Land law is state law. These rules are maintained on the Uttar Pradesh page and apply to every district within it.
Kanpur Dehat — land purchase legal rules
⚠ Two checks come before any advance in Uttar Pradesh: the Revenue Code limit of 5.0586 hectares (about 12.5 acres) on what one person can acquire by purchase or gift, and the registry position in the DNGIR villages near Noida, where a purchase halt was reported in January 2024 and no later word was found. UP Revenue Code 2006, section 89; Sakshi Post, January 2024.
Who can buy agricultural land? The Revenue Code sections we read set a size limit (section 89) and special rules for land held by Scheduled Caste and Scheduled Tribe members (sections 98 and 99). None asks the buyer to be a farmer or to live in the state (UP Revenue Code 2006, IGRS UP). We did not read the whole tenure chapter, so ask the Sub-Registrar whether anything further applies. The Code repealed the Zamindari Abolition and Land Reforms Act 1950 when it was enforced on 18 December 2015 (SCC Online, February 2016).
Holding limit: section 89(2) of the Code bars a purchase or gift that would take the buyer's total holding in Uttar Pradesh above 5.0586 hectares, about 12.5 acres on our conversion (UP Revenue Code 2006). Under the earlier Act the Supreme Court read a company as a person for this limit and let the excess vest in the State (Oswal Fats and Oils, April 2010). The separate 1960 Ceiling Act caps total holdings; the India Code text gives 7.30 hectares of irrigated land for a family of five or fewer, with additions for larger families, and the text mixes acres and hectares, so the current schedule needs checking (India Code).
DNGIR villages: the Dadri-Noida-Ghaziabad Investment Region covers 84 notified villages, 63 in Bulandshahr and 21 in Gautam Buddh Nagar, notified in October 2024 (Swarajya, July 2026). In January 2024 a Noida Authority letter to the Stamp Department halted purchase and sale in the proposed villages, with registration of agricultural land needing the Authority's consent (Sakshi Post, January 2024). Two July 2026 reports on acquisition by mutual consent do not mention the halt (Millennium Post, July 2026), so ask the Noida Authority or the District Magistrate's office whether it still applies to a given village.
Scheduled Caste and Scheduled Tribe land: a Scheduled Caste bhumidhar needs the Collector's previous written permission to transfer land to a non-Scheduled Caste buyer (section 98), and a Scheduled Tribe bhumidhar may not transfer to a non-Scheduled Tribe buyer (section 99) (UP Revenue Code 2006). The Allahabad High Court described a transfer without the permission as void in Omwati v District Collector, Pilibhit, November 2022.
NRI & OCI buyers: the Reserve Bank's Master Direction under FEMA 1999 excludes agricultural land, plantation land and a farm house from what NRIs and OCIs may buy or receive as a gift (paragraphs 3.1.1 and 3.1.2). Inheritance is covered separately in paragraphs 3.1.3 and 3.1.4, without that exclusion (Reserve Bank of India Master Direction FED 12/2015-16).
- Revenue Code 2006
- Purchase limit: 5.0586 ha
- DNGIR: 84 villages
- SC land: Collector permission
- NRI agri: barred (FEMA)
- Ceiling Act 1960
Kanpur Dehat — district-specific notes
The full Uttar Pradesh legal framework on the state page (ceiling, stamp duty, SC/ST land, NRI rules) applies to Kanpur Dehat in full. The notes below are specific to this district and are not repeated from the state page.
⚠ The state page's note on purchase restrictions concerns villages in Gautam Buddh Nagar and Bulandshahr, and we found no notice covering a Kanpur Dehat village. That is an absence of evidence, not a clearance. Ask the tehsil whether any acquisition or right-of-way notification covers the village before paying an advance.
⚠ If a seller cites a proposed airport near Rasulabad, ask for a government document. We found no notification, acquisition order or construction record for one, so until it exists the airport is a talking point, not a price driver, and a parcel inside a future project footprint could be acquired rather than appreciate.
⚠ The Yamuna divides Kanpur Dehat from Jalaun (district portal). Parcels near a river can be flood-exposed, and we opened no flood-hazard map. Ask the tehsil for the plot's record classification and any river-bed or flood entry, and visit in the monsoon. Older papers may carry the name Ramabai Nagar: the district was renamed that on 1 July 2010 and restored to Kanpur Dehat by a notification of 30 July 2012 (district portal history).

District overview
Kanpur Dehat — a rural district of the old Kanpur, on the Yamuna
Kanpur Dehat was originally part of Kanpur. It was separated as a district in 1977, reunited with Kanpur in 1979 and separated again in 1981 (district portal). The portal's home page gives 3,021 sq km, 17,96,191 people and 1,031 villages without naming a census year, and says Akbarpur was declared the headquarters on 11 April 1994 (home page).
We found no sourced list of large towns or industrial estates for the district, so for a land buyer this is a village-and-small-town market whose reference point is Kanpur. The infrastructure item we could source is rail freight: the New Bhaupur–New Khurja section of the Eastern Dedicated Freight Corridor was inaugurated on 29 December 2020, and the report expects it to benefit aluminium industry in Kanpur Dehat (Deccan Herald, December 2020).
UPEIDA's page for the Agra–Lucknow Expressway names Firozabad, Mainpuri, Etawah, Auraiya, Kannauj, Kanpur Nagar, Hardoi and Unnao, and Kanpur Dehat is not on the list (UPEIDA), so the expressway argument made for Etawah and Auraiya does not apply directly. The Kanpur–Lucknow expressway links two city markets (Indian Infrastructure, April 2025). See the Uttar Pradesh page for the state-wide rules.

What is moving prices in Kanpur Dehat
Reported figures with the source of each named. Listing-site asking prices are not used.
Why there is no price table
Asking prices from listing sites were removed because they cannot be traced to registered deals. We found no registered-rate, collector-rate or news series for farmland in Kanpur Dehat. Collect registered sale deeds for the same village from the Sub-Registrar before pricing an offer.
Circle rates
District magistrates set minimum land rates each year and can revise them mid-year (PTI via The Week, March 2025). That report is statewide and we have not checked whether it covers Kanpur Dehat. We did not open the district rate table, so no figure is given.
Stamp duty and registration
The state page carries the Uttar Pradesh stamp-duty structure, which is flagged CONFIRM there. Check the village circle rate with the Sub-Registrar or IGRS UP before budgeting.
Land units
Rural sales in Uttar Pradesh are often quoted in local units whose size differs by district. Ask for the area in square yards or square metres from the khatauni or sale deed, and convert before comparing two offers.
Freight corridor
The New Bhaupur–New Khurja section of the Eastern Dedicated Freight Corridor, 351 km and reported at Rs 5,750 crore, was inaugurated on 29 December 2020 (Deccan Herald, December 2020). We found no sourced price effect on nearby land, so test any claim against registered deeds.
Kanpur–Lucknow expressway
The 62.76 km Kanpur–Lucknow expressway was reported in April 2025 to be 57.5 and 80.2 percent complete across its two packages, with opening targeted for July 2025 (Indian Infrastructure). It joins two city markets and we found no report placing it in Kanpur Dehat, so we draw no price link.
Connectivity
How Kanpur Dehat connects — road, rail, air and expressways
Kanpur Dehat adjoins Kanpur, so its natural buyers are in Kanpur and in Lucknow. No surveyed distances were opened for this page, so check a live route. Journey times vary with traffic and road works.

🚆 By rail
🛣 Not on the Agra–Lucknow Expressway
UPEIDA lists Firozabad, Mainpuri, Etawah, Auraiya, Kannauj, Kanpur Nagar, Hardoi and Unnao for the 302.2 km Agra–Lucknow Expressway, and Kanpur Dehat is not among them (UPEIDA). Check the exact interchange before using the expressway as a selling point. See our Uttar Pradesh land-rules guide for what the state page covers.

Upcoming infrastructure & developments

Eastern Dedicated Freight Corridor, New Bhaupur section
A 351 km section inaugurated on 29 December 2020 at a reported cost of Rs 5,750 crore. The report expects it to benefit aluminium industry in Kanpur Dehat and to ease the Kanpur–Delhi mainline (Deccan Herald).
Kanpur–Lucknow expressway
A 62.76 km, six-lane expressway in two packages, reported 57.5 and 80.2 percent complete in April 2025 with opening targeted for July 2025 (Indian Infrastructure). It joins two city markets rather than crossing Kanpur Dehat, and we did not find its current status.
Proposed airport near Rasulabad
We found no notification, acquisition order or construction record, so treat it as an idea and price a parcel on today's fundamentals.
Industrial estates
We found no sourced list of industrial estates in the district. Allotted industrial plots are a different product from farmland and are not comparables for an agricultural parcel.
Agriculture & terrain
Soil, water & terrain in Kanpur Dehat
No district crop or soil table was opened for Kanpur Dehat; the district agriculture office is the place to get it.
🌾 Cropped area
No district crop-area figures could be opened for Kanpur Dehat: the ICAR contingency plan file would not load. Take village-level crop and soil data from the district agriculture office and the Soil Health Card portal.
- Gangetic plain
- Village data needed
💧 Water
The Yamuna divides the district from Jalaun (district portal). The CGWB 2024 assessment lists Kanpur Dehat for fluoride above 1.5 mg per litre, nitrate above 45 mg per litre and uranium above 30 ppb in some samples, and gives no block-wise extraction for the district (CGWB, December 2024). Ask for the block's category and test borewell water.
🏗 Land use
We found no sourced land-use table for the district. An agricultural parcel's value rests on irrigation, road access and distance from Kanpur; check each against the revenue record rather than a visit.
- Farmland
- Peri-urban edge
🌾 Mandi price reference
Wholesale prices for district mandis are published daily on the Agmarknet portal, which we did not open for this page. Farm income per acre is modest next to most asking prices, so price a parcel on its location, access and use.

Why investors look at Kanpur Dehat
Three reasons this desk includes Kanpur Dehat, with a plain note that no price series was sourced.
A rural district next to Kanpur
Kanpur Dehat adjoins Kanpur, so weekend and second-home demand from Kanpur residents is the obvious buyer pool. We found no survey of that demand; it is a reason to look, not evidence of appreciation.
A freight corridor in the district's orbit
The New Bhaupur–New Khurja freight section opened in December 2020 (Deccan Herald). We found no sourced price effect on land, so buy on today's access.
Notified plans only
The Kanpur–Lucknow expressway was reported close to opening in April 2025 (Indian Infrastructure) and we found no airport record. Anyone buying on these catalysts should wait for notified plans.
Confirm flood exposure, SC/ST status and the record classification directly — these are not certified by Farmland India's review.
STRAIGHT TALK
Risks & challenges in Kanpur Dehat
Read these before shortlisting in Kanpur Dehat specifically.
No sourced price series
We found no official or news price series for farmland here. Without registered comparables a quoted price could be far from the market in either direction.
River and flood exposure
The Yamuna bounds the district (district portal). Check low-lying and river-edge parcels for flood history and record classification.
Airport and expressway talk
We found no airport record, and the Kanpur–Lucknow expressway links city markets rather than crossing the district. Ask sellers for notifications, not hearsay.
Not on the Agra–Lucknow Expressway
UPEIDA's district list for that expressway does not include Kanpur Dehat (UPEIDA), so a listing that sells itself as expressway land should be tested against the interchange map.
Name changes in records
The district was called Ramabai Nagar from 2010 to 2012, so older papers may carry either name. Confirm the tehsil and Sub-Registrar for your parcel.
Ownership and ceiling rules
The 12.5-acre purchase limit under section 89(2) of the Revenue Code (UP Revenue Code, text hosted by IGRS UP), the SC/ST transfer rules and the NRI bar on agricultural land (RBI, updated September 2022) apply in full; see the state page. Check the khatauni history for the parcel and the buyer's total holdings.
Conversion rules in transition
The 2026 amendment to section 80 changes how conversion works in notified development and industrial areas. Confirm what is in force for your village.
Who to contact
Local revenue & registration offices
Mutation and land-use questions route through the SDM office of the relevant tehsil; the portal pages opened do not list the tehsils, so ask the district office which one holds the village. Sale-deed registration is handled by the local Sub-Registrar, and records and circle rates are on UP Bhulekh and IGRS UP; we did not open either portal for this page. A 2026 amendment changed the section 80 route inside notified development and industrial areas (PRS). Projects marketed as plotted or gated schemes should be looked up on UP RERA before any payment; farmland sold by revenue map is a different product.
