District overview

Chandauli — Varanasi’s rice-and-wheat hinterland

Chandauli is a district on the Bihar border where the Karmanasa river marks the boundary, about 30 km east-south-east of Varanasi. The district portal gives 1,952,756 people at the 2011 Census and names the Ganga, Karmanasa and Chandraprabha rivers (district portal). The CGWB district profile gives 2,541 sq km, nine blocks and three tehsils, an older count that other lists dispute, so treat the figures as orders of magnitude and confirm with the district office (CGWB profile). Mughalsarai, the district's rail town, lies in Chandauli (Tribune, August 2017) and its junction was renamed Pt Deen Dayal Upadhyaya Junction in June 2018 (Business Standard, June 2018).

The buyer geography is Varanasi. The district portal puts Chandauli about 30 km from the city, so a plot on the Varanasi side is a short drive, while southern parts such as the Chandraprabha area, about 70 km from Varanasi (UP Eco-tourism), are further out. The Tribune reported in August 2017 that Mughalsarai is the fourth busiest railway station in India, on the Howrah–Delhi Grand Chord line (Tribune, August 2017), which is why Chandauli is easier to reach by rail than most districts of its size. A buyer who works in Varanasi, Prayagraj or Patna and wants a weekend place or a long hold is the realistic user; a daily commuter should test peak-hour traffic first.

The land story is irrigated rice and wheat. ICAR-CRIDA, using 2007-08 data, shows rice on 114,117 hectares and wheat on 102,076 hectares against a net sown area of 135,595 hectares, a cropping intensity of 187% and 83% of irrigation from canals (ICAR-CRIDA). The south is different: hill and forest country with the Chandraprabha Sanctuary and the Rajdari and Devdari waterfalls (UP Eco-tourism), over a hard-rock base of Vindhyan sandstone and quartzite (CGWB profile). We found no sourced per-acre price series, so this page is a map of questions to ask, not a price guide. Read the UP land-rules guide before shortlisting.

Market & connectivity

What is moving prices in Chandauli

Reported figures with the source of each named. Listing-site asking prices are not used.

No price series

Listing-site asking prices were removed from this page because they cannot be traced to registered deals. We found no registered-rate, collector-rate or news series for farmland in Chandauli. Collect registered sale deeds for the same village before pricing an offer.

Circle rates

District magistrates set minimum land rates each year and can revise them mid-year (PTI via The Week, March 2025). That report did not name Chandauli among districts where revision was complete, under way or due, so we cannot say what changed here. We did not open the Chandauli rate table, so no figure is given. Stamp duty follows the state page, which carries a CONFIRM flag.

Units

Khatauni records show area in hectares or square metres. This page quotes only in acres and square yards; convert any seller's quote before comparing.

Expressway and rail effects

The Varanasi–Ranchi–Kolkata Expressway starts in Chandauli and Mughalsarai is a major junction, so sellers near these links may ask for a premium. We found no sourced price premium for either, so treat any claim of one as unproven until a registered deed shows it.

Rice and wheat economics

Rice and wheat dominate the cropped area and canals supply 83% of irrigation in ICAR-CRIDA's plan (ICAR-CRIDA), so farmland in the canal-fed plain has a steady farming buyer base. Farm income is small next to asking prices for land near a highway, so price a parcel on location and use, not on yield.

Water quality

The CGWB 2024 state report lists no water-quality exceedance for Chandauli (CGWB, December 2024), and the older district profile puts arsenic within 10 micrograms per litre (CGWB profile). Neither is a substitute for a test: borewell water on any parcel where people will live should be tested.

Connectivity

How Chandauli connects — road, rail and air

Chandauli’s buyer base is Varanasi, about 30 km away. No surveyed road distances were opened for this page, so check a live route.

🚉 Better on rail than most districts

Mughalsarai’s junction gives Chandauli rail access to north and east India that few districts of its size have. The Varanasi–Kolkata Expressway is meant to shorten the road journey to Kolkata, but reports differ on how much (OneIndia, December 2024, gives 6-7 hours against 12-14 now). Neither changes the fact that this is a Varanasi-and-Bihar-border market, not a Delhi one. Read our Uttar Pradesh land-rules guide before you buy.

Operational

NH-19 and Mughalsarai Junction

Mughalsarai Junction lies on the Howrah–Delhi Grand Chord, was reported as the fourth busiest station in India in 2017 (Tribune, August 2017) and was renamed Pt Deen Dayal Upadhyaya Junction in June 2018 (Business Standard, June 2018). These existing links, not a new project, are what connect Chandauli to Varanasi and beyond today.

Reported under way · progress not confirmed

Varanasi–Ranchi–Kolkata Expressway (NH-319B)

A 610 km greenfield expressway reported at about Rs 35,000 crore, with the foundation stone laid in February 2024 and about 22 km in Uttar Pradesh, all in Chandauli (OneIndia, December 2024). The Uttar Pradesh section is Package 1, from km 0 to km 27 (The Metro Rail Guy, September 2024). Reports expect completion in 2026 or 2026-27 (Swarajya, March 2023); we found no October 2026 progress report, so do not price land on a date.

No project sourced

Other corridors or industrial parks

We found no sourced industrial corridor or airport for Chandauli beyond the expressway and the rail junction. Check the NHAI and UP Public Works Department sites for current announcements before relying on any project mentioned by a seller.

Agriculture & terrain

Soil, water & crops in Chandauli

Chandauli is a canal-irrigated rice-wheat plain, with a hard-rock and forest south and groundwater data that are more than ten years old.

🌾 Crops and soil

ICAR-CRIDA (2007-08 data) gives a net sown area of 135,595 hectares, cropping intensity of 187%, rice on 114,117 hectares, wheat on 102,076 and lentil on 13,771. Soils are loam (48%), clay loam (21%), clay (10%), sandy loam (8%), sandy (7%) and rocky (5%) (ICAR-CRIDA). Village-level soil data sit on the Soil Health Card portal, which we did not open.

  • Rice
  • Wheat
  • Lentil
  • Loam soil

💧 Water

ICAR-CRIDA puts normal rainfall at 1,056.4 mm, 926.4 mm of it in the June to September monsoon; canals supply 83% of irrigation and bore wells about 16% (ICAR-CRIDA). The CGWB district profile gives a stage of groundwater development of 33.45% on a March 2009 assessment, all nine blocks safe, and pre-monsoon depths of 1.42 to 14.24 m in May 2012 (CGWB profile). Both are old, so ask for the block's current category and test borewell water.

🌊 Rivers, hills and the south

The Ganga, Karmanasa and Chandraprabha rivers shape the district (district portal). The CGWB profile describes Gangetic alluvium in the north and a hard-rock terrain of Vindhyan sandstone and quartzite in the south, which is a different groundwater proposition from the plain (CGWB profile). Walk any southern or forest-edge parcel in the dry season and ask about borewell depth and access roads.

🌾 Mandi price reference

Wholesale prices for district mandis are published daily on the Agmarknet portal, which we did not open for this page. Paddy, wheat and lentil are the benchmark crops. The ICAR-CRIDA data are from 2007-08, so use them for the crop mix, not for current yields.

Why investors look at Chandauli

Three reasons this desk includes Chandauli, with a plain note that no price series was sourced and water data are old.

A short drive from Varanasi

The district portal puts Chandauli about 30 km from Varanasi, which gives a Varanasi buyer a closer option than most of the city's surroundings. Whether that shows in prices is not documented in any series we found.

Rail and expressway access

Mughalsarai is a major rail junction (Tribune, August 2017), and the Varanasi–Kolkata Expressway starts in the district, so access improves if the project is completed. No completion date or price effect is sourced.

A forest-and-waterfall south

The Chandraprabha Sanctuary and the Rajdari and Devdari waterfalls (UP Eco-tourism) give the south a nature-day-trip identity that could support a small homestay, though we found no sourced price premium.

STRAIGHT TALK

Risks & challenges in Chandauli

Read these before shortlisting in Chandauli specifically.

Thin price evidence

No per-acre series was found for farmland here. Gather registered deeds and circle rates before negotiating.

Expressway acquisition

The NH-319B alignment runs about 22 km through the district. Ask whether any notification covers your khasra number before paying an advance.

Forest and sanctuary edges

Parcels near Chandraprabha may face limits on building and fencing. Get the forest department’s written position first.

Conflicting groundwater data

CGWB's district profile shows all nine blocks safe on 2009 data, which is old. Check current block status and borewell depth.

Hard-rock water in the south

Wells in the Vindhyan quartzite terrain depend on fractures. Ask neighbours about yield in the dry season.

Land category and title

A khatauni that looks clean on UP Bhulekh can still carry tenancy or joint-holding issues. Read it before signing, and remember that section 89(2) caps total holdings at 5.0586 hectares.

Conflicting statistics

Area is 2,541 sq km in the CGWB profile and rainfall 1,056.4 mm in ICAR-CRIDA against 1,069.6 mm in the CGWB text; tehsil counts differ across lists. Use them as orders of magnitude.

Who to contact

Local revenue & registration offices

Mutation, khatauni extracts and record corrections for Chandauli are handled at the tehsil, with the District Magistrate’s office as the district authority; the district portal is at chandauli.nic.in. Sale-deed registration is at the local Sub-Registrar, and land records are on UP Bhulekh and IGRS UP; we did not open either portal for this page. Forest and sanctuary questions go to the forest department, expressway questions to the NHAI project office, and plotted layouts should be checked with the state RERA. Confirm the exact office for your village with the District Magistrate’s office.

What does land cost in Chandauli?

We publish no per-acre band, because listing-site asking prices could not be traced to registered deeds and we found no official or news series. District magistrates set circle rates each year (PTI via The Week, March 2025), and that report did not name Chandauli; check the village rate on IGRS UP and collect registered sale deeds.

Data-currency note: the CGWB brochure uses 2009 and 2012 data and counts three tehsils against five in other lists, ICAR-CRIDA crop areas are for 2007-08, and the expressway items are reports from 2023 and 2024 with no October 2026 progress report found. No listing-site prices are used, and this is a general guide, not legal advice. Report inaccuracies to wiki@farmlandindia.com.
