District overview

Shahjahanpur โ€” a Rohilkhand farm district on the Ganga Expressway

Shahjahanpur covers 4,575 sq km in Rohilkhand and was formed in 1813 from part of Bareilly. The district portal lists five tehsils (Sadar, Tilhar, Powayan, Jalalabad and Kalan), 15 blocks and 1,068 gram panchayats; the MSME district industrial profile lists four tehsils and 30,02,376 people at the 2011 Census. The Ramganga, Garrah and Gomti drain the district, and the portal says flooding mostly affects Jalalabad tehsil.

Bareilly and Lucknow are the likely buyer cities, but we found no sourced road distances. The MSME profile counts 106 km of rail line and 69 km of national highway in the district (2013-14). The Ganga Expressway, a 594 km six-lane road expandable to eight, was inaugurated in April 2026 and runs through Shahjahanpur among its 12 districts (The Hitavada, April 2026).

The ICAR-CRIDA plan shows a net sown area of 349,958 hectares and cropping intensity of 175% (2008-09 data), with wheat on 253,928 hectares, rice on 162,992 and sugarcane on 49,860. Almost all irrigation comes from borewells. The NTCA brief places Kishanpur Sanctuary, part of the Dudhwa Tiger Reserve, in Powayan tehsil (NTCA Dudhwa brief), so forest edges matter in the north. We found no sourced price series.

Market & connectivity

What is moving prices in Shahjahanpur

Sourced figures with the source of each named. Where no source exists, the page says so.

No sourced price series

We found no official or news price series for Shahjahanpur farmland. Earlier drafts used asking prices from a listing site; none could be traced to a registered deed, so none appear here. Gather registered sale deeds for the village and compare them with its circle rate.

What we left out

The earlier listing-site asks ranged over more than a factor of five, which tells a buyer little. A range that wide usually separates roadside or town-edge land from interior fields, and sometimes just an optimistic ask. Registered deeds, not quotes, are the evidence to collect.

Units and records

A quote that does not state its size in acres or square metres is not comparable. Ask the seller to show the area on the khatauni before you compare anything.

The expressway effect, so far

The Ganga Expressway was inaugurated in April 2026 (The Hitavada, April 2026). We found no sourced pre- and post-opening price series for Shahjahanpur, so this page claims no trend. Compare any expressway-frontage ask with the registered value of nearby farmland before you accept it as a premium.

Circle rates

District magistrates set circle rates each year (PTI via The Week, March 2025). We did not open a Shahjahanpur schedule, so none is quoted; look up the village, land category and road class on IGRS UP.

Farm income and irrigation

Borewells supply 96.3% of irrigation and canals 3.3% (ICAR-CRIDA plan), and the MSME profile lists four sugar-mill units. Farm income per acre is a separate question from land price, which this page does not quantify.

Connectivity

How Shahjahanpur connects โ€” road, rail and air

Shahjahanpur is in Rohilkhand, with the Ganga Expressway open through the district since April 2026. Journey times vary with traffic and road works.

A 3.5 km stretch of the expressway near Piru village was used for Indian Air Force landing and take-off drills in May 2025, day and night (PTI via The Week, May 2025). It is not a scheduled passenger airport and does not by itself create air service.

Ganga Expressway spur to Haridwar

Earlier text mentioned a planned spur from Meerut to Haridwar. We found no source for it, and it would start west of Shahjahanpur, so it carries no weight here.

Agriculture & terrain

Soil, water & crops in Shahjahanpur

Shahjahanpur is borewell-irrigated wheat and rice country on loams and sandy loams, with all 15 blocks safe in the CGWB profile.

๐ŸŒพ Crops and soil

The ICAR-CRIDA plan (2008-09 crop data) shows wheat on 253,928 hectares, rice on 162,992 and sugarcane on 49,860. Net sown area is 349,958 hectares and cropping intensity 175%. Soils by area are loam (34.75%), sandy loam (28.58%), clay loam (24.35%) and silt loam (11.32%).

๐Ÿ’ง Water

The same plan gives normal rainfall of 1,058.4 mm, with 890.8 mm in the June to September monsoon. Borewells supply 96.3% of irrigation and canals 3.3%. The CGWB district profile (resources as of 31 March 2009) puts groundwater development at 75.27% with all 15 blocks safe, notes declining water levels in Shahjahanpur city, and found arsenic above 10 ppb in seven blocks (Dadraul, Jaitipur, Jalalabad, Katra, Khutar, Sindhauli and Tilhar), with 3 of 1,193 samples above 50 ppb. Test borewell water.

๐ŸŒง Climate hazards and rivers

The ICAR-CRIDA plan lists drought, frost and pest outbreaks as regular hazards, and flood, hail, heat wave and cold wave as occasional. The Ramganga, Garrah and Gomti cross the district, and the district portal says flooding mostly affects Jalalabad tehsil. Check low-lying land for flooding and seasonal waterlogging before purchase.

๐ŸŒพ Mandi price reference

Wholesale prices for Shahjahanpur markets are published daily by the national agricultural market portal, Agmarknet, and village soil data by the Soil Health Card portal; we did not open either for this page. Farm income is separate from land price, so judge a parcel on location, access and lawful use.

Why investors look at Shahjahanpur

Three reasons this desk includes Shahjahanpur, with a plain note that price evidence is missing and the expressway effect is untested.

Rail and road in place

The MSME profile counts 106 km of rail line and 69 km of national highway in the district (2013-14).

An expressway through the district

The Ganga Expressway crosses the district among its 12 (The Hitavada, April 2026), which adds east-west reach.

No price comparison possible

We found no sourced price series, so this page claims no price advantage over any other district. Collect registered deeds before forming a view.

Confirm land-use status, Ganga Expressway alignment and water quality directly; Farmland India's listing review does not certify them.

STRAIGHT TALK

Risks & challenges in Shahjahanpur

Read these before shortlisting in Shahjahanpur specifically.

No sourced price evidence

We found no sourced price series. Gather registered deeds and circle rates before negotiating.

Expressway premium is unproven

Quotes near the Ganga Expressway reflect hope as much as sales. The road opened in April 2026 and we found no price series.

Alignment and acquisition checks

A parcel near the expressway may be partly acquired or cut off from road access. Match the khasra number against revenue records and the interchange plan.

Borewell dependence

Borewells supply about 96% of irrigation (ICAR-CRIDA), so water table and quality matter. Test water before buying.

Land-use change

Farmhouse or resort use needs the land recorded as non-agricultural under section 80. Confirm which regime covers your village.

Conflicting district statistics

The district portal lists five tehsils and the MSME profile four, and the two documents differ on the other district counts. Use these as orders of magnitude.

Forest and reserve edges

NTCA places Kishanpur Sanctuary in Powayan tehsil. Ask whether a northern parcel touches forest land or a buffer zone.

Who to contact

Local revenue & registration offices

Mutation, khatauni extracts and record corrections for Shahjahanpur are handled at the tehsil (the district portal lists Sadar, Tilhar, Powayan, Jalalabad and Kalan), with the District Magistrate's office as the district authority. Sale-deed registration is at the local Sub-Registrar, and records are on IGRS UP and UP Bhulekh, neither of which we opened for this page. A land-use declaration goes to the Sub-Divisional Officer, and layouts sold as plots should be checked with the state real-estate regulator. Confirm the exact office for your village with the District Magistrate's office.

What does land cost in Shahjahanpur?

We publish no per-acre figure, because listing-site asking prices could not be traced to registered deeds and we found no official or news series. District magistrates revise circle rates each year (PTI via The Week, March 2025); check the village rate on IGRS UP and collect registered sale deeds for the same village.

Data-currency note: the MSME profile uses 2013-14 data with Census 2011 population, ICAR-CRIDA crop areas are for 2008-09, and the CGWB profile rests on a 2009 resource estimate. Sources differ on the tehsil count. The Ganga Expressway status is as reported in April 2026. No listing-site prices are used, and this is a general guide, not legal advice.
