District overview

Kannauj — India's perfume town on the Agra–Lucknow Expressway

Kannauj was carved out of Farrukhabad on 18 September 1997. The Ganga is the main river on its north-eastern border, the Kali runs along the north and the Ishan flows through the district, with average rainfall of about 80 cm (district portal). The portal's home page shows 2,093 sq km, 752 villages and a population of 13,75,775 without naming a census year (district portal home page), so treat the area and population as figures to confirm. Kannauj Perfume is a registered Geographical Indication, with the certificate dated 31 March 2014 (GI Registry).

Farming is potato, wheat and maize on deep loamy and silty soils. The ICAR-CRIDA plan, with crop data for 2011-12, gives wheat on 72,700 hectares, potato on 43,200, maize on 42,500 and paddy on 17,600, from a net sown area of 145,800 hectares at a cropping intensity of 134% (ICAR-CRIDA). We found no rose, jasmine or other attar-crop acreage in any government table, so a claim of strong demand for flower farmland is unproven.

For a buyer, UPEIDA lists Kannauj among the districts crossed by the 302 km Agra–Lucknow Expressway (UPEIDA). The planned Farrukhabad Link Expressway is at the bidding stage and not built. We found no sourced road distances or journey times to Kanpur, Lucknow or Agra, so check a live route. See the Uttar Pradesh land-buying guide for who can buy and how much.

What is moving prices in Kannauj

Reported figures with the source of each named. Listing-site asking prices are not used.

Why there is no price table

Circle-rate figures quoted second-hand and listing-site asking prices were removed because neither can be traced to a registered sale. We found no registered-rate, collector-rate or English-language news series for farmland in Kannauj. Collect registered sale deeds for the same village before pricing an offer.

Circle rates

District magistrates set minimum land rates each year and can revise them mid-year (PTI via The Week, March 2025). That report is statewide and we have not checked whether it covers Kannauj. We did not open the Kannauj rate table, so no figure is given.

Farrukhabad Link Expressway

The link expressway is at the bidding stage. Package 1, about 50 km from Kudrail in Etawah to Kataiya in Farrukhabad, drew eight bidders, four of them technically qualified, with financial bids due to open on 28 September 2026 (DMC Education, September 2026). That package does not reach Kannauj, and we found no sourced price movement along the route.

Asking prices

No priced farmland listing is quoted on this page. Asking prices from listing sites cannot be traced to registered deals, so they were left out. Treat any broker quote as a single data point.

Attar economy

Kannauj Perfume is a registered Geographical Indication (GI Registry). We found no transaction data for plots near the perfume cluster or at the town edge, so this page quotes no price for them.

Stamp duty and registration

The state page carries the Uttar Pradesh stamp-duty structure, which is flagged CONFIRM there. Check the current circle rate for the exact village with the Sub-Registrar or IGRS UP before pricing an offer.

🛣 On the expressway, and on the planned link

UPEIDA lists Kannauj among the districts crossed by the 302.2 km Agra–Lucknow Expressway, which was inaugurated on 21 November 2016 (UPEIDA). We did not find which exit serves a given village, so confirm the exit before assuming access. The Farrukhabad Link Expressway, a 92 km spur from the Etawah junction to the Ganga Expressway, is at the bidding stage (DMC Education, September 2026).

Under bidding · Package 1 evaluated Sept 2026

Farrukhabad Link Expressway

A six-lane spur of about 92 km from the Agra–Lucknow and Bundelkhand junction in Etawah to the Ganga Expressway in Hardoi (Daily Jagran, March 2025). Package 1, about 50 km from Etawah to Farrukhabad, drew eight bidders, four of them technically qualified (DMC Education), and land acquisition for the project was reported at about 55 percent in May 2026 (E-Mobility Plus). Not yet built, and Kannauj's place on the alignment is unconfirmed.

Land acquisition

Land acquisition along the link

Acquisition for the link expressway was reported at about 55 percent project-wide in May 2026 (E-Mobility Plus). We found no English-language, sourced report of village-level acquisition in Kannauj, so ask the tehsil for notifications.

Operational

Ganga Expressway (Phase 1)

The 594 km Meerut–Prayagraj expressway was inaugurated on 29 April 2026 and passes through 12 districts; Kannauj is not among those named (AIR News, April 2026).

Agriculture & terrain

Soil, water & crops in Kannauj

Kannauj is irrigated Gangetic plain — deep loams and silts growing potato, wheat and maize, with groundwater stress in a few blocks.

🌾 Cropped area

The ICAR-CRIDA district plan (2011-12 crops) gives wheat at 72,700 hectares, potato at 43,200, maize at 42,500 and paddy at 17,600, on a net sown area of 145,800 hectares with a cropping intensity of 134% (ICAR-CRIDA). Village-level soil data sits on the Soil Health Card portal and with the district agriculture office; we did not open the portal.

  • Wheat
  • Maize

💧 Water

Normal rainfall is 795.4 mm in about 67 rainy days, of which 705 mm falls in the monsoon (ICAR-CRIDA); the district portal gives about 80 cm (district portal). Tubewells supply 90.7% of irrigated area and canals 9.3%. The plan counts two over-exploited blocks and one semi-critical block, and the CGWB 2024 assessment lists Kannauj for fluoride above 1.5 mg per litre and uranium above 30 ppb in some samples (CGWB, December 2024). Ask for the block's current category and test borewell water.

🟫 Soils

About 55% of the area is deep loamy soil and 45% deep silty soil (ICAR-CRIDA). The Ganga forms the north-eastern border (district portal), so low ground near the river can flood. The plan classes floods as occasional but lists no flood measures, so check local flood history for any parcel there.

🌾 Mandi price reference

Wholesale prices for district mandis are published daily on the Agmarknet portal, which we did not open for this page. Crop income here is steady rather than high, so price a parcel on its location, water and road access, not on a potato season.

Why investors look at Kannauj

Three reasons this desk includes Kannauj, with a plain note that no price series was sourced.

On the Agra–Lucknow Expressway

UPEIDA lists Kannauj on the 302 km expressway, which links the district with the cities at both ends, Agra and Lucknow. Exits and distances are not sourced here, so confirm them for a village.

A registered perfume cluster

Kannauj Perfume is a registered Geographical Indication, which gives the town an industry identity most farming districts lack (GI Registry). That supports town-edge demand more than farmland at a distance, and no transaction data was found.

A working potato-wheat base

A cropping intensity of 134% and tubewells supplying 90.7% of irrigation mean farmland can earn from cultivation while held (ICAR-CRIDA).

STRAIGHT TALK

Risks & challenges in Kannauj

Read these before shortlisting in Kannauj specifically.

No sourced price series

We found no official or English-language news price series for farmland here. Collect registered deeds before negotiating.

Conversion rules in transition

The 2026 amendment to section 80 changes how conversion works in notified development and industrial areas. Confirm what is in force for your village.

Link expressway not yet built

The link expressway is at the bidding stage and its alignment through Kannauj is unconfirmed. A parcel on a future alignment can be taken in part or whole.

Groundwater and quality

The ICAR plan counts two over-exploited blocks and one semi-critical block, and CGWB lists fluoride and uranium above limits in some Kannauj samples (CGWB 2024). Test borewell water and check the block category.

Boundary history

Kannauj was carved out of Farrukhabad in 1997. The portal shows 2,093 sq km, the ICAR plan 209,000 hectares, and the portal does not list tehsil names. Confirm the tehsil and Sub-Registrar for your parcel.

Standard UP checks

The 12.5-acre purchase limit under section 89(2) of the Revenue Code (UP Revenue Code, text hosted by IGRS UP), the SC/ST transfer rules and the NRI bar on agricultural land (RBI, updated September 2022) apply in full; see the state page.

Who to contact

Local revenue & registration offices

Mutation and land-use queries route through the tehsil offices; the district portal says there are three tehsils but does not name them. Acquisition questions go to the District Magistrate's office at Kannauj. Sale-deed registration is handled by the local Sub-Registrar, and records are on UP Bhulekh and IGRS UP; we did not open either portal for this page. District information is on the Kannauj district portal.

What is the land rate in Kannauj?

We publish no per-acre rate, because listing-site asking prices and second-hand circle-rate quotes could not be traced to registered deeds and we found no official or English-language news series. District magistrates set circle rates each year (PTI via The Week, March 2025); check the village rate with the Sub-Registrar or IGRS UP and collect registered sale deeds for the same village.

Data-currency note: the district portal gives no census year for its population figure, ICAR-CRIDA crop areas are for 2011-12, and the CGWB assessment is a state-level document. Infrastructure items are as reported up to October 2026. No listing-site or second-hand circle-rate prices are used, and this is a general guide, not legal advice.
