District overview

Sant Ravidas Nagar โ€” the carpet city between Varanasi and Prayagraj

Sant Ravidas Nagar is the official name of the district that nearly everyone calls Bhadohi. The district portal gives 1,015 sq km, 1,578,213 people at Census 2011 and 1,217 villages (Bhadohi district portal). The Ministry of MSME industrial profile calls it the smallest district in Uttar Pradesh, with three tehsils (Aurai, Bhadohi and Gyanpur), six blocks and Gyanpur as the headquarters, but gives an area of 1,055.99 sq km (district industrial profile), so confirm the area with the revenue office. The Ganga, Varuna and Morva run through it, and it sits between Jaunpur to the north, Varanasi to the east, Mirzapur to the south and Prayagraj to the west (district portal). The realistic buyer geography is Varanasi and Prayagraj. We found no sourced road distance to either city, so check the live route before planning a site visit.

Bhadohi is the โ€œCarpet Cityโ€. The industrial profile calls the district home to one of the largest hand-knotted carpet-weaving hubs in South Asia, counts 3,696 registered small units between 1995-96 and 2010-11, and notes that carpets from nine districts can carry the handmade carpet of Bhadohi geographical indication (district industrial profile). The Indian Institute of Carpet Technology was set up in Bhadohi in 2001 (district portal). For a land buyer this matters in one way: it is a working manufacturing district with a large rural labour base, a different market from a pure farming or orchard district. We found no price series that links the carpet trade to land values, so do not read one into the other.

We publish no per-acre price for this district. The asking prices on the earlier version of this page could not be traced to registered deeds, and we found no official or news series to replace them. District magistrates revise circle rates each year (PTI via The Week, March 2025), so read the rate for the specific village on IGRS UP and collect registered sale deeds from the same village before comparing any quote.

Market & connectivity

What is moving prices in Sant Ravidas Nagar

What was checked, what was found, and how to price a parcel. Nothing on this page is an estimate of value.

Listing evidence

The earlier version quoted asking prices from listing sites. They are removed: they carried no deed, village or date that we could trace, and we found no official or news price series for Bhadohi. We therefore publish no asking-price band.

Expressway corridors

Two expressway plans name Bhadohi: the Vindhya Expressway, whose alignment the cabinet approved on 21 July 2026 (ThePrint, July 2026), and a Ganga Expressway extension approved in January 2025 (AIR News, January 2025). We opened no village list for either, and no price effect has been measured. A corridor can lift asking prices before any land is taken, and can also remove or split parcels.

Carpet-belt demand

The industrial profile gives figures that differ widely: about 72,000 artisans in one cluster section and 22 lakh rural artisans for Bhadohi elsewhere (district industrial profile). We found no sourced price for industrial plots or godown land near Bhadohi city or Gyanpur, so we give none. If you are looking at land for a workshop, ask the Tehsildar for the recorded land class first.

Circle rates

We did not read circle rates on IGRS UP for any village in the district. District magistrates revise circle rates each year (PTI via The Week, March 2025), so check the rate for the specific mauza, and add stamp duty and registration from the state page, before judging an asking price.

Planning and conversion

Whether a parcel can carry a house or a workshop depends on its recorded land class and on section 80 of the Revenue Code, which was amended in 2026. The legal notes above set out the two routes.

Units

The khatauni records area in hectares or square metres. Convert any seller's figure to acres (1 acre = 43,560 sq ft) before comparing. This page quotes no price, so it makes no conversions.

Connectivity

How Sant Ravidas Nagar connects โ€” road, rail, air and expressways

Varanasi and Prayagraj are the cities that matter for this page, because nearby buyers live there and the larger airport and rail hubs are there. We found no sourced road distances, so check the live route.

๐Ÿ›ฃ The expressway link

The Ganga Expressway (Meerut to Prayagraj, 594 km) was inaugurated on 29 April 2026 and ends at Prayagraj, west of Bhadohi (AIR News, April 2026). Two further plans name Bhadohi: a Ganga Expressway extension approved by the cabinet in January 2025 (AIR News, January 2025) and the Vindhya Expressway, whose alignment was cleared on 21 July 2026 (ThePrint, July 2026). Neither is built. See the Uttar Pradesh land-rules guide for the rules that apply to a parcel along any new road.

Growth catalysts

Upcoming infrastructure & developments

Status labels maintained by the Farmland India research desk. Government-announced timelines โ€” not guaranteed.

Operational

Ganga Expressway Phase 1 (Meerutโ€“Prayagraj)

A 594 km road inaugurated on 29 April 2026 that crosses 12 districts (AIR News, April 2026). It ends at Prayagraj, west of Bhadohi, so its effect on Bhadohi land is indirect and unproven.

Approved ยท no construction reported

Vindhya Expressway (Prayagrajโ€“Sonbhadra)

The UP cabinet approved the alignment on 21 July 2026 at about Rs 26,315 crore, six lanes expandable to eight (ThePrint, July 2026). Swarajya, July 2026 gives 333 km through Bhadohi, Mirzapur, Varanasi and Chandauli to near NH 39 in Sonbhadra. No land acquisition, tender or village list was reported, so treat it as a plan.

Operational

Varanasi airport (Lal Bahadur Shastri)

The Union aviation minister reviewed a new terminal for 6 million passengers a year, costed at about Rs 2,870 crore, in June 2026, and the existing terminal had reached capacity (Aviation and Defence Universe, June 2026). It is an existing asset, not a catalyst, but it matters for buyers who travel often.

Agriculture & terrain

River plain, crops & water in Sant Ravidas Nagar

Bhadohi lies on the Ganga plain. The industrial profile describes fertile river-plain soil with wheat and rice as the main crops; we did not open a CGWB or ICAR-CRIDA profile for the district.

๐ŸŒพ Soil and crops

The industrial profile (2009-10 data) lists wheat and rice as the main crops, with gram, pigeon pea and black gram also grown, on fertile river-plain soil, and puts the area in agricultural statistics at 103,102 ha, of which 17,646 ha is non-agricultural and 2,256 ha cultivable barren (district industrial profile). Ask the district agriculture office for soil type and cropping pattern, and look up parcel-level soil data on the Soil Health Card portal.

  • Ganga plain
  • Rice
  • Wheat
  • Pulses

๐Ÿงถ Carpet economy

The carpet trade is the district's defining industry rather than a crop. The industrial profile counts 3,696 registered units with about 15,800 workers (1995-96 to 2010-11) and describes a geographical indication covering carpets from nine districts (district industrial profile); the state's one-district-one-product page lists carpets as the district's product (ODOP Uttar Pradesh). Farming is often a household second income, so price farmland on location and permitted use, not on crop income. Crop guidance is available from ICAR.

  • Bhadohi
  • GI (nine districts)

๐Ÿ’ง Water

CGWB's 2024 Uttar Pradesh report lists Sant Ravidas Nagar among districts with nitrate and uranium above limits in places (CGWB, December 2024). We found no block-wise stage-of-extraction figures for Bhadohi, Suriyawan, Gyanpur, Deegh, Abholi or Aurai, so ask CGWB for the block category and test borewell water before buying.

  • Varuna
  • Morwa

๐ŸŒพ Mandi price reference

Live wholesale prices for rice, wheat and pulses are published on Agmarknet. We did not read a Bhadohi mandi page for this version. Farm income is small beside the cost of land, so price a parcel on location, access and permitted use.

Why investors look at Sant Ravidas Nagar

Three reasons this desk includes Sant Ravidas Nagar, with a note that price evidence is missing and the road story is still a plan.

Two city markets within reach

Varanasi lies to the east and Prayagraj to the west of the district (district portal), so a household in either city can look at land here without a long journey; check the live route for timings. That gives the district a weekend and second-home angle that does not depend on a single announced project.

A distinct industrial identity

The industrial profile calls Bhadohi one of the largest hand-knotted carpet hubs in South Asia, and carpets hold a geographical indication (district industrial profile). A working economy and many artisan households suggest day-to-day demand for small plots, though we found no price series to confirm it.

A road option, not yet a road

The Vindhya Expressway alignment was approved in July 2026 (ThePrint) and a Ganga Expressway extension in January 2025 (AIR News), and both name Bhadohi. If either is built, early buyers in the corridor could benefit; if it is delayed or realigned, they could be left waiting, so treat it as optionality and not as a forecast.

STRAIGHT TALK

Risks & challenges in Sant Ravidas Nagar

Read these before shortlisting in Sant Ravidas Nagar specifically.

No price evidence

We publish no price for this district. Collect several registered comparables for the exact village before negotiating, and check circle rates on IGRS UP.

Flood plain and river banks

Three rivers run through a district of about 1,015 sq km (district portal). We have not read a flood map, so check land class, water-line history and any bank-erosion notice for river-side parcels.

Proposed expressway not built

The Vindhya Expressway alignment was approved in July 2026 (ThePrint) and the Ganga Expressway extension in January 2025 (AIR News); no construction or village list was reported. Do not pay a premium for a road that has no notified alignment.

Planning status unknown

We did not read any notified planning document. Ask in writing whether the khasra is in a planning area, what its land-use class is, and which section 80 route applies after the 2026 amendment.

Industrial town, small district

With 1,578,213 people in about 1,015 sq km (district portal), land is under pressure and holdings may be fragmented. Check the khatauni for co-owners and undivided shares.

Groundwater quality

CGWB's 2024 report lists the district for nitrate and uranium above limits in places (CGWB, December 2024). Obtain block groundwater status and a water test before planning a borewell or an orchard.

NRI and OCI buyers

FEMA bars NRIs and OCIs from buying agricultural land, plantation land or a farm house in India (RBI Master Direction FED 12/2015-16). Families abroad should read the Uttar Pradesh page before shortlisting.

Who to contact

Local revenue & registration offices

Agricultural-to-non-agricultural declarations under section 80 of the UP Revenue Code, and mutation, route through the Tehsildar and SDM of the relevant tehsil (Aurai, Bhadohi or Gyanpur). Sale-deed registration is handled by the local Sub-Registrar through IGRS UP, and khatauni extracts are on UP Bhulekh; we did not open either portal for this page. The district's own site is bhadohi.nic.in. Read the UP agricultural land rules guide before filing anything.
