Land law is state law. These rules are maintained on the Uttar Pradesh page and apply to every district within it.
Firozabad — land purchase legal rules
⚠ Two checks come before any advance in Uttar Pradesh: the Revenue Code limit of 5.0586 hectares (about 12.5 acres) on what one person can acquire by purchase or gift, and the registry position in the DNGIR villages near Noida, where a purchase halt was reported in January 2024 and no later word was found. UP Revenue Code 2006, section 89; Sakshi Post, January 2024.
Who can buy agricultural land? The Revenue Code sections we read set a size limit (section 89) and special rules for land held by Scheduled Caste and Scheduled Tribe members (sections 98 and 99). None asks the buyer to be a farmer or to live in the state (UP Revenue Code 2006, IGRS UP). We did not read the whole tenure chapter, so ask the Sub-Registrar whether anything further applies. The Code repealed the Zamindari Abolition and Land Reforms Act 1950 when it was enforced on 18 December 2015 (SCC Online, February 2016).
Holding limit: section 89(2) of the Code bars a purchase or gift that would take the buyer's total holding in Uttar Pradesh above 5.0586 hectares, about 12.5 acres on our conversion (UP Revenue Code 2006). Under the earlier Act the Supreme Court read a company as a person for this limit and let the excess vest in the State (Oswal Fats and Oils, April 2010). The separate 1960 Ceiling Act caps total holdings; the India Code text gives 7.30 hectares of irrigated land for a family of five or fewer, with additions for larger families, and the text mixes acres and hectares, so the current schedule needs checking (India Code).
DNGIR villages: the Dadri-Noida-Ghaziabad Investment Region covers 84 notified villages, 63 in Bulandshahr and 21 in Gautam Buddh Nagar, notified in October 2024 (Swarajya, July 2026). In January 2024 a Noida Authority letter to the Stamp Department halted purchase and sale in the proposed villages, with registration of agricultural land needing the Authority's consent (Sakshi Post, January 2024). Two July 2026 reports on acquisition by mutual consent do not mention the halt (Millennium Post, July 2026), so ask the Noida Authority or the District Magistrate's office whether it still applies to a given village.
Scheduled Caste and Scheduled Tribe land: a Scheduled Caste bhumidhar needs the Collector's previous written permission to transfer land to a non-Scheduled Caste buyer (section 98), and a Scheduled Tribe bhumidhar may not transfer to a non-Scheduled Tribe buyer (section 99) (UP Revenue Code 2006). The Allahabad High Court described a transfer without the permission as void in Omwati v District Collector, Pilibhit, November 2022.
NRI & OCI buyers: the Reserve Bank's Master Direction under FEMA 1999 excludes agricultural land, plantation land and a farm house from what NRIs and OCIs may buy or receive as a gift (paragraphs 3.1.1 and 3.1.2). Inheritance is covered separately in paragraphs 3.1.3 and 3.1.4, without that exclusion (Reserve Bank of India Master Direction FED 12/2015-16).
- Revenue Code 2006
- Purchase limit: 5.0586 ha
- DNGIR: 84 villages
- SC land: Collector permission
- NRI agri: barred (FEMA)
- Ceiling Act 1960
Firozabad — district-specific notes
The full Uttar Pradesh legal framework above (inherited from the state record) applies to Firozabad in full. The notes below are specific to this district and are not repeated from the state page.
⚠ Firozabad lies inside the Taj Trapezium Zone (TTZ), a protected area of about 10,400 sq km that also covers Agra, Mathura, Hathras and Etah, with Bharatpur in Rajasthan (The News Mill, July 2026). The Supreme Court set the zone up on 30 December 1996 and it has restricted polluting industry since. On 23 July 2026 the Court let the TTZ Authority process about 400 pending applications for non-polluting industries, but only where the Authority and the expert nominees of NEERI and the Central Empowered Committee agree (Bar and Bench, July 2026). That matters in a glass-making district, so a buyer planning any industrial or warehouse use should ask the TTZ Authority whether it is allowed.
⚠ The tree-felling rule also applies. In March 2025 the Supreme Court recalled its 2019 order and restored the 8 May 2015 direction that no tree may be felled in the zone without the Court's prior permission, a rule the 2019 order had lifted for non-forest and private land (LiveLaw, March 2025). Check this before planning orchard clearing or a farm-road alignment.
⚠ Conversion of agricultural land needs checking parcel by parcel. Section 80 of the UP Revenue Code 2006 lets the Sub-Divisional Officer declare land non-agricultural, with a decision due within 45 working days (Revenue Code, India Code). The Supreme Court's judgment of 20 August 2025 in Mahesh Chand v Brijesh Kumar (2025 INSC 1005) concerns a declaration under section 143 of the older Zamindari Abolition and Land Reforms Act, and holds that the landowner has no duty to get the declaration registered (Verdictum, August 2025). Ask the SDM which provision applies to a parcel, and whether it sits inside a development authority limit or a gram panchayat area.

District overview
Firozabad — glass city, potato belt and a stop on the Agra–Lucknow Expressway
Firozabad is an Agra-division district. UPEIDA lists it among the districts on the 302.222 km Agra–Lucknow Expressway, which runs from the Agra inner ring road to SH-40 in Lucknow (UPEIDA project page). We could not source road distances to Agra or Delhi, and the area, population and tehsil count should be confirmed with the district office. ICAR-CRIDA's plan gives a net sown area of 182,600 hectares and a cropping intensity of 152% (ICAR-CRIDA, July 2014).
Firozabad is the glass-bangle town. The national tourism page says small-scale units account for almost 70% of glass production in their sector in India and employ more than 150,000 people (Incredible India), and the state lists glass products as the district's One District One Product (ODOP UP). Farming is just as established: ICAR-CRIDA shows wheat on 100,991 hectares, bajra on 72,720 and potato on 48,979.
For a land buyer, the case is access to the Agra–Lucknow Expressway rather than a resort or farmhouse market, and there is no sourced price series. Buyers should also read Gautam Buddha Nagar and the Uttar Pradesh agricultural land guide.

What is moving prices in Firozabad
What could and could not be sourced for Firozabad, with the source of each named. Read the gaps as gaps, not as low prices.
No sourced price series
We publish no per-acre figure for Firozabad. The listings found carried no usable price, and asks elsewhere could not be traced to registered sale deeds.
Do not borrow Agra's figures
Prices reported for a neighbouring district say little about Firozabad. Get written quotes, registered sale deeds and the circle rate for the exact village.
Circle rates
No Firozabad circle-rate figure was found. District magistrates set minimum land rates each August, and in March 2025 the state government named Agra, but not Firozabad, among districts where a revision was under way (PTI via The Week, March 2025). Check the village rate on the IGRS UP portal, which we did not open; stamp duty is on the Uttar Pradesh state page.
Glass industry
Glass manufacturing is the district's signature trade (Incredible India). Industrial and residential land in and around the city is a different product from farmland, and polluting units face Taj Trapezium Zone restrictions.
Logistics park
Maritime Gateway reported in January 2025 a 132-acre logistics park at Nasirpur, near the expressway, with about 40% of land acquisition done and construction to follow the rest. It is meant to connect to Jewar airport and the Dedicated Freight Corridor (Maritime Gateway, January 2025). The report names the agency inconsistently and we found no later one, so confirm status.
Distances
We could not source road distances to Agra or Delhi, so none are given. UPEIDA lists Firozabad on the Agra–Lucknow Expressway but its page names no interchanges (UPEIDA), so confirm the exit before pricing road access.
Connectivity
How Firozabad connects — road, rail and air
Delhi is the reference metro for outside buyers. Road distances and journey times could not be sourced and are not given.

🛣 Agra–Lucknow Expressway
The 302.222 km Agra–Lucknow Expressway, opened on 21 November 2016, runs from the Agra inner ring road to SH-40 in Lucknow through Firozabad, Mainpuri, Etawah, Auraiya, Kannauj, Kanpur Nagar, Hardoi and Unnao. It has six lanes, expandable to eight (UPEIDA). See the Jewar airport guide for the northern end of the Yamuna corridor.

Agra–Lucknow Expressway
Open since 21 November 2016, the expressway lists Firozabad on its route (UPEIDA), so access to it is the main road argument for the district.
Yamuna Expressway
The 165 km six-lane Yamuna Expressway runs from Greater Noida to Agra. YEIDA directed its toll operator in January 2023 to prepare a plan to widen it to eight lanes (NBMCW, January 2023); no approval or construction was reported.
Firozabad logistics park (132 acres, Nasirpur)
About 40% of the land was reported acquired in January 2025, with construction to follow the remaining acquisition (Maritime Gateway, January 2025). No completion date was found.
Noida International Airport (Jewar)
Commercial operations began on 15 June 2026 (operator press release, May 2026 and Indian Infrastructure, June 2026). Treat it as a Delhi–NCR gateway rather than a local airport.
Agriculture & terrain
Soil, water & crops in Firozabad
Firozabad is a wheat, bajra and potato district on the Upper Gangetic Plain, with salinity and sodicity affecting more than half the mapped soil.
🌾 Cropped area
ICAR-CRIDA's district plan gives a net sown area of 182,600 hectares, a gross cropped area of 304,300 hectares and a cropping intensity of 152% (ICAR-CRIDA, 2014). Wheat covered 100,991 hectares, bajra 72,720, potato 48,979, rice 20,633 and maize 8,057 (2011-12 data).
- Wheat
- Bajra
- Potato
🟫 Soil
Deep loamy soil covers only 32% of the mapped area (64,000 hectares). Another 26% is deep loamy with moderate salinity or sodicity and waterlogging, 18% is deep fine and moderately saline or sodic, and 14% is silty with moderate salinity or sodicity, so about 58% carries some salinity or sodicity. A Soil Health Card report for the exact village is the right check.
- Loam
- Saline and sodic
💧 Water
The plan gives a normal rainfall of 655.5 mm over 67 rainy days. Bore wells supply 86.6% of irrigated area, canals 12.9% and open wells 0.6%. It counted five over-exploited blocks and one semi-critical, but the data are dated. CGWB's December 2024 assessment lists Firozabad for conductivity, fluoride and nitrate in some samples (CGWB, December 2024), so test any borewell water.

🌾 Mandi price reference
Daily wholesale prices are published on the Agmarknet portal, which we did not open for this page, so none are quoted. Crop income is a different question from land value, so price a parcel on soil, water and access.
🔎 Check the record yourself
Sources to check a parcel against: the ICAR-CRIDA Firozabad plan for soil, rainfall and crops, and the CGWB 2024 assessment for groundwater. Mandi prices, rainfall normals, Census tables and khatauni records sit on portals we did not open for this page.

Why investors look at Firozabad
Three reasons this desk includes Firozabad, with an honest note that price evidence is missing and the district is an industrial and farming market first.
Expressway access
UPEIDA lists Firozabad on the 302 km Agra–Lucknow Expressway.
Real farm output
ICAR-CRIDA shows a 152% cropping intensity and potato on 48,979 hectares, so agricultural use is established.
A working industrial base
Glass manufacturing and a proposed logistics park give the district non-farm demand.
Confirm TTZ status, conversion route and soil quality directly; Farmland India’s review does not certify them.
STRAIGHT TALK
Risks & challenges in Firozabad
Read these before shortlisting in Firozabad specifically.
No sourced price evidence
No price series was sourced, so there is nothing to anchor an offer on. Collect registered comparables and the village circle rate first.
Taj Trapezium Zone limits
Industry and tree felling fall under TTZ oversight, and polluting industry is restricted in this zone. Check allowed use before paying an advance.
Saline and sodic soils
About 58% of the mapped soil carries some salinity or sodicity (ICAR-CRIDA). Test soil and borewell water for the exact parcel.
Groundwater and water quality
Bore wells supply 86.6% of irrigation, block data in the plan are dated, and CGWB lists conductivity, fluoride and nitrate in some samples.
Conversion route unclear
Section 80 of the Revenue Code is the current route for a non-agricultural declaration, while older land may carry a declaration under section 143 of the earlier Act. Ask the SDM in writing which applies.
Industrial neighbourhood
Glass units can bring smoke, effluent and truck traffic. Visit the parcel on a working day and ask about nearby units.
Unconfirmed basics
Area, population and tehsil count were not sourced from an official page. Confirm the tehsil and registry for your parcel.
Who to contact
Local revenue & registration offices
Conversion and mutation applications route through the SDM office or Tehsildar of the relevant tehsil (to be confirmed with the district office). Industrial or polluting uses also need the TTZ Authority. Sale-deed registration is handled by the local Sub-Registrar; circle rates and record-of-rights extracts sit on the IGRS UP and UP Bhulekh portals, which we did not open for this page.
