District overview

Lucknow โ€” the capital, a mango belt and a ring road

Lucknow is the capital of Uttar Pradesh. The district portal gives an area of 2,528 sq km, 961 villages and 4,589,838 people. For a land buyer the useful fact is who the buyer is: households from the city looking for a weekend plot or an orchard. In July 2024 the state notified a Lucknow State Capital Region of 27,826 sq km that takes in Hardoi, Sitapur, Unnao, Rae Bareli and Barabanki (Business Today, July 2024). The market here is weekend and second-home demand from the city itself, which is a different thing from the corridor story told for Jewar on the Uttar Pradesh page.

The CGWB district profile describes a flat alluvial plain with three soil groups: Bhur, Matiyar and Dumat (CGWB Lucknow profile, 2008-09 data). Malihabad and Kakori are the Dasheri mango areas, and the Geographical Indication for Malihabadi Dashehari covers the Malihabad, Mall, Kakori and Bakshi Ka Talab tehsils (GI case study).

Price evidence for farmland here is thin, and we found no official or news price series, so this page gives no per-acre figure. What does exist is a circle-rate revision: revised rates took effect on 1 August 2025, with agricultural land up 15 per cent, reported as the first revision since 2015 (PTI via The Week, August 2025). Orchard and cropland in Malihabad, Kakori and Mohanlalganj, small parcels beside the ring road and plotted layouts are three different products; none has a sourced price here.

What is moving prices in Lucknow

Reported figures with the source of each named. Listing-site asking prices are not used.

Circle rates

Revised circle rates took effect in Lucknow on 1 August 2025. Agricultural land rose by 15 per cent and non-agricultural housing land by 20 to 25 per cent, in what the report calls the first revision since 2015 (PTI via The Week, August 2025). In March 2025 the state said district magistrates set minimum rates per hectare or square metre each year and can revise them mid-year (PTI via The Week, March 2025). We did not open the village-wise table, so check the rate for the mauza on IGRS UP.

Villages on the Awadh Expressway

The expressway's greenfield section runs through 11 villages in Lucknow district and 31 in Unnao (Free Press Journal, July 2026). We found no sourced price movement for those villages. A parcel near the alignment may still sit under an acquisition or right-of-way notice.

Ring-road and city-edge parcels

Small parcels near the ring road are bought for their position rather than their crops, and they are not comparable with working orchard or cropland. We found no sourced per-acre figure for them, so we give none.

Mango belt

Orchard land in the Malihabad, Mall, Kakori and Bakshi Ka Talab tehsils falls inside the mango Geographical Indication area (GI case study). No sourced price series exists for it. Value the trees and the soil separately, and confirm tree ownership.

Plots and units

Plotted layouts at the city edge are priced per square yard and are a different product from farmland. We found no sourced per-square-yard price and give none.

Why there is no price table

Asking prices from listing sites were removed from this page because they cannot be traced to registered deals. Collect registered sale deeds for the same village, read the village circle rate on IGRS UP, and treat any seller's figure as an opening position.

Connectivity

How Lucknow connects โ€” road, rail, air and expressways

Lucknow is the metro for this page, so the useful question is how the district links to Kanpur, Delhi and its own neighbours. Journey times vary with traffic and toll arrangements.

๐Ÿ›ฃ The expressway ring

The Agraโ€“Lucknow Expressway runs from the Agra inner ring road to SH-40 in Lucknow (UPEIDA). The Awadh Expressway's elevated section of about 18 km connects to the Amausi and Shaheed Path area (Free Press Journal, July 2026). The Ganga Expressway, inaugurated on 29 April 2026, runs 594 km from Meerut to Prayagraj through 12 districts that include Hardoi and Unnao but not Lucknow (AIR News, April 2026); we did not find where it meets the Agraโ€“Lucknow road. See the Uttar Pradesh land-rules guide for the rules that apply to a parcel along any of these roads.

Growth catalysts

Upcoming infrastructure & developments

Status labels maintained by the Farmland India research desk. Government-announced timelines โ€” not guaranteed.

Operational

Awadh Expressway (Lucknowโ€“Kanpur)

Inaugurated on 13 July 2026. A 63 km, six-lane road that can be widened to eight lanes, with an elevated section of about 18 km and a greenfield section of about 45 km through 11 villages in Lucknow district and 31 in Unnao. The cost estimate in the project report was about โ‚น4,500 crore, and the reported Lucknowโ€“Kanpur time is 35 to 45 minutes (Free Press Journal, July 2026; AIR News, 13 July 2026).

Operational

Agraโ€“Lucknow Expressway

A 302 km six-lane road opened on 21 November 2016, with structures built to eight-lane width. It starts at the Agra inner ring road, ends at SH-40 in Lucknow and passes through Firozabad, Mainpuri, Etawah, Auraiya, Kannauj, Kanpur Nagar, Hardoi and Unnao (UPEIDA).

Operational

Ganga Expressway

A 594 km road from Meerut to Prayagraj, inaugurated on 29 April 2026 and running through 12 districts, among them Hardoi and Unnao (AIR News, April 2026). It does not pass through Lucknow district, so its effect on Lucknow land is indirect.

Status unconfirmed

Lucknow Outer Ring Road (Kisan Path)

Reported at 105 km and still under construction in November 2023, with completion then targeted for December 2023 and work continuing on service lanes, a flyover approach, a subway and bridges (Indian Infrastructure, November 2023). We found no later report, so check each section on the ground.

Notified ยท plans pending

Lucknow State Capital Region

Notified on 20 July 2024 with an extent of 27,826 sq km, to be overseen by the UP State Capital Region Development Authority under the Chief Minister (Business Today, July 2024). We read no regional land-use plan, so treat it as a planning frame and not as a price driver yet.

Agriculture & terrain

Soil, water & mango belt in Lucknow

Lucknow is flat alluvial plain with a mango belt around Malihabad and Kakori and a groundwater picture that has to be checked parcel by parcel.

๐ŸŒพ Soil and crops

The CGWB district profile describes three soil groups: Bhur, a silty sand on ridges; Matiyar, a clay in low ground; and Dumat, a loam on level land. Net sown area is given as 2,156.45 sq km, of which 1,266.07 sq km is irrigated, with wheat, barley, masoor, gram and mustard in rabi and paddy, jowar and maize in kharif (CGWB Lucknow profile). That profile uses 2004-05 crop data, so ask the district agriculture office for current figures.

  • Wheat and rice

๐Ÿฅญ Mango belt

The Malihabadi Dashehari Geographical Indication was applied for by the National Horticulture Board and covers the Malihabad, Mall, Kakori and Bakshi Ka Talab tehsils. The case study puts the wider Malihabadโ€“Mallโ€“Kakori fruit belt at about 11,500 hectares under mango (GI case study). The study dates from 2021, so the area may have changed.

  • Dasheri
  • Malihabad
  • Kakori

๐Ÿ’ง Water

The CGWB profile gives a normal rainfall of about 966 mm (1901 to 1970). Its groundwater development stage was 81.21% as of March 2004: Mal block over-exploited at 102.23%, Bakshi Ka Talab, Kakori, Malihabad and Sarojini Nagar semi-critical, and Chinhat, Gosainganj and Mohanlalganj safe. Nitrate above 100 mg per litre was found at Khajauli in Mohanlalganj and Kathwara in Bakshi Ka Talab (CGWB Lucknow profile). The CGWB 2024 state assessment lists Lucknow among districts with fluoride and nitrate above limits (CGWB, December 2024), and a September 2025 report says the NGT sought a groundwater plan after the water table fell by up to 160 feet over a decade in some city localities (National Herald, September 2025). Ask for current block status and a water test.

๐ŸŒพ Mandi price reference

Wholesale mandi prices for Lucknow-district markets, including mango arrivals in season, are published daily on Agmarknet; we did not open that portal for this page. Farm income is small beside the prices that city-edge land can command, so price a parcel on its location and permitted use, and treat orchard income as a separate question for a separate valuation.

Why investors look at Lucknow

Three reasons this desk includes Lucknow, with a plain note that it is a city-driven market with thin price evidence.

A capital-city buyer base

The district has 4,589,838 people on the portal figure, and the state is building a capital region of 27,826 sq km around the city. Weekend and second-home demand comes from households that can drive to a plot, which is a steadier base than a single announced project.

A distinct mango-belt identity

The Malihabadโ€“Kakori belt has a registered Geographical Indication and a recognisable crop. Orchard land and farmhouse plots there tell a different story from plain cropland, though the rules on trees need checking.

Roads that are open, not promised

The Agraโ€“Lucknow and Awadh expressways are open, which is a better evidence base than a corridor that is announced but not built. The Outer Ring Road is the exception: we found no report on its status after November 2023.

STRAIGHT TALK

Risks & challenges in Lucknow

Read these before shortlisting in Lucknow specifically.

Land use and LDA limits

A parcel inside the master-plan area may not allow a farmhouse or a conversion, and a parcel outside it follows the tehsil route. Obtain the land-use classification in writing before any advance.

Orchard and tree rules

A mango orchard is valued on its trees. We found no sourced felling rule, so confirm the tree count and tree ownership with the revenue office before planning a house on an orchard parcel.

Road alignments and acquisition

The Awadh Expressway passes through 11 villages in Lucknow district, and the Outer Ring Road runs through more. Check the parcel against alignment notices and service-road lines.

No sourced price series

We found no official or news price series for farmland in this district. Small parcels beside the ring road are not comparable with larger working land, so do not anchor to a district average.

Circle rates are not market prices

The August 2025 revision raised agricultural circle rates by 15 per cent, but a circle rate is a floor for duty, not a sale price. Collect several registered comparables before negotiating.

Groundwater and nitrate

The CGWB profile found one block over-exploited and four semi-critical in its 2004 estimate, with high nitrate at two named villages, and a 2025 report describes falling water tables in parts of the city. Ask for current block status and a water test.

NRI and OCI buyers

The RBI Master Direction does not allow NRIs and OCIs to buy agricultural land, plantation land or a farmhouse (RBI, updated September 2022). Capital-city families abroad should read the Uttar Pradesh page before shortlisting.

Who to contact

Local revenue & registration offices

Declarations of non-agricultural use under section 80 of the UP Revenue Code, and mutation, route through the Tehsildar and SDM of the relevant tehsil. Inside the master-plan area, plan approval and layout queries go to the Lucknow Development Authority. Sale-deed registration is handled by the local Sub-Registrar through IGRS UP, and khatauni extracts are on UP Bhulekh; we did not open either portal for this page. Read the UP agricultural land rules guide before filing anything.

What does farmland cost around Lucknow?

We publish no per-acre band, because listing-site asking prices could not be traced to registered deals. The one dated benchmark is a circle-rate revision that took effect on 1 August 2025, raising agricultural land by 15% (PTI via The Week, August 2025). Check the village circle rate on IGRS UP and collect registered sale deeds for the same village.
