Land law is state law. These rules are maintained on the Uttar Pradesh page and apply to every district within it.
Etah โ land purchase legal rules
โ Two checks come before any advance in Uttar Pradesh: the Revenue Code limit of 5.0586 hectares (about 12.5 acres) on what one person can acquire by purchase or gift, and the registry position in the DNGIR villages near Noida, where a purchase halt was reported in January 2024 and no later word was found. UP Revenue Code 2006, section 89; Sakshi Post, January 2024.
Who can buy agricultural land? The Revenue Code sections we read set a size limit (section 89) and special rules for land held by Scheduled Caste and Scheduled Tribe members (sections 98 and 99). None asks the buyer to be a farmer or to live in the state (UP Revenue Code 2006, IGRS UP). We did not read the whole tenure chapter, so ask the Sub-Registrar whether anything further applies. The Code repealed the Zamindari Abolition and Land Reforms Act 1950 when it was enforced on 18 December 2015 (SCC Online, February 2016).
Holding limit: section 89(2) of the Code bars a purchase or gift that would take the buyer's total holding in Uttar Pradesh above 5.0586 hectares, about 12.5 acres on our conversion (UP Revenue Code 2006). Under the earlier Act the Supreme Court read a company as a person for this limit and let the excess vest in the State (Oswal Fats and Oils, April 2010). The separate 1960 Ceiling Act caps total holdings; the India Code text gives 7.30 hectares of irrigated land for a family of five or fewer, with additions for larger families, and the text mixes acres and hectares, so the current schedule needs checking (India Code).
DNGIR villages: the Dadri-Noida-Ghaziabad Investment Region covers 84 notified villages, 63 in Bulandshahr and 21 in Gautam Buddh Nagar, notified in October 2024 (Swarajya, July 2026). In January 2024 a Noida Authority letter to the Stamp Department halted purchase and sale in the proposed villages, with registration of agricultural land needing the Authority's consent (Sakshi Post, January 2024). Two July 2026 reports on acquisition by mutual consent do not mention the halt (Millennium Post, July 2026), so ask the Noida Authority or the District Magistrate's office whether it still applies to a given village.
Scheduled Caste and Scheduled Tribe land: a Scheduled Caste bhumidhar needs the Collector's previous written permission to transfer land to a non-Scheduled Caste buyer (section 98), and a Scheduled Tribe bhumidhar may not transfer to a non-Scheduled Tribe buyer (section 99) (UP Revenue Code 2006). The Allahabad High Court described a transfer without the permission as void in Omwati v District Collector, Pilibhit, November 2022.
NRI & OCI buyers: the Reserve Bank's Master Direction under FEMA 1999 excludes agricultural land, plantation land and a farm house from what NRIs and OCIs may buy or receive as a gift (paragraphs 3.1.1 and 3.1.2). Inheritance is covered separately in paragraphs 3.1.3 and 3.1.4, without that exclusion (Reserve Bank of India Master Direction FED 12/2015-16).
- Revenue Code 2006
- Purchase limit: 5.0586 ha
- DNGIR: 84 villages
- SC land: Collector permission
- NRI agri: barred (FEMA)
- Ceiling Act 1960
Etah โ district-specific notes
The full Uttar Pradesh legal framework on the state record (ceiling, stamp duty, SC/ST land, NRI rules) applies to Etah in full. The notes below are specific to this district and are not repeated from the state page.
โ Etah lies inside the Taj Trapezium Zone, a protected area of about 10,400 sq km that LiveLaw's account of the case also lists as covering Agra, Mathura, Hathras and Firozabad (LiveLaw, August 2019). The Supreme Court's December 1996 judgment ordered 299 Agra industries to switch to natural gas or relocate. On 23 July 2026 the Court let the TTZ Authority process about 410 pending industry applications, mostly small enterprises, but only with a Court-appointed CEC expert and a NEERI expert present and in agreement, and with disputes going back to the Court (LiveLaw, July 2026). A buyer planning a processing, brick or storage unit should ask the TTZ Authority whether the use is allowed.
โ The tree-felling rule also applies. In March 2025 the Supreme Court recalled its December 2019 order that had allowed felling on non-forest and private land, so the 8 May 2015 direction, which bars felling in the zone without the Court's prior permission, applies again (LiveLaw, March 2025). Check this before clearing an orchard or shelterbelt.
โ The conversion rule changed in 2026. The state cabinet cleared an ordinance amending section 80 of the UP Revenue Code in March 2026 (Free Press Journal, March 2026). Ordinance No. 14 of 2026 treats a building, development or layout approval inside a notified development-authority or industrial-authority area as the section 80(2) declaration, with the entry recorded in the revenue records within 15 days (PRS, Ordinance 14 of 2026), and a compliance bulletin reports it notified as an Act on 13 August 2026 (TeamLease RegTech, August 2026). Outside such areas the section 80 route through the Sub-Divisional Officer applies, with a 45 working-day decision period (UP Revenue Code text, India Code). Which regime covers your village is a question for the tehsil. Etah's boundaries have also changed, since Kasganj was separated from it in 2007 (district court page), so confirm which tehsil and sub-registrar a parcel falls under.

District overview
Etah โ a farming district inside the Taj Trapezium Zone
Etah is a farming district of western Uttar Pradesh between the Ganga and Yamuna, with three tehsils on the district court's page: Etah (Sadar), Aliganj and Jalesar. Kasganj and Patiyali, once part of its court jurisdiction, went to the new Kasganj district in 2007 (district court page). We found no official page that settles the current area and population, so this page gives none.
The land is cropland. ICAR-CRIDA's district plan gives a net sown area of 185,200 hectares, a gross cropped area of 302,300 hectares and a cropping intensity of 138%. Wheat covers 135,200 hectares in rabi, with pearl millet on 46,000, maize on 25,200 and rice on 18,500 hectares in kharif (ICAR-CRIDA). The plan does not state a single data year; its pump-set data are from 2011-12.
The one large industrial asset we could source is the Jawaharpur power project at Malawan, tracked as two 660 MW units commissioned in February and December 2024 (Global Energy Monitor); a 2022 report had announced it with a medical college (NBM&CW, October 2022). No priced farmland series was found, so this page quotes none. Read the Uttar Pradesh agricultural land rules guide and compare Gautam Buddha Nagar for the opposite end of the state.

What is moving prices in Etah
What the desk could and could not source for Etah, with the source of each named. Read the gaps as gaps, not as low prices.
No priced farmland found
Asking prices from listing sites were removed from this page because they cannot be traced to registered deals, and we found no registered-rate, collector-rate or news series for Etah farmland. Prices for other districts should not be applied here. Collect registered sale deeds for the exact village.
Circle rates
District magistrates set minimum land rates each year and can revise them mid-year (PTI via The Week, March 2025). We did not open the Etah rate table on IGRS UP, so no figure is given. Stamp duty follows the state page, which carries a CONFIRM flag.
Taj Trapezium Zone
Zone rules limit polluting industry and tree felling (LiveLaw, July 2026; LiveLaw, March 2025). Land bought for a factory, brick kiln or storage unit is a different product from farmland and needs the TTZ Authority's view first.
Power project and medical college
A 2022 report put the Etah thermal project at Rs 12,300 crore and said a medical college with a hospital would follow (NBM&CW, October 2022). The power units are listed as operating since 2024 by a project tracker (Global Energy Monitor). We found no current report on the medical college and no sourced effect on land prices.
Water quality
The CGWB 2024 assessment lists Etah among districts with nitrate above 45 mg per litre in some samples (CGWB, December 2024). It gives no sample counts. Test borewell water on any parcel where people will live.
Units
Khatauni records show area in hectares or square metres, and sellers may quote in other units. This page uses acres and square yards only; convert any quote before comparing offers.
Connectivity

๐ฃ Expressways
We found no source placing a new expressway or interchange in Etah. The Ganga Expressway's 12-district list does not include it (AIR News, April 2026). See the Jewar airport guide for the northern end of the Yamuna corridor.

Jawaharpur power project
Two 660 MW supercritical units at Malawan, Etah; unit 1 was commissioned on 9 February 2024 and unit 2 began commercial operation on 23 December 2024 (Global Energy Monitor). A tracker, not an official page; confirm the operator's status.
Medical college
A 2022 report said a medical college with a hospital would be built in Etah, with no cost or completion date given (NBM&CW, October 2022). We found no current status report.
Industry applications in the Taj zone
The Supreme Court allowed the TTZ Authority to process about 410 pending applications under expert oversight (LiveLaw, July 2026). This is a process change, not a project.
Land-use declaration under section 80
A 2026 amendment treats a building or layout approval in notified development and industrial areas as the declaration of non-agricultural use (PRS; TeamLease RegTech). Confirm how it applies to a village before relying on it.
Agriculture & terrain
Soil, water & crops in Etah
Etah is a wheat-led district with deep loamy soils and almost entirely tubewell irrigation.
๐พ Cropped area
ICAR-CRIDA's plan gives a net sown area of 185,200 hectares, a gross cropped area of 302,300 hectares and a cropping intensity of 138%. Wheat covers 135,200 hectares in rabi, with pearl millet (46,000 ha), maize (25,200 ha) and rice (18,500 ha) in kharif (ICAR-CRIDA). Crop production there is a five-year average and the plan states no single year.
- Wheat
- Bajra
- Maize
- Rice
๐ซ Soil
Deep loamy soil covers 45% of the mapped area (98,500 ha), deep silty loam 24%, deep fine soil 18% and saline-alkaline soil 10% (21,000 ha) (ICAR-CRIDA). A soil test for the exact parcel matters more than the district average.
- Loam
- Silty loam
๐ง Water
Normal rainfall is 694.9 mm over 66 rainy days, 612.1 mm of it in the monsoon. Tubewells supply 87.7% of the 274,700 ha gross irrigated area and canals 12.3%, and the plan lists one over-exploited and three semi-critical blocks (ICAR-CRIDA). The plan marks flood as not applicable. CGWB lists Etah for nitrate (CGWB, December 2024), so test borewell water and ask for the block's current category.
- Tubewell-led
- Canal share small
๐พ Mandi price reference
Daily wholesale prices for district markets are published on the Agmarknet portal, which we did not open for this page, so no mandi price is quoted. With no sourced land price, judge a parcel on soil, water and road access rather than yield.
๐ Check the record yourself
Soil data for a village sit on the Soil Health Card portal, rainfall normals with the India Meteorological Department, groundwater with CGWB, and khatauni and khasra records on UP Bhulekh. We did not open these portals, so none is linked. The ICAR-CRIDA and CGWB documents we did read are under Sources and references.

Farmland India view
Why investors look at Etah
Three reasons this desk includes Etah, with a plain note that price evidence is missing and the district is a farming market first.
Established farming land
Etah has 185,200 hectares of net sown area, mostly deep loamy soil, with wheat on 135,200 hectares.
A large power project nearby
The Jawaharpur units are tracked as operating since 2024, which brings plant and contractor employment to the district. No source measures an effect on land prices.
An under-covered market
No sourced price series means little visible competition but also no price discovery, so local work and registered comparables are essential.
Confirm TTZ status, conversion route and the revenue division directly โ these are not certified by Farmland India's review.
STRAIGHT TALK
Risks & challenges in Etah
Read these before shortlisting in Etah specifically.
No sourced price evidence
No official or news price series was found. Collect registered comparables and the village circle rate before negotiating.
Taj Trapezium Zone limits
Industry and tree felling fall under Supreme Court oversight. Check allowed use before paying an advance.
Boundary and data conflicts
Kasganj was separated from Etah in 2007, and area, population and division differ between sources. Confirm the tehsil, sub-registrar and revenue division for your parcel.
Groundwater and water quality
Tubewells supply 87.7% of irrigation, the plan lists one over-exploited block in dated data, and CGWB lists Etah for nitrate. Test borewell water before relying on it.
Saline-alkaline pockets
Saline-alkaline soil covers about 10% of the mapped area. A soil test for the exact parcel matters more than the district average.
Conversion rules in transition
The 2026 amendment to section 80 changes how conversion works in notified development and industrial areas. Confirm what is in force for your village.
Thin infrastructure story
No expressway or airport was sourced in the district, and the medical college has no current status report. Price on today's fundamentals. The 12.5-acre purchase limit under section 89(2), SC/ST transfer rules and the NRI bar on agricultural land (RBI, updated September 2022) apply in full; see the state page.
Who to contact
Local revenue & registration offices
Conversion and mutation applications route through the SDM office or Tehsildar of the relevant tehsil (Etah, Aliganj or Jalesar). Industrial or polluting uses also need the TTZ Authority. Sale-deed registration is handled by the local Sub-Registrar, and records and circle rates are on UP Bhulekh and IGRS UP; we did not open either portal for this page.

COMMON QUESTIONS
Frequently asked questions
Everything buyers, NRIs and investors ask before their first reviewed farmland purchase in Etah.

What does land cost around Etah?
We publish no per-acre band, because listing-site asking prices could not be traced to registered deeds and we found no official or news series. District magistrates set circle rates each year (PTI via The Week, March 2025); check the village rate on IGRS UP and collect registered sale deeds for the same village.
02 of 04
Does the Taj Trapezium Zone apply to Etah?
Yes. LiveLaw's account of the Taj Trapezium case lists Etah among the zone's districts. On 23 July 2026 the Supreme Court let the TTZ Authority process about 410 pending industry applications with CEC and NEERI experts present, and in March 2025 it restored the rule that trees cannot be felled in the zone without the Court's permission.
03 of 04
What do farmers grow in Etah?
ICAR-CRIDA's plan lists wheat on 135,200 hectares in rabi, with pearl millet on 46,000, maize on 25,200 and rice on 18,500 hectares in kharif, a net sown area of 185,200 hectares and a cropping intensity of 138%. Tubewells supply 87.7% of irrigation.

Is there an industrial anchor near Etah?
A project tracker lists two 660 MW units at Jawaharpur, Malawan, commissioned in 2024. A 2022 report also announced a medical college, for which we found no current status. Neither has a sourced effect on land prices.
