District overview

Mainpuri — Doab farmland on the Agra–Lucknow Expressway

Mainpuri is a farming district of the Ganga–Yamuna Doab with its headquarters at Mainpuri. Its judgeship once served Etah and Etawah as well; Etah left in the last decade of the 19th century and Etawah became a separate judgeship in 1958 (district court page). We found no official page that settles the current area, population or tehsil list, so this page gives none.

Farming is the base. ICAR-CRIDA's district plan gives a net sown area of 192,800 hectares, a gross cropped area of 331,700 hectares and a cropping intensity of 142%. Rice covers 63,220 hectares, maize 42,116, bajra 18,246, potato 13,393 and rapeseed-mustard 7,217 (2011-12 areas), and rainfall is a normal 720.2 mm (ICAR-CRIDA). The plan lists a wheat row that is garbled in the source, so no wheat figure is quoted. Irrigation is 68.1% tubewell and 30.3% canal, groundwater is described as saline, and two blocks are classed over-exploited.

For a buyer, Mainpuri is on the Agra–Lucknow Expressway: UPEIDA lists it among ten districts the 302 km, six-lane road crosses (UPEIDA). A link expressway toward the Ganga Expressway is approved but its path through Mainpuri is not confirmed. The Saman Bird Sanctuary is a wetland site, not farmland (Ramsar record). We found no sourced price series. See the Uttar Pradesh land-buying guide for who can buy and how much.

Market & connectivity

What is moving prices in Mainpuri

Reported figures with the source of each named. Listing-site asking prices and unverifiable circle-rate quotes are not used.

No priced farmland found

Asking prices from listing sites were removed from this page because they cannot be traced to registered deals, and we found no registered-rate, collector-rate or English-language news series for Mainpuri farmland. Collect registered sale deeds for the same village.

Circle rates

District magistrates set minimum land rates each year and can revise them mid-year (PTI via The Week, March 2025). We did not open the Mainpuri rate table on IGRS UP, so no figure is given. Press quotes of per-hectare rates tied to the link expressway could not be checked against an English-language or official source and are not repeated here.

Compensation on the link

If land is acquired for the link expressway, compensation follows the acquisition notification, not market asks. We found no sourced multiple for Mainpuri. Ask the District Magistrate's office what applies to the village.

Agra–Lucknow Expressway

UPEIDA lists Mainpuri among the districts crossed by the 302 km road (UPEIDA). We found no sourced interchange location in Mainpuri and no measured effect on land prices.

Water quality

The CGWB 2024 assessment lists Mainpuri for electrical conductivity, fluoride, nitrate, arsenic and uranium in some samples (CGWB, December 2024). The ICAR-CRIDA plan describes groundwater as saline. Test soil and borewell water.

Stamp duty and units

Stamp duty follows the state page, which carries a CONFIRM flag. Khatauni records show area in hectares or square metres, and this page uses acres only; convert any quote before comparing offers.

🛣 On the Agra–Lucknow Expressway, and near a planned link

UPEIDA describes the Agra–Lucknow Expressway as 302 km, six lanes expandable to eight, crossing Agra, Firozabad, Mainpuri, Etawah, Auraiya, Kannauj, Kanpur Nagar, Unnao, Hardoi and Lucknow (UPEIDA). The approved Etawah–Hardoi link starts at the expressway near Kutral in Etawah (Indian Infrastructure, September 2025). The Ganga Expressway's 12-district list does not include Mainpuri (AIR News, April 2026).

💧 Water

Normal rainfall is 720.2 mm over 67 rainy days, 630.4 mm of it in the monsoon. Tubewells supply 68.1% of irrigation and canals 30.3%, the plan classes two blocks as over-exploited, and it describes groundwater as saline (ICAR-CRIDA). CGWB lists Mainpuri for conductivity, fluoride, nitrate, arsenic and uranium in some samples (CGWB, December 2024). Test borewell water and ask for the block's current category.

🟫 Soils and wetlands

The plan lists deep silty soils with moderate salinity and sodicity on about 74,600 hectares, slightly saline silty soils on about 65,300 and slightly saline loams on about 44,300 (ICAR-CRIDA). Salinity and sodicity limit crops. The Saman wetland is a protected site, not farmland (Ramsar record).

🌾 Mandi price reference

Wholesale prices for district mandis are published daily on the Agmarknet portal, which we did not open for this page, so no mandi price is quoted. Price a parcel on its location, water quality and road access, not on a single season.

Why investors look at Mainpuri

Three reasons this desk includes Mainpuri, with a plain note that no price series was sourced.

On the Agra–Lucknow Expressway

UPEIDA lists Mainpuri among the districts the 302 km road crosses. Interchange locations and any price effect were not sourced, so buy on measured access.

A link expressway nearby

The Etawah–Hardoi link was approved in September 2025. Its path through Mainpuri is not confirmed, and construction status was not found.

Irrigated cropland

A cropping intensity of 142% on 192,800 hectares of net sown area, with tubewell and canal irrigation, means farmland can earn while a buyer holds it, though salinity needs care.

STRAIGHT TALK

Risks & challenges in Mainpuri

Read these before shortlisting in Mainpuri specifically.

No sourced price series

We found no official or English-language news series for farmland here. Collect registered sale deeds nearby before negotiating.

Unconfirmed district data

We could not confirm area, population or the tehsil list from an official page. Confirm the tehsil and sub-registrar for your parcel.

Acquisition risk on the link

If the Etawah–Hardoi link or any bypass touches a village, a parcel on the alignment can be taken in part or whole. Check the notification first.

Salinity and water quality

Saline and sodic soils are mapped over large areas, two blocks are classed over-exploited in the plan, and CGWB lists five quality parameters for Mainpuri. Test soil and borewell water.

Protected wetland and crane habitat

Saman Bird Sanctuary is a Ramsar site managed by the forest department. Confirm boundaries and any limits with the forest office.

Conversion rules in transition

The 2026 amendment to section 80 changes how conversion works in notified development and industrial areas. Confirm what is in force for your village. The 12.5-acre purchase limit under section 89(2), SC/ST transfer rules and the NRI bar on agricultural land (RBI, updated September 2022) apply in full; see the state page.

Who to contact

Local revenue & registration offices

Mutation and land-use queries route through the tehsil offices; confirm the tehsil first, because we could not confirm the list. Acquisition questions for the link expressway go to the District Magistrate's office at Mainpuri. Sale-deed registration is handled by the local Sub-Registrar, and records and circle rates are on UP Bhulekh and IGRS UP; we did not open either portal for this page.

Data-currency note: the ICAR-CRIDA crop areas are for 2011-12 and the plan states no single year for soil, rainfall and irrigation. The CGWB assessment is a state-level document. The act status of the section 80 amendment is taken from a compliance bulletin and should be checked against the notification. No listing-site prices and no unchecked circle-rate quotes are used, and this is a general guide, not legal advice. Report inaccuracies to wiki@farmlandindia.com.
