District overview

Kanpur Nagar — a large city district with an expressway to Lucknow and farmland on its outer tehsils

Kanpur Nagar is the urban core of the Kanpur division. The district industrial profile (MSME-DI, data to 2011-12) gives 3,155 km² and 4,572,951 people at Census 2011, 1,697,885 of them rural, with three tehsils and ten blocks; it counts 1,003 villages in its text and 909 in a table. Wheat, paddy, potato, gram, maize and sugarcane are its major crops, and the profile calls air connectivity poor.

The 63 km Lucknow–Kanpur Expressway opened in July 2026: Organiser (15 July 2026) reports six lanes, a cost of Rs 4,500 crore and a trip of 35 to 45 minutes, and All India Radio reports the inauguration on 13 July 2026. The Kanpur Metro's Orange Line has run from Chunniganj to Kanpur Central since 30 May 2025, with an extension to Naubasta under way (Railway Pro). Kanpur is also one of six Defence Corridor nodes (Business Standard, November 2025), but no source gave node-level dates or sizes.

We found no sourced price series for farmland or plots, so this page gives no price band. Compare the Uttar Pradesh state page, and read our Uttar Pradesh land-rules guide, before shortlisting.

Market & connectivity

What is moving prices in Kanpur Nagar

Reported facts with the source of each named. No price series could be sourced, so these notes cover what is known and what to ask.

No sourced price series

We found no registered-deed series, collector-rate list or dated compensation figure for Kanpur Nagar farmland. Listing-portal asking prices are not used because they cannot be traced to registered sales.

Plots versus farmland

Plots sold by the square yard near the city are a different product from farmland, and no sourced plot price was found. Ask for registered deeds of comparable plots in the same layout.

Expressway effect, not yet measured

The Lucknow–Kanpur Expressway opened in July 2026 (Organiser, 15 July; All India Radio, 13 July). Organiser gives a cost of Rs 4,500 crore. No price shift around its interchanges was sourced, so treat any broker claim of a jump as unconfirmed until registered sales show it.

Area in the khatauni

Records may give area in hectares or square metres while sellers quote in local units. Ask for the area in acres or hectares from the khatauni and convert before comparing offers.

City, metro and industry demand

The metro's Orange Line runs from Chunniganj to Kanpur Central; Corridor I is 23.8 km with 14 stations, and a further extension to Naubasta is under way (Railway Pro). The line gives city-edge land a different demand base from the outer tehsils, but no source measured an effect on land values.

Circle rates and duty

Stamp duty and registration follow the state page, where the rates remain marked for confirmation. We opened no Kanpur Nagar circle rate; check the current rate for the village and sub-registrar area through IGRS UP. The Allahabad High Court held in September 2024 that duty on agricultural land cannot be levied on its future commercial potential (India Legal, September 2024).

UP Defence Industrial Corridor, Kanpur node

Business Standard, November 2025, lists Kanpur as one of six nodes of the UP Defence Industrial Corridor. We found no current acquisition or allotment figures, so treat it as background, not a price driver.

Policy change · March 2026

Simplified land-use conversion

Free Press Journal, March 2026, reports that the cabinet cleared an ordinance under which building-plan approval counts as conversion in development, industrial and regulated areas; the report does not say it has been promulgated. Confirm what applies to a village before relying on it.

Agriculture & terrain

Soil, water & crops in Kanpur Nagar

Kanpur Nagar's farmland grows wheat, paddy, potato, gram, maize and sugarcane per the district industrial profile; groundwater samples show fluoride, nitrate and uranium above limits.

🌾 Cropped area

The district industrial profile (data to 2011-12) lists wheat, paddy, potato, gram, maize and sugarcane as the major crops and gives no crop areas. We could not re-open the ICAR district plan, so the cropped-area, cropping-intensity and soil-share figures from earlier drafts are removed. Ask the district agriculture office for village-level data.

💧 Water

CGWB's 2024 Uttar Pradesh assessment lists Kanpur Nagar among districts with fluoride, nitrate and uranium above limits in groundwater samples; its state totals are 566 safe, 165 semi-critical, 46 critical and 59 over-exploited blocks of 836. We did not read Kanpur Nagar's block categories or any rainfall figure, so check block status and borewell depth for any parcel.

🟫 Soils and heat

We found no sourced soil-class or heat-risk figures for Kanpur Nagar once the earlier ICAR figures were removed. A soil test and a borewell water test on any farm parcel will show salinity and quality problems.

District report — Kanpur Nagar

Farmland India view

Why investors look at Kanpur Nagar

Three reasons this desk includes Kanpur Nagar, with an honest note that this is mainly a city-edge market.

A large home market

The district had 4,572,951 people at Census 2011 (district industrial profile), most of them urban, so city households are the obvious buyer pool for plots and weekend land. No demand survey was found; it is a reason to look, not proof of appreciation.

Expressway and metro

The Lucknow–Kanpur Expressway opened in July 2026 and the Orange Line runs from Chunniganj to Kanpur Central, improving links to Lucknow and within the city; neither measurably raised farm values in any sourced data.

Working outer-tehsil farmland

The district industrial profile lists wheat, paddy, potato, gram, maize and sugarcane as major crops, so outer-tehsil land can earn from crops while held. No yield or income figures were sourced.

STRAIGHT TALK

Risks & challenges in Kanpur Nagar

Read these before shortlisting in Kanpur Nagar specifically.

No price series

No registered-deed series, collector rate or dated compensation figure was found for farmland or plots. Collect registered comparables for the village.

Plots versus farmland

A small unconverted farm plot sold as housing land can lack approvals; ask about layout approval and whether any plotted scheme is on the UP RERA register.

Corridor and metro land needs

The Lucknow–Kanpur Expressway, the metro and the defence node all need land. Ask the revenue office about notifications on your parcel.

Groundwater quality

CGWB's 2024 assessment lists Kanpur Nagar for fluoride, nitrate and uranium above limits. Test borewell water and soil before paying for a farm.

Irrigation not assessed

We found no sourced irrigation or rainfall data for Kanpur Nagar. Confirm irrigation before assuming crops.

Conversion rules in transition

The March 2026 ordinance (Free Press Journal) changes how conversion works in some areas and was not confirmed as enacted. Do not build on land with no conversion record.

Standard UP checks still apply

The purchase limit in section 89(2) of the Revenue Code (5.0586 hectares, about 12.5 acres), SC/ST permission and NRI restrictions on the state page apply. Check the khatauni and mutation trail.

Who to contact

Local revenue & registration offices

Mutation, land-use declarations and ceiling queries route through the tehsildar and Sub-Divisional Officer of the relevant tehsil (the district industrial profile counts three). Inside a development-authority area, plan approvals go through that authority; confirm which one governs the parcel. Sale-deed registration is handled by the local Sub-Registrar; records are on UP Bhulekh, circle rates are on IGRS UP and layout registrations are on the UP RERA register, and we opened none of these sites.

Data-currency note: census figures reflect 2011 and the district industrial profile uses data to 2011-12. The expressway, metro and ordinance items are as reported up to October 2026 and were not checked against official notifications, and district boundaries may have changed since. This page gives no price band because none could be traced to registered sales, and it is a general guide, not legal advice. Report inaccuracies to wiki@farmlandindia.com.
