District overview

Kheri — Terai farmland beside Dudhwa

Lakhimpur Kheri covers 7,680 sq km on the Nepal border in the Lucknow division, with 40,21,243 people at the 2011 Census, 15 blocks and 1,798 revenue villages (district portal). The portal lists seven tehsils (Lakhimpur, Mohammadi, Gola, Nighasan, Dhaurahra, Palia and Mitauli); the MSME district industrial profile lists six. CGWB places part of the district in the Sharda–Ghaghra interfluve (CGWB district profile), and the ICAR-CRIDA plan records contingencies for both drought and flood.

Lucknow is the division headquarters and the natural buyer pool, but we found no sourced road distance and the earlier figures have been removed. The MSME profile counts 168 km of rail line in the district (2010-11). The Ganga Expressway does not appear to cross it: the 12 districts listed for the 594 km road do not include Lakhimpur Kheri (The Hitavada, April 2026). Hapur is a separate NCR-edge market; see the Hapur page only for contrast.

Sugarcane covers 234,000 hectares, wheat 193,000 and rice 185,400 in the ICAR-CRIDA plan (2011-12), and the MSME profile lists nine sugar-mill units. The Terai edge adds Dudhwa, a reserve of 2,201.77 sq km across Lakhimpur Kheri, Shahjahanpur and Bahraich (NTCA Dudhwa brief). The same forest brings land-use limits and wildlife conflict. We found no sourced price series for the district.

Market & connectivity

What is moving prices in Lakhimpur Kheri

Sourced figures with the source of each named. Where no source exists, the page says so.

No sourced price series

We found no official or news series for Lakhimpur Kheri farmland. Earlier drafts used asking prices from listing sites; none could be traced to a registered deed, so none appear here. Collect registered sale deeds for the village and the same land category before judging any quote.

What we left out

Several listing-site entries were implausible in either direction, for example totals far below any credible farmland value and single "from" prices with no village. We did not use them. Ask any seller who quotes such a number for documents.

Units and records

Quotes in local units are not comparable until converted. Ask for the area in acres or square metres from the khatauni before you compare anything.

Dudhwa and the tourism question

A homestay or eco-stay plan near the reserve depends on land-use permission, forest-department rules and road access, and we found no sourced price premium for land near Dudhwa. Treat any claim of a tourism premium as unproven.

Sugar belt economics

Sugarcane is the largest crop by area at 234,000 hectares (ICAR-CRIDA plan), and the MSME profile lists nine sugar-mill units (MSME district industrial profile). Cane payment timing and local mill policy affect farm income, which this page does not quantify.

Circle rates

District magistrates set circle rates each year (PTI via The Week, March 2025). We did not open a Lakhimpur Kheri schedule, so none is quoted; check the village, land category and road class on IGRS UP.

🌳 Dudhwa is a destination, not a commute

Dudhwa is a destination rather than a commute. A railway line and a road cross the park, and the reserve spans Palia, Nighasan, Gola and Powayan tehsils (NTCA Dudhwa brief). We found no sourced distances, so drive the route before planning a weekend base. Read our Uttar Pradesh land-rules guide before you buy.

Status labels maintained by the Farmland India research desk. Announced timelines are not guaranteed.

Operational

Existing rail and roads

The MSME profile counts 168 km of rail line in the district (2010-11). We found no sourced highway alignment or new road project, so existing links are what connect the district to Lucknow today.

Not sourced

Palia airstrip

Earlier text described a non-operational airstrip near Dudhwa. We found no source for it or for any redevelopment, so no airport should enter a price.

No project sourced

Other expressways or industrial corridors

We found no sourced expressway, rail doubling or industrial corridor specific to Lakhimpur Kheri, and the Ganga Expressway route of 12 districts does not include it (The Hitavada, April 2026). Check NHAI and the state public works department for current announcements before relying on any project a seller mentions.

Agriculture & terrain

Soil, water & crops in Kheri

Lakhimpur Kheri is a Terai sugarcane-wheat-rice district on silty and loamy soils, with safe groundwater in the CGWB profile and an arsenic watch in Nighasan and Palia.

🌾 Crops and soil

The ICAR-CRIDA plan gives a net sown area of 479,700 hectares and cropping intensity of 149% (2011-12 data), with sugarcane on 234,000 hectares, wheat on 193,000 and rice on 185,400. Soils are deep silty (35%), deep loamy (30%) and deep silty with eroded loamy soils (18%). The CGWB district profile counts forest at 2,321.54 sq km, while the MSME profile gives 165,212 hectares; confirm before relying on either.

💧 Water

The ICAR-CRIDA plan puts normal rainfall at 1,068.7 mm, with 921.8 mm in the June to September monsoon; the CGWB district profile gives 1,093.5 mm and the district portal 1,085.3. The CGWB profile (assessment 2012-13) shows a pre-monsoon water table of 2.95 to 9.66 m below ground, a stage of development of 61.89% and all 15 blocks safe. Tubewells supply 95% of irrigation and canals about 5% (ICAR-CRIDA). Arsenic reached 138 ppb, with Nighasan and Palia the most affected blocks, and iron 1.863 mg per litre at Dhaurahra, so test any borewell.

🌊 Floods, drought and the forest edge

The ICAR-CRIDA plan carries contingency plans for both drought and flood, and the CGWB district profile places part of the district in the Sharda–Ghaghra interfluve. Dudhwa Tiger Reserve covers 2,201.77 sq km (core 1,093.79, buffer 1,107.98) across Lakhimpur Kheri, Shahjahanpur and Bahraich (NTCA Dudhwa brief). Walk any river-side or forest-edge parcel in the monsoon and ask about flood marks, access roads and wildlife.

🌾 Mandi price reference

Wholesale prices for Lakhimpur Kheri markets are published daily by the national agricultural market portal, Agmarknet, and village soil data by the Soil Health Card portal; we did not open either for this page. Farm income is modest next to any land price, so judge a parcel on location and lawful use, not on yield.

Why investors look at Kheri

Three reasons this desk includes Lakhimpur Kheri, with a plain note that price evidence is missing and forest rules apply near Dudhwa.

A Terai landscape with Dudhwa nearby

Dudhwa Tiger Reserve covers 2,201.77 sq km across Lakhimpur Kheri, Shahjahanpur and Bahraich (NTCA Dudhwa brief), which gives the northern belt a nature-tourism identity. Any eco-stay plan depends on forest and land-use permission.

No price comparison possible

We found no sourced price series for the district, so this page makes no price comparison with Hapur or any other market. Collect registered deeds before forming a view.

A real farm economy

Sugarcane, wheat and rice cover large areas (ICAR-CRIDA plan) and the MSME profile lists nine sugar-mill units, so land has an agricultural buyer base even without tourism.

STRAIGHT TALK

Risks & challenges in Kheri

Read these before shortlisting in Lakhimpur Kheri specifically.

No sourced price evidence

We found no sourced price series. Gather registered deeds and circle rates before negotiating.

Forest and buffer-zone controls

Parcels near Dudhwa may face limits on building and commercial use. Get the forest department's written position first.

Flood and waterlogging

CGWB places part of the district in the Sharda–Ghaghra interfluve and the ICAR plan carries a flood contingency. Inspect in the monsoon and ask about flood marks.

Arsenic and iron in water

The CGWB profile (assessment 2012-13) found arsenic up to 138 ppb, most in Nighasan and Palia. Test borewell water before building.

Wildlife and crop damage

Land beside forest may see wild-animal damage to crops and fences. Ask neighbours about it before buying.

Distance and travel time

Lucknow is the divisional city, but we found no sourced road distance. A weekend plan needs a real drive time, not a map distance.

Conflicting statistics

Tehsils are seven on the district portal and six in the MSME profile, and normal rainfall is 1,068.7 mm (ICAR-CRIDA), 1,085.3 mm (district portal) or 1,093.5 mm (CGWB). Use these as orders of magnitude.

Who to contact

Local revenue & registration offices

Mutation, khatauni extracts and record corrections for Lakhimpur Kheri are handled at the tehsil (the district portal lists Lakhimpur, Mohammadi, Gola, Nighasan, Dhaurahra, Palia and Mitauli), with the District Magistrate's office as the district authority. Sale-deed registration is at the local Sub-Registrar, and land records and circle rates are on UP Bhulekh and IGRS UP, neither of which we opened for this page. Forest and protected-area questions go to the Dudhwa Tiger Reserve management and the forest department, and plotted layouts should be checked with the state real-estate regulator. Confirm the exact office for your village with the District Magistrate's office.

Farmland India ("the Platform"), operated by Bulk Procure Private Limited, is a digital marketplace for listing agricultural land, farmhouse and plotted development projects. The Platform is not a real estate broker, agent or intermediary under RERA or any other applicable law, and does not act for either party to a transaction.

Listings are submitted by developers, owners and their authorised representatives. Before publication, the Platform carries out a documentary review of the material supplied and records what was sighted. That review is limited to the documents made available to us at that time.
