District overview

Farrukhabad — a potato belt on the Ganga, with a link expressway on the way

Farrukhabad is a district in central Uttar Pradesh with its headquarters at Fatehgarh. The district portal gives an area of 228,830 hectares (2,288.3 sq km), three tehsils, seven blocks and a population of about 18.85 lakh. The Ganga and Ramganga lie to the east and the Kali to the south (district portal). The district was formed on 18 September 1997 when Kannauj was carved out of it (Kannauj district portal), so older documents may still show Kannauj villages under Farrukhabad. We did not find a sourced road distance to Kanpur, Lucknow or Delhi, so check a live route.

The farm economy is potato and wheat. ICAR-CRIDA's plan puts wheat at about 73,900 hectares, potato at about 33,100 hectares, maize at about 31,200 hectares and paddy at about 13,500 hectares in 2013-14 (ICAR-CRIDA). Zardozi embroidery is a large non-farm trade: the district industrial profile counts about 1.75 lakh trained craftsmen and about 360 registered units, on 2010-11 era data (industrial profile). We found no visitor-number source for the district's heritage sites, so treat them as a story and not as demand evidence.

For a buyer, the question is geography. Farrukhabad is not on the Agra–Lucknow Expressway, which UPEIDA lists as running through Agra, Firozabad, Mainpuri, Etawah, Auraiya, Kannauj, Kanpur Nagar, Hardoi, Unnao and Lucknow (UPEIDA). A link expressway of about 91 km is planned to join it to the Ganga Expressway and is at the bidding stage (Indian Infrastructure, May 2026). Until it is built, price land on today's roads. See the Uttar Pradesh land-buying guide for who can buy and how much.

What is moving prices in Farrukhabad

Reported figures with the source of each named. Listing-site asking prices and unchecked circle-rate reports are not used.

No price series

Listing-site asking prices were removed from this page because they cannot be traced to registered deals. The circle-rate figures in the earlier draft came from local-language reports we could not check against IGRS UP, so they are dropped. We found no registered-rate, collector-rate or English-language news series for farmland in Farrukhabad.

Circle rates

District magistrates set minimum land rates each year and can revise them mid-year (PTI via The Week, March 2025). That report did not name Farrukhabad among districts where revision was complete, under way or due. We did not open the Farrukhabad rate table, so no figure is given.

Link expressway status

Indian Infrastructure (September 2025) reports an estimated Rs 74.88 billion, a 548-day build and a five-year maintenance period on an EPC contract (Indian Infrastructure, September 2025). Its May 2026 report puts the 90 km Farrukhabad Link in the bidding stage, with awards targeted for September or October 2026 (Indian Infrastructure, May 2026). News24 (29 September 2026) says UPEIDA is inviting bids and that foundation stones for four link expressways are likely between 1 and 15 October (News24, September 2026). We did not confirm whether a stone has been laid.

Route and phases

Daily Jagran reports two phases: Kudrail to Nadaura (about 50 km) and Nadaura to Sawaijpur (40.83 km), with planned interchanges at Sarai Mandu, Kanhepur, Daspur, Babarpur, Ghazipur and Timirpur (Daily Jagran, September 2025). News24 says the road merges with the Ganga Expressway in Shahjahanpur, while two other reports name Sawaijpur in Hardoi; we use Hardoi and treat the end point as unconfirmed.

Acquisition and compensation

We found no English-language report on how much land has been acquired or what compensation is being paid. Earlier local-language figures are dropped. Ask the tehsil for the village list, the notification date and the compensation basis in writing.

Stamp duty and registration

Stamp duty and registration fees follow the state page, which carries a CONFIRM flag. Check the current circle rate for the exact village on IGRS UP before pricing an offer; we did not open it for this page.

🛣 Not on the Agra–Lucknow Expressway — yet linked by a planned spur

The 302.222 km Agra–Lucknow Expressway opened on 21 November 2016 and, per UPEIDA, runs through Agra, Firozabad, Mainpuri, Etawah, Auraiya, Kannauj, Kanpur Nagar, Hardoi, Unnao and Lucknow; Farrukhabad is not on that list (UPEIDA). The Farrukhabad Link Expressway is meant to join it to the Ganga Expressway; see the upcoming-infrastructure cards below.

Farrukhabad Link Expressway

A six-lane, access-controlled greenfield road of about 90 to 91 km, reported at Rs 7,488.74 crore (Rs 6,258.90 crore for construction and Rs 1,100 crore for land), running from Kudrail in Etawah to Sawaijpur in Hardoi through Farrukhabad (Daily Jagran, September 2025; Indian Infrastructure, September 2025). On 29 September 2026 News24 reported that bids were invited and foundation stones were likely between 1 and 15 October (News24, September 2026). Not yet built.

Operational

Ganga Expressway (Phase 1)

The 594 km Meerut–Prayagraj expressway was inaugurated on 29 April 2026 and passes through 12 districts, including Budaun, Shahjahanpur and Hardoi (AIR News, April 2026). Farrukhabad is not among the districts named; the link road is what would connect it.

Operational

Agra–Lucknow Expressway

Open since November 2016, six lanes expandable to eight, 302.222 km from Agra to Lucknow (UPEIDA). Kannauj and Mainpuri, the nearest districts on the route, are among those it passes through.

Land rates along the link

We found no English-language report on a circle-rate resurvey or any change in compensation along the link. Treat any seller's claim about a rate revision as unproven until the District Magistrate's office confirms it in writing.

Agriculture & terrain

Soil, water & crops in Farrukhabad

Farrukhabad is irrigated Gangetic alluvium — potato, wheat and maize country, with flood-plain land near the rivers and patches of salinity inland.

🌾 Cropped area

ICAR-CRIDA's plan (2013-14 crops) gives wheat at 73,900 hectares, potato at 33,100, maize at 31,200, paddy at 13,500 and bajra at 3,900, on a net sown area of 149,000 hectares and a cropping intensity of 116% (ICAR-CRIDA). Crop-wise data for a village should come from the district agriculture office and the Soil Health Card portal, which we did not open.

  • Potato
  • Wheat
  • Maize

💧 Water

Normal rainfall is 795.4 mm in about 67 rainy days, of which the June to September monsoon brings 705 mm. Tubewells supply 97.8% of the gross irrigated area and canals only 2.2% (ICAR-CRIDA). The CGWB 2024 state report lists Farrukhabad among districts with fluoride above 1.5 mg per litre in some samples (CGWB, December 2024) and gives no block-wise extraction for the district. Test borewell water and ask for the block category.

🟫 Soils and flood plain

ICAR-CRIDA describes mainly deep loamy and silty soils on the alluvial plain, with some slightly to moderately saline or sodic patches and some waterlogged or flood-prone areas (ICAR-CRIDA). Its flood table lists floods as occasional events. Ask for the khatauni and local flood history for any parcel near the rivers.

🌾 Mandi price reference

Wholesale prices for potato, wheat and maize at district mandis are published daily on the Agmarknet portal, which we did not open for this page. Potato income swings with cold-storage and market cycles, so price a parcel on its location, water and road access and treat crop income as a bonus.

District report — Farrukhabad

Farmland India view

Why investors look at Farrukhabad

Three reasons this desk includes Farrukhabad, with a plain note that no price series was sourced and the link expressway is not yet built.

A real farm economy

Wheat and potato cover large areas, tubewells irrigate almost all of it, and potato is the district's best-known crop. A plot here can be farmed or leased out, not only held.

Zardozi trade

The industrial profile counts about 1.75 lakh trained craftsmen and about 360 registered units (2010-11 era data), which gives the town economy a base beyond farming. We have no current employment figure.

A link expressway at the bidding stage

The planned Farrukhabad Link Expressway would tie the district to the Agra–Lucknow and Ganga expressways. News24 reported on 29 September 2026 that bids were invited, but we found no construction report and no sourced price effect.

STRAIGHT TALK

Risks & challenges in Farrukhabad

Read these before shortlisting in Farrukhabad specifically.

Link expressway is not built

News24 reported on 29 September 2026 that bids were invited and foundation stones were likely in October. Price a parcel on today's roads and water, not on the alignment.

Acquisition and compensation uncertainty

We found no English-language report on acquisition progress or the compensation basis. A parcel on the alignment can be taken in part or whole; check the notification first.

No price series

We found no registered-rate or news series for farmland here, and earlier circle-rate figures were dropped. Collect registered sale deeds nearby before negotiating.

Thin price evidence

No priced farmland series was found. Do not accept a single broker quote as a district rate.

Flood plain and water quality

Land near the Ganga, Ramganga and Kali can flood, and CGWB lists fluoride above limits in some Farrukhabad samples (CGWB, December 2024). Check flood history and test borewell water. Section 89(2) of the Revenue Code also caps total holdings at 5.0586 hectares.

Boundary history

Kannauj was carved out in 1997 (Kannauj district portal), and area figures differ between sources (2,288.3 sq km on the district portal). Confirm the tehsil and sub-registrar for your parcel.

Who to contact

Local revenue & registration offices

Mutation and land-use queries route through the tehsil offices of Farrukhabad, Kaimganj and Amritpur, and questions about the link expressway or acquisition notifications go to the District Magistrate's office at Fatehgarh. Sale-deed registration is handled by the local Sub-Registrar, and khatauni records and circle rates are on UP Bhulekh and IGRS UP; we did not open either portal for this page. District offices are listed on the Farrukhabad district portal.

What are land rates in Farrukhabad?

We publish no per-acre band, because listing-site asking prices could not be traced to registered deeds and we found no official or English-language news series. District magistrates set circle rates each year (PTI via The Week, March 2025), and that report did not name Farrukhabad; check the village rate on IGRS UP and collect registered sale deeds.

Internal guides

Data-currency note: the district industrial profile uses 2010-11 data, ICAR-CRIDA crop areas are for 2013-14, and link-expressway reports date from September 2025 to September 2026 with no confirmation that a foundation stone has been laid. Circle-rate and compensation figures from local-language reports in the earlier draft are dropped. No listing-site prices are used, and this is a general guide, not legal advice.
