Land law is state law. These rules are maintained on the Uttar Pradesh page and apply to every district within it.
Siddharthnagar — land purchase legal rules
⚠ Two checks come before any advance in Uttar Pradesh: the Revenue Code limit of 5.0586 hectares (about 12.5 acres) on what one person can acquire by purchase or gift, and the registry position in the DNGIR villages near Noida, where a purchase halt was reported in January 2024 and no later word was found. UP Revenue Code 2006, section 89; Sakshi Post, January 2024.
Who can buy agricultural land? The Revenue Code sections we read set a size limit (section 89) and special rules for land held by Scheduled Caste and Scheduled Tribe members (sections 98 and 99). None asks the buyer to be a farmer or to live in the state (UP Revenue Code 2006, IGRS UP). We did not read the whole tenure chapter, so ask the Sub-Registrar whether anything further applies. The Code repealed the Zamindari Abolition and Land Reforms Act 1950 when it was enforced on 18 December 2015 (SCC Online, February 2016).
Holding limit: section 89(2) of the Code bars a purchase or gift that would take the buyer's total holding in Uttar Pradesh above 5.0586 hectares, about 12.5 acres on our conversion (UP Revenue Code 2006). Under the earlier Act the Supreme Court read a company as a person for this limit and let the excess vest in the State (Oswal Fats and Oils, April 2010). The separate 1960 Ceiling Act caps total holdings; the India Code text gives 7.30 hectares of irrigated land for a family of five or fewer, with additions for larger families, and the text mixes acres and hectares, so the current schedule needs checking (India Code).
DNGIR villages: the Dadri-Noida-Ghaziabad Investment Region covers 84 notified villages, 63 in Bulandshahr and 21 in Gautam Buddh Nagar, notified in October 2024 (Swarajya, July 2026). In January 2024 a Noida Authority letter to the Stamp Department halted purchase and sale in the proposed villages, with registration of agricultural land needing the Authority's consent (Sakshi Post, January 2024). Two July 2026 reports on acquisition by mutual consent do not mention the halt (Millennium Post, July 2026), so ask the Noida Authority or the District Magistrate's office whether it still applies to a given village.
Scheduled Caste and Scheduled Tribe land: a Scheduled Caste bhumidhar needs the Collector's previous written permission to transfer land to a non-Scheduled Caste buyer (section 98), and a Scheduled Tribe bhumidhar may not transfer to a non-Scheduled Tribe buyer (section 99) (UP Revenue Code 2006). The Allahabad High Court described a transfer without the permission as void in Omwati v District Collector, Pilibhit, November 2022.
NRI & OCI buyers: the Reserve Bank's Master Direction under FEMA 1999 excludes agricultural land, plantation land and a farm house from what NRIs and OCIs may buy or receive as a gift (paragraphs 3.1.1 and 3.1.2). Inheritance is covered separately in paragraphs 3.1.3 and 3.1.4, without that exclusion (Reserve Bank of India Master Direction FED 12/2015-16).
- Revenue Code 2006
- Purchase limit: 5.0586 ha
- DNGIR: 84 villages
- SC land: Collector permission
- NRI agri: barred (FEMA)
- Ceiling Act 1960
Siddharthnagar — district-specific notes
The full Uttar Pradesh legal framework on the state page (ceiling, stamp duty, SC/ST land, NRI rules) applies to Siddharthnagar in full. The notes below are specific to this district and are not repeated from the state page.
⚠ Siddharthnagar borders Nepal. We found no source on any border-area restriction for private agricultural parcels, so ask the Tehsildar and the Sub-Registrar in writing whether anything beyond the state rules on the state page applies. The conversion rule changed in 2026. The state cabinet cleared an ordinance amending section 80 of the UP Revenue Code in March 2026 (Free Press Journal, March 2026). Ordinance No. 14 of 2026 treats a building, development or layout approval inside a notified development-authority or industrial-authority area as the section 80(2) declaration, with the entry recorded in the revenue records within 15 days (PRS, Ordinance 14 of 2026), and a compliance bulletin reports it notified as an Act on 13 August 2026 (TeamLease RegTech, August 2026), which we have not checked against the notification. Outside such areas the section 80 route through the Sub-Divisional Officer applies, with a 45 working-day decision period (UP Revenue Code text, India Code). Which regime covers your village is a question for the tehsil.
⚠ Piprahwa is an archaeological and pilgrimage site; relics unearthed there in 1898 were returned to India in July 2025 (ETV Bharat, July 2025). We did not read any protected-area or regulated-zone notification for land around it, and local-language press reported road work in the area in 2026 that we could not confirm from an English-language or official source. A parcel near Piprahwa may carry an acquisition notice or a right-of-way, so ask in writing whether the khasra is inside any notified land.
⚠ The Budhi Rapti was flowing above the danger mark at Kakrahi in Siddharthnagar on 10 July 2024, and many villages in the district were reported affected (Deccan Herald, July 2024). ICAR-CRIDA also lists occasional floods and droughts (ICAR-CRIDA). Check land class, ask for the highest flood line and look for any embankment notice before paying an advance for a parcel near either river.

District overview
Siddharthnagar — the Kalanamak rice district on the Nepal border
Siddharthnagar is a Terai-edge district. The district portal gives 2,895 sq km, 25,59,297 people at Census 2011 (density 884 per sq km), Naugarh as headquarters, five tehsils (Naugarh, Shohratgarh, Bansi, Itwa and Domariyaganj) and a border with Nepal's Kapilvastu and Rupandehi districts (district portal). Naugarh station is on the Gorakhpur–Anandnagar–Gonda broad-gauge line, so the realistic buyer geography is Gorakhpur, reached by that line; we found no sourced road distance, so check the live route. Visitors from Nepal are a separate, unquantified group.
Two identities define the district. The first is Kalanamak, a traditional aromatic rice that Siddharthnagar chose for the One District One Product scheme; the geographical indication covers the district and ten neighbours: Gorakhpur, Deoria, Kushinagar, Maharajganj, Sant Kabir Nagar, Basti, Bahraich, Balrampur, Gonda and Shravasti (IRRI, May 2021). The second is Buddhist heritage: Piprahwa is about 22 km from Naugarh (district portal), and relics unearthed there in 1898 were returned to India in July 2025 after 127 years (ETV Bharat, July 2025).
We found no usable sourced farmland price for this district and publish no per-acre band. District magistrates revise circle rates each year (PTI via The Week, March 2025), so read the rate for the mauza on IGRS UP, ask for registered sale deeds from the same village, and treat any verbal per-acre figure as unconfirmed.

Market & connectivity
What is moving prices in Siddharthnagar
What we looked for, what we found, and how to fill the gap. Nothing on this page is an estimate of value.
Listing evidence
The earlier version cited a listing-site page that showed no listings. We removed it and publish no asking-price band rather than borrow one from Gorakhpur or Basti.
Auction notices
A bank-auction reserve price is not a market price, and the notice used on the earlier version gave no area, survey number or land class. We use none.
Road work
Local-language press reported a four-lane road near Piprahwa in 2026. We could not open an English-language or official source, so we state no length, cost or status. If a parcel lies near any road project, ask the Tehsildar for acquisition notices in writing; acquisition can remove or split parcels.
Kalanamak premium
Kalanamak holds a geographical indication and a One District One Product listing (IRRI, May 2021), but we found no sourced evidence that this raises land prices. Treat rice income as a separate question from land value.
Circle rates
We did not read circle rates on IGRS UP for any village in the district. District magistrates revise circle rates each year (PTI via The Week, March 2025), so check the rate for the specific mauza, and add stamp duty and registration from the state page, before judging any asking price.
Units
Local land-unit sizes vary across Uttar Pradesh, so always ask for the area in square feet, square metres or acres on the khatauni, and convert at 43,560 sq ft per acre.
Connectivity
How Siddharthnagar connects — road, rail, air and expressways
Gorakhpur is the lead metro for this page because it is on the same rail line as Naugarh. We did not read road distances, so confirm journey times locally.

✈️ By air
🚆 By rail
🛣 The expressway picture
No expressway is reported inside Siddharthnagar. The Gorakhpur–Siliguri Expressway, about 520 km, has an Uttar Pradesh section of 84.3 km through Gorakhpur, Deoria and Kushinagar, and neither source we opened lists Siddharthnagar (NBM&CW, February 2023; The Metro Rail Guy, July 2024). Land acquisition was described as nearing completion in 2023, and the 2024 status page gives a 2028 target, so check NHAI for current status. See the Uttar Pradesh land-rules guide for the rules that apply to a parcel along any new road.

Road works near Piprahwa
Local-language press reported a four-lane road near Piprahwa in 2026. We could not open an English-language or official source, so we give no length, cost or completion date.
Gorakhpur–Siliguri Expressway
A 519 to 520 km four-lane access-controlled road with an Uttar Pradesh section of about 84 km through Gorakhpur, Deoria and Kushinagar, estimated at Rs 32,000 crore; land acquisition and design were the stated status in July 2024, with a 2028 target (NBM&CW, February 2023; The Metro Rail Guy, July 2024). Any effect on Siddharthnagar land is indirect.
Piprahwa heritage site
Relics unearthed at Piprahwa in 1898 were returned to India in July 2025 (ETV Bharat, July 2025). This is existing heritage demand, and we found no visitor figures.
Agriculture & terrain
Soil, water & Kalanamak rice in Siddharthnagar
Siddharthnagar is a Terai plain with heavy monsoon rainfall and Kalanamak rice at its centre, and an older plan that records occasional floods and droughts.
🌾 Soil and crops
ICAR-CRIDA's district plan lists rice, wheat, maize, pigeon pea, lentil and chickpea, but its crop-area and soil tables do not reconcile (the maize area exceeds the gross cropped area), so we quote no crop areas or soil shares (ICAR-CRIDA). Ask the district agriculture office for soil type and cropping pattern.
- Clay loam
- Rice
- Wheat
- Lentil
- Pigeon pea
🍚 Kalanamak rice
IRRI describes Kalanamak as a roughly 2,600-year-old traditional variety, the “Black Pearl” of eastern Uttar Pradesh; Siddharthnagar chose it for the One District One Product scheme and the geographical indication covers ten neighbouring districts as well (IRRI, May 2021). A farmhouse or organic-farming plan can build on the crop, though a premium for the land itself is not evidenced.
- Kalanamak
- GI tag
- Organic option
💧 Water
ICAR-CRIDA gives annual rainfall of 1,410.3 mm, of which 1,041.2 mm falls in the June–September monsoon, and puts canals at 19.28% of irrigated area. It lists occasional drought, flood, hailstorm, heat wave and cold wave (ICAR-CRIDA). CGWB's 2024 report lists Siddharthnagar for nitrate and arsenic above limits in places (CGWB, December 2024), so check block status with CGWB and test borewell water.
- 1,410 mm rain
- Bore wells
- Canals
🌾 Mandi price reference
Live wholesale prices for rice, wheat, lentil and potato are published daily on Agmarknet. We did not read a recent price for this district. Farm income is modest beside the cost of any sizeable parcel, so price land on its location, access and flood record.
At a glance
Siddharthnagar vs. the districts around it
| District / city | Link to Siddharthnagar | What it means for a buyer |
|---|---|---|
| Gorakhpur | Kalanamak GI district (IRRI); Uttar Pradesh section of the Gorakhpur–Siliguri road (NBM&CW) | On the Naugarh rail line; the page treats it as the main buyer market |
| Maharajganj | Kalanamak GI district (IRRI) | Shares the crop; no price evidence read |
| Basti and Sant Kabir Nagar | Kalanamak GI districts (IRRI) | Shares the crop; no price evidence read |
| Balrampur | Kalanamak GI district (IRRI) | Shares the GI area; no price evidence read |
This table lists links and not prices, because we found no like-for-like sourced price for these districts. Distances were not read, so none are quoted.
Farmland India view
Why investors look at Siddharthnagar
Three reasons this desk includes Siddharthnagar, with a note that price evidence is missing and some data are inconsistent.
A crop with its own label
Kalanamak holds a geographical indication and a One District One Product listing, and Siddharthnagar is the district that chose it (IRRI, May 2021). That gives an organic-farming or agri-business plan a story that a generic wheat district cannot offer, if the buyer is prepared to work the land.
A heritage visitor flow
Piprahwa draws Buddhist visitors, and relics unearthed there were returned to India in July 2025 (ETV Bharat). A small eco-resort or homestay thesis near Piprahwa is plausible, though no visitor numbers were found.
A large district with unquantified entry prices
At 2,895 sq km and 25,59,297 people (district portal), the district has many villages and many markets. If registered deeds show low per-acre levels, that could support a long hold, but until a documented comparable exists it is only a hypothesis.
Confirm flood history, border-area rules and any road acquisition directly — these are not certified by Farmland India's review.
STRAIGHT TALK
Risks & challenges in Siddharthnagar
Read these before shortlisting in Siddharthnagar specifically.
No price evidence
We read no asking price and no circle rate that yields a per-acre figure. Collect registered comparables from the same village before negotiating.
Budhi Rapti and Rapti flooding
The Budhi Rapti was above the danger mark at Kakrahi on 10 July 2024 (Deccan Herald), and ICAR-CRIDA lists occasional floods and droughts. Check each parcel's flood line.
Road works near Piprahwa
Local-language press reported road work near Piprahwa in 2026, which we could not confirm. A parcel on any road alignment may be taken in part or whole, so ask for acquisition notices.
Border-district uncertainty
The district borders Nepal. We found no restriction notice, but ask for written confirmation of the parcel's status and of any border-area rule.
Inconsistent source data
ICAR-CRIDA's crop-area and soil tables do not reconcile, and CGWB's older district profile did not open for us. Obtain current agriculture and groundwater data from the district offices.
Kalanamak is a niche
We found no sourced figure for Kalanamak acreage in the district. Do not value a parcel on a Kalanamak premium without evidence of buyers and prices.
NRI and OCI buyers
FEMA bars NRIs and OCIs from buying agricultural land, plantation land or a farm house in India (RBI Master Direction FED 12/2015-16). Families abroad should read the Uttar Pradesh page before shortlisting.
Who to contact
Local revenue & registration offices
Agricultural-to-non-agricultural declarations under section 80 of the UP Revenue Code, and mutation, route through the Tehsildar and SDM of the relevant tehsil (Naugarh, Shohratgarh, Bansi, Itwa or Domariyaganj). Sale-deed registration is handled by the local Sub-Registrar through IGRS UP, and khatauni extracts are on UP Bhulekh; we did not open either portal for this page. The district's own site is siddharthnagar.nic.in. Read the UP agricultural land rules guide before filing anything.

COMMON QUESTIONS
Frequently asked questions
Everything buyers, NRIs and investors ask before their first reviewed farmland purchase in Siddharthnagar.
Visit full wiki01 of 04
What is Siddharthnagar known for?
Kalanamak rice and Piprahwa. The district chose Kalanamak for the One District One Product scheme, and the geographical indication covers it and ten neighbouring districts (IRRI, May 2021). Piprahwa is about 22 km from Naugarh (district portal), and relics unearthed there in 1898 were returned to India in July 2025 (ETV Bharat).
02 of 04
Does Siddharthnagar border Nepal?
Yes. The district portal says it borders Nepal's Kapilvastu district to the north and Rupandehi to the north-east. We did not check border crossings or any border-area land rule.
03 of 04
What road work is happening near Piprahwa?
Local-language press reported a four-lane road near Piprahwa in 2026, but we could not open an English-language or official source and state no length, cost or status. Ask the Tehsildar whether any acquisition notice covers a parcel.
04 of 04
Does Siddharthnagar flood?
ICAR-CRIDA lists occasional drought and flood risks, and the Budhi Rapti was above the danger mark at Kakrahi on 10 July 2024 (Deccan Herald, PTI). Ask for a parcel's flood history in writing before paying an advance.
