District overview

Bahraich — a Terai border district on the Ghaghara

Bahraich covers 4,696.8 sq km in the MSME district profile (CGWB gives 5,020 sq km), with 14 development blocks and four tehsils: Bahraich, Mehsi, Kaiserganj and Nanpara (MSME district industrial profile). Nepal lies to the north. The Ghaghara is the main river, 67,926 hectares (13.97% of the district) is forest, and the profile counts six sugar-mill units. It reports 165 km of metre-gauge and 12 km of broad-gauge rail in 2010-11, and no national highway at that date.

The state capital is the usual reference point for buyers, but we found no sourced road distance and the old figure has been removed. The new road is the fact to watch: NH-927 from Barabanki is meant to cut travel on its 101.5 km to about an hour (NBM&CW, March 2026). Across the border, the Rupaidiha land port handles about Rs 8,500 crore of annual India–Nepal trade, nearly 95% of it exports (The Week, March 2026). The Week also lists Bahraich among the Aspirational Districts.

The CGWB district note gives a net sown area of 3,348.38 sq km in 2010-11, with 95.72% of net irrigated area served by groundwater. The MSME profile names wheat, paddy, maize, masoor, sugarcane and potato. The ICAR-CRIDA plan puts normal rainfall at 1,148 mm and lists Terai clay loams (25.30%), plain sandy clay soils (23.90%) and Terai sandy soils (23.27%). These are 2008-11 data.

We found no sourced price series for Bahraich, so this page quotes no per-acre figure. Treat the district as a research-stage market: gather registered sale deeds for the village, and let the state page govern every purchase. District magistrates set circle rates each year (PTI via The Week, March 2025).

Compare the Uttar Pradesh state page for the ceiling, SC/ST land and NRI rules, and read our UP agricultural land rules guide before shortlisting a parcel.

Market & connectivity

What is moving prices in Bahraich

Sourced figures with the source of each named. Where no source exists, the page says so.

No sourced price series

We found no official or news price series for farmland in Bahraich, and asking prices from listing sites could not be traced to registered deeds. This page therefore quotes no per-acre or per-sq-yd range, rather than borrowing a figure from a neighbouring district.

What to collect instead

Ask a local lawyer or the sub-registrar office for recent registered sale deeds for the village, and compare their rates with the circle rate on IGRS UP. A broker quote is an asking price, and small parcels near a town often ask more per acre than large ones.

Highway pipeline

The Cabinet Committee approved the Barabanki–Bahraich NH-927 project on 18 March 2026: 101.5 km, Rs 6,969.04 crore, hybrid annuity mode, with traffic projected to FY 2028 (The Week, March 2026). In January 2026 Swarajya reported that no tender had been issued (Swarajya, January 2026). A highway that is only approved has not yet changed what a farm plot is worth.

Units and records

Khatauni and Bhulekh records show area in hectares or square metres. Convert any seller quote to acres or square metres before comparing it with a registered deed, and ask the seller to show the area on the khatauni.

Border and forest land

Land near the Nepal border or a protected forest can carry extra conditions, and we did not find the border-area rules in a source we could open. Price a parcel on what it can lawfully be used for, and expect more paperwork than in an interior district.

Circle rates and duty

Stamp duty and registration follow the state page. District magistrates revise circle rates each year (PTI via The Week, March 2025), but we did not open a Bahraich schedule; check the village rate and sub-registrar area on IGRS UP.

Connectivity

How Bahraich connects — the border and the approved highway

Bahraich sits on the Nepal border, with an approved four-lane road to Barabanki still to be built. Journey times vary with traffic and road works.

💧 Water

The CGWB district note puts groundwater development at 58.69% (31 March 2009) with all 14 blocks safe, and 95.72% of net irrigated area served by groundwater through 64,436 bore wells. Arsenic ranged up to 102 ppb against a 50 ppb limit, with 766 of 6,509 samples above it. Waterlogging affects Mahsi, Fakharpur, Kaiserganj and Jarwal. Test a borewell for arsenic before drinking from it.

🌱 Soils & forest

The ICAR-CRIDA plan lists Terai clay loams (25.30%), plain sandy clay soils (23.90%), Terai sandy soils (23.27%), plain loam (10.21%), plain sandy loam (8.72%) and plain clay loam (8.60%). Forest covers 67,926 hectares, 13.97% of the district (MSME district industrial profile). Parcels near forest or sanctuary land need an extra boundary check.

🌾 Mandi price reference

Wholesale prices for district markets are published daily by the national agricultural market portal, Agmarknet; we did not open it for this page. Farm income here is modest, so price a parcel on location, access and lawful use, not on crop yield.

Why investors look at Bahraich

Three reasons this desk includes Bahraich, with a plain note that price evidence is missing.

A road to Barabanki

The NH-927 upgrade is meant to bring the travel time on its 101.5 km Barabanki–Bahraich stretch down to about an hour (NBM&CW, March 2026), which would suit a family looking for land away from Lucknow-edge prices. It is approved, not built.

A border-trade economy

The Rupaidiha land port handles about Rs 8,500 crore of annual India–Nepal trade according to The Week (March 2026), which supports small trading towns along the border corridor.

A highway approved

No completion date is published for the NH-927 upgrade, so price it as a possibility rather than a fact.

STRAIGHT TALK

Risks & challenges in Bahraich

Read these before shortlisting in Bahraich specifically.

No sourced price evidence

We found no sourced price series, so this page offers no valuation. Collect registered comparables and do not rely on a broker quote.

Flood and waterlogging

CGWB names waterlogging in Mahsi, Fakharpur, Kaiserganj and Jarwal blocks. Check the khatauni, ground level and flood history.

Arsenic in shallow groundwater

CGWB reports arsenic up to 102 ppb against a 50 ppb limit in its 2009-era assessment, with 766 of 6,509 samples above the limit. Test any borewell before drinking from it.

Forest, sanctuary and border limits

Katerniaghat Sanctuary lies in Nanpara tehsil and the Nepal border may bring conditions. Ask in writing about boundary and border-area status.

Conversion rules in transition

The 2026 amendment to section 80 changes how conversion works in notified development and industrial areas. Confirm what is in force for your village, and do not build on land with no conversion record.

Standard UP checks still apply

The 12.5-acre (5.0586 ha) purchase limit under section 89(2) of the Revenue Code (UP Revenue Code text, IGRS UP), SC/ST transfer rules and the NRI bar on agricultural land (RBI, updated September 2022) apply in full; see the state page.

Who to contact

Local revenue & registration offices

Mutation, land-use declarations and purchase-limit queries route through the tehsildar and Sub-Divisional Officer of the relevant tehsil (Bahraich, Mehsi, Kaiserganj or Nanpara per the MSME profile, though sources differ on the tehsil list). Forest and sanctuary questions go to the forest department. Sale-deed registration is handled by the local Sub-Registrar, and records are on UP Bhulekh and IGRS UP; we did not open either portal for this page.
