likely buyer base. Distances were not sourced for this page.
CGWB gives net cultivated area of 305,439 hectares (2010-11) and a cropping intensity of about 157% (CGWB), which suggests productive, intensively used land. Private tubewells irrigate 217,626 ha and canals 68,678 ha. Crop mix and industry were not sourced for this page; ask the district agriculture office for village-level data.
Unnao has three expressways in one district. The Agra–Lucknow Expressway has been open since 21 November 2016 (UPEIDA), the Ganga Expressway was inaugurated on 29 April 2026 (AIR News) and the Awadh Expressway to Kanpur opened on 13 July 2026 (Free Press Journal). In November 2025 Swarajya reported that the Awadh road would intersect the Ganga Expressway in Unnao district (Swarajya, November 2025). Connectivity is a fact, not a promise, but it does not make every parcel near a road a good buy: we found no sourced price series.

Market & connectivity
What is moving prices in Unnao
Reported figures with the source of each named. Listing-site asking prices are not used.
Why there is no price table
Listing-site asking prices were removed from this page because they cannot be traced to registered deeds, and the two listing sources that had been used disagreed by about ten times. Collect registered sale deeds for the same village and treat any seller's figure as an opening position.
Plots
Plots are priced per square yard and are a different product from farmland. We found no sourced per-square-yard price and give none.
Circle rates
We found no report of an Unnao circle-rate revision. In March 2025 the state said district magistrates set minimum rates each year, usually in August, and can revise them mid-year; Unnao was not named in that report (PTI via The Week, March 2025). Check the rate for the mauza on IGRS UP.
Awadh Expressway villages
The expressway's greenfield section runs through 31 villages in Unnao (Free Press Journal, July 2026). We found no sourced price movement for them, and a parcel near the alignment may still sit under an acquisition or right-of-way notice.
Units and records
Revenue records carry area in hectares or square metres. Ask for the khasra number and the recorded area in the khatauni, and compare it with the sale deed before accepting a quote.
Stamp duty and circle rates
The Uttar Pradesh state page gives the stamp-duty structure, where the figures carry a confirm flag. No Unnao circle rate was read for this page, so check the Collector rate for the mauza on IGRS UP before pricing an offer.
Connectivity
How Unnao connects — road, rail, air and expressways
Unnao's buyer is split between Lucknow and Kanpur. Journey times vary with traffic and tolling.

🛣 Three expressways
The Agra–Lucknow Expressway lists Unnao among its districts (UPEIDA), and the Ganga Expressway runs through Unnao (AIR News, April 2026). Swarajya reported in November 2025 that the Awadh Expressway would intersect the Ganga Expressway in the district (Swarajya). See the Uttar Pradesh land-rules guide for the rules that apply to a parcel along any of these roads.

Awadh Expressway (Lucknow–Kanpur)
Inaugurated on 13 July 2026. A 63 km, six-lane road expandable to eight lanes, with an elevated section of about 18 km and a greenfield section of about 45 km through 11 villages in Lucknow district and 31 in Unnao. The project report estimate was about Rs 4,500 crore, and the reported Lucknow–Kanpur time is 35 to 45 minutes (Free Press Journal, July 2026; AIR News, 13 July 2026).
Agra–Lucknow Expressway
A 302 km six-lane road opened on 21 November 2016, built to eight-lane width. It runs from the Agra inner ring road to SH-40 in Lucknow and lists Unnao among its nine districts (UPEIDA).
Ganga Expressway
A 594 km Meerut–Prayagraj road inaugurated on 29 April 2026 through 12 districts, among them Hardoi and Unnao (AIR News, April 2026).
Lucknow State Capital Region
Notified on 20 July 2024 with Unnao among six districts and a 27,826 sq km extent (Business Today, July 2024). We found no regional land-use plan, so treat it as a framework and not as a price driver yet.
Industrial corridor land purchase near the Ganga Expressway
The District Magistrate's office posted a notice on land-purchase proceedings for "Industrial Corridor IMLC Phase-2", near the Ganga Expressway, for 10 February to 31 March 2026 (Unnao district portal). We did not open the attached file, so the villages and area are not stated.
Agriculture & terrain
Soil, water & crops in Unnao
Unnao is intensively cropped alluvial plain, with all blocks in the safe groundwater category in the last profile we read and water quality as the main concern.
🌾 Cropped area
The CGWB district profile (2012-13 data) gives net cultivated area of 305,439 hectares (2010-11), gross sown area of 478,649 ha and a cropping intensity of about 157% (CGWB Unnao profile). Crop-wise acreage for a specific village should come from the district agriculture office.
- Net sown 305,439 ha
- Cropping intensity 157%
💧 Water
The CGWB profile gives normal rainfall of about 837 mm in its rainfall table and 852 mm in its summary, with about 89% falling in the monsoon. Private tubewells irrigate 217,626 ha and canals 68,678 ha of a net irrigated area of 289,006 ha. Groundwater development was 75.26% on 2009 data, all 16 blocks were classed Safe (55.38% to 89.89%), and pre-monsoon depth in May 2012 ran from 2.15 to 14.13 m, with declines at most monitoring wells over 2003-2012 (CGWB). The data is old, so ask for current block status.
🧪 Water quality
The profile reports fluoride above the permissible limit in pockets, chromium above 50 micrograms per litre at many sites and arsenic above 50 micrograms per litre at several named locations (CGWB). The 2024 state assessment lists Unnao for conductivity, fluoride, nitrate and uranium (CGWB, December 2024), and Down To Earth put it in the moderate-risk group for arsenic in 2019 (Down To Earth, May 2019). A farmhouse with a borewell as its only drinking-water source should be tested before purchase.

🌾 Mandi price reference
Wholesale mandi prices for Unnao-district markets are published daily on the Agmarknet portal, which we did not open for this page. With a cropping intensity of about 157%, this is productive farmland, so compare any asking price with what the land earns before paying for road frontage.

Why investors look at Unnao
Three reasons this desk includes Unnao, with an honest note that price evidence is missing.
A position between two cities
Unnao sits between Lucknow and Kanpur with three open expressways (UPEIDA; AIR; Free Press Journal). A household in either city can plan a short trip to a plot, which is a better basis than a single announcement.
Productive farmland
CGWB gives a cropping intensity of about 157% on 305,439 hectares of net cultivated area (CGWB). That supports a plan to farm, lease or hold agricultural land, and not only to wait for a conversion.
Inside the State Capital Region
Unnao is one of six districts in the Lucknow State Capital Region (Business Today). The region is notified but not yet planned in the sources we read, so it is a reason to watch rather than a reason to pay a premium.
Confirm road alignments, groundwater quality and flood history directly — these are not certified by Farmland India's review.
STRAIGHT TALK
Risks & challenges in Unnao
Read these before shortlisting in Unnao specifically.
Alignment and acquisition
Three expressways, their interchanges and any service roads mean that many parcels sit near a notified line, and the District Magistrate's office has listed a land-purchase notice for an industrial corridor near the Ganga Expressway (Unnao district portal). Ask for the alignment status in writing and check the date of any notice.
Water quality
CGWB sampling found fluoride above permissible limits, and chromium and arsenic at some sites (CGWB). Test borewell water, and do not rely on untreated groundwater for drinking.
No sourced price series
We found no official or news price series, and the listing sites that were used disagreed by about ten times. Collect registered comparables from the sub-registrar before making an offer.
Industrial neighbours
We did not source the location of industrial or effluent clusters. Check how close a parcel is to such sources, and ask the local pollution-control office whether any restriction applies.
Ganges floodplain
The district lies on the Indo-Gangetic plain. Ask local revenue staff and neighbours about flood and waterlogging history, and check the record for any riverbed classification.
Tehsil and record changes
Census 2011 lists five tehsils, and a sixth, Bangarmau, appears in some lists. Use the revenue record for tehsil boundaries before filing anything.
NRI and OCI buyers
The RBI Master Direction does not allow NRIs and OCIs to buy agricultural land, plantation land or a farmhouse (RBI, updated September 2022). Read the Uttar Pradesh page before shortlisting from abroad.
Who to contact
Local revenue & registration offices
Mutation and agricultural-to-non-agricultural declarations under section 80 of the UP Revenue Code route through the Tehsildar and SDM of the relevant tehsil. Because Unnao is in the State Capital Region, ask the tehsil which authority, if any, holds planning powers over a given village. Sale-deed registration is handled by the local Sub-Registrar through IGRS UP, and khatauni extracts are on UP Bhulekh; we did not open either portal for this page. Read the UP agricultural land rules guide before filing anything.

COMMON QUESTIONS
Frequently asked questions
Everything buyers, NRIs and investors ask before their first reviewed farmland purchase in Unnao.
Visit full wiki01 of 04
What does land cost around Unnao?
We publish no per-acre band, because listing-site asking prices could not be traced to registered deeds and no official or news price series turned up. We also found no report of an Unnao circle-rate revision; district magistrates set minimum rates each year (PTI via The Week, March 2025). Check the Collector rate for the mauza on IGRS UP.
02 of 04
Which expressways pass through Unnao?
The Agra–Lucknow Expressway (open since 21 November 2016, UPEIDA), the 594 km Ganga Expressway (inaugurated 29 April 2026, AIR News) and the Awadh Expressway to Kanpur (opened 13 July 2026, Free Press Journal), whose greenfield section crosses 31 Unnao villages.
03 of 04
Is Unnao part of the Lucknow region?
Yes. The Lucknow State Capital Region, notified on 20 July 2024, covers Lucknow, Hardoi, Sitapur, Unnao, Rae Bareli and Barabanki (Business Today, July 2024). We read no regional land-use plan, so membership alone does not tell you what a parcel can be used for.
04 of 04
Is groundwater safe to drink in Unnao?
CGWB's profile (2012-13) classed all 16 blocks Safe for extraction but recorded fluoride above the limit in pockets and chromium and arsenic at some sites. The 2024 state assessment lists Unnao for fluoride, nitrate, uranium and conductivity. Test any borewell used for drinking.
