District overview

Budaun β€” a Ganga-plain district with a new expressway and a tubewell-fed farming economy

Budaun (also written Badaun) is a district of the Rohilkhand plain on the Ganga. The CGWB district booklet gives the undivided district as 5,168 sq km and 30.7 lakh people in the 2001 census, then records that Gunnaur tehsil and three blocks were transferred to Sambhal, leaving five tehsils and 15 blocks (CGWB, 2013). A later CGWB aquifer-mapping entry lists the 15 blocks as Ambiapur, Asafpur, Bisauli, Dahgavan, Dataganj, Islamnagar, Jagat, Mion, Qadar Chowk, Sahaswan, Salarpur, Samrer, Ujhani, Usawan and Wazirganj (CGWB, 2023). The Budaun judgeship dates from 1913 (district court page). Treat area and population as figures to confirm with the district office.

The land-market story is the Ganga Expressway. The 594 km Meerut to Prayagraj road was inaugurated on 29 April 2026 and runs through 12 districts including Budaun (AIR News, April 2026). It is six lanes with room for eight (Outlook Traveller, 2026). It has been open for months only, and we found no sourced price movement for any village on it.

The economy is farming on irrigated alluvium. In the 2008-09 figures, net sown area was 416,196 hectares and groundwater supplied about 98% of irrigation, with canals covering 34 hectares (CGWB, 2013). That dependence is the main caution: development stood at 95.76% in March 2009. Read the UP land-rules guide and the Uttar Pradesh state page before shortlisting.

What is moving prices in Budaun

Reported figures with the source of each named. Listing-site asking prices are not used.

Why there is no price table

Asking prices from listing sites were removed from this page because they cannot be traced to registered deals. We found no registered-rate, collector-rate or news series for farmland in Budaun. Collect registered sale deeds for the same village before pricing an offer.

Circle rates

District magistrates set minimum land rates each year and can revise them mid-year (PTI via The Week, March 2025). We did not open the Budaun rate table on IGRS UP, so no figure is given. Stamp duty follows the state page, which carries a CONFIRM flag.

Expressway effect is unproven

The Ganga Expressway opened on 29 April 2026 (AIR News). Access differs by village because interchanges are few and their locations in Budaun were not sourced. Measure the drive to the nearest exit rather than the distance to the road.

Irrigation and extraction

The CGWB booklet puts groundwater development at 95.76% in March 2009 and lists seven over-exploited blocks in the undivided district: Ambiapur, Asafpur, Bisauli, Gunnaur, Islamnagar, Junawai and Sahaswan (CGWB, 2013). Gunnaur and Junawai now sit in Sambhal. These are 2009 categories, so ask for the block's current status before relying on a borewell.

Water quality

The CGWB 2024 assessment lists Budaun among districts with nitrate above 45 mg per litre and uranium above 30 ppb in some samples (CGWB, December 2024). It gives no sample counts, so it shows that exceedances occurred, not how widespread they are. Test borewell water on any parcel where people will live.

Units

Khatauni records show area in hectares or square metres, and sellers may quote in other units. This page uses acres and square yards only; convert any quote before comparing offers.

Connectivity

How Budaun connects β€” road and expressway

Budaun's buyers come mainly from Delhi-NCR via Meerut and the Ganga Expressway, with Bareilly and Lucknow as other anchors. No surveyed distances were opened for this page, so check a live route.

πŸ›£ Meerut is the western end of the first section

A News24 report from October 2025, before the opening, described the first Ganga Expressway section as running 130 km from Meerut to Budaun (News24, October 2025). The full road is 594 km and was inaugurated on 29 April 2026 (AIR News). No Delhi to Budaun journey time was found in these sources, so drive it before committing.

Interchanges in the district

We found no official or English-language news source for the number or location of exits in Budaun. Ask the expressway authority for the alignment and exit list before pricing a parcel on access.

Status unclear for Budaun

Bareilly–Ludhiana Economic Corridor

A project tracker last updated in July 2024 lists the corridor as under bidding and land acquisition with a March 2026 deadline, and does not say whether it crosses Budaun (The Metro Rail Guy). Confirm the current status with NHAI.

Policy change Β· 2026

Land-use declaration under section 80

A 2026 amendment treats a building or layout approval in notified development and industrial areas as the declaration of non-agricultural use (PRS; TeamLease RegTech). Confirm how it applies to a village before relying on it.

🌾 Soil and cropping

The CGWB booklet lists silty, sandy and loamy soils and a net sown area of 416,196 hectares in 2008-09, with net irrigated area of 367,941 hectares (CGWB, 2013). The figures describe the older, larger district, so confirm area and crop mix with the district agriculture office. We found no district crop-area table.

  • Loamy soil

πŸ’§ Water

The booklet gives normal annual rainfall of 860.8 mm, a 2004 to 2012 average of 639.8 mm and 474.7 mm in 2012. Tubewells irrigated about 319,457 hectares, nearly all of it private. Groundwater development was 95.76% in March 2009 (CGWB, 2013). Read the current block category before relying on irrigation.

🌊 Rivers

The Ganga forms the south-western boundary and the Ramganga is the principal tributary in the east, with the Sot, Mahawa and others (CGWB, 2013). Riverside parcels can offer water access but carry flood and river-bed risk; read the khatauni for river-bed or reclaimed-land entries and ask for the village's flood history.

  • Ramganga

🌾 Mandi price reference

Wholesale prices for district mandis are published daily on the Agmarknet portal; we did not open it for this page, so no mandi price is quoted. A price for land should rest on location, access and legal status, not just yield.

πŸ”Ž Government sources to check

Groundwater category and borewell data come from the Central Ground Water Board, rainfall normals from the India Meteorological Department, khatauni and mutation records from UP Bhulekh, and circle rates and registration from IGRS UP. We did not open these portals for this page, so none is linked. The CGWB documents we did read are listed under Sources and references.

A new expressway

The Ganga Expressway opened on 29 April 2026 and Budaun is one of its 12 districts. Exit locations in the district were not sourced, so buy on measured access, not on the line on a map.

A working irrigated farm economy

Net sown area was 416,196 hectares in the 2008-09 figures and tubewells carry nearly all irrigation, so farmland can earn while a buyer holds it.

Honest data gaps

No price series, no confirmed boundary figures and a groundwater category dated 2009 are all open items. Collect registered deeds and current block data before negotiating.

STRAIGHT TALK

Risks & challenges in Budaun

Read alongside the Uttar Pradesh state-wide risks β€” these are specific to Budaun.

No sourced price series

We found no official or news price series for farmland here. Collect registered deeds before negotiating.

High groundwater use

CGWB shows 95.76% development in 2009 and seven over-exploited blocks in the undivided district. Check the current block category and borewell depth before planning irrigation.

Expressway access is uneven

We could not source the exit locations. Measure the drive to the nearest interchange, not the distance to the road.

Boundary and record confusion

Sambhal's separation means older records and listings may use old tehsils. Confirm the sub-registrar and block.

Floodplain and river-bed land

Ganga and Ramganga proximity brings flood and river-bed entries. Read the khatauni and ask locals.

Conversion rules in transition

The 2026 amendment to section 80 changes how conversion works in notified development and industrial areas. Confirm what is in force for your village.

Water quality and standard UP checks

CGWB lists nitrate and uranium above limits in some Budaun samples (CGWB 2024). The 12.5-acre purchase limit under section 89(2) of the Revenue Code, SC/ST transfer rules and the NRI bar on agricultural land (RBI, updated September 2022) apply in full; see the state page.

Who to contact

Local revenue & registration offices

{eyebrow}{heading}

Mutation, land-use declarations and ceiling queries route through the tehsildar and Sub-Divisional Officer of the relevant tehsil; confirm the tehsil first, because Gunnaur now belongs to Sambhal. Sale-deed registration is handled by the local Sub-Registrar, and records are on UP Bhulekh and IGRS UP; we did not open either portal for this page. Expressway questions go to the expressway authority and the District Magistrate's office.
