District overview

Aligarh — a university city, a defence-corridor node and a Yamuna Expressway belt

Aligarh covers about 3,691.5 sq km and had 36,73,889 people at the 2011 Census, 24,56,698 of them rural and 12,17,191 urban, in five tehsils (Khair, Gobhana, Lodha, Iglas and Atrauli) and 12 development blocks (KVK Aligarh profile). Aligarh Muslim University, founded in 1875 as the Anglo-Muhammadan Oriental College and raised to university status in 1920, anchors the city (Britannica). Sources differ on the tehsil list, so confirm the tehsil and sub-registrar for any parcel.

The road links that matter to a buyer are projects, not distances. The Yamuna Expressway runs 165 km from Greater Noida to Agra (NBM&CW, January 2023), and YEIDA’s notified area includes 105 Aligarh villages (YEIDA overview). The four-laning of the Aligarh–Bhadwas section of NH-34 was among the road projects the Prime Minister launched on 25 January 2024 (PMO, January 2024), and a 65 km Agra–Aligarh greenfield expressway is reported under way (News24, September 2025). We found no sourced Delhi distance or rail timetable, so check a live route.

For a land buyer there are three sub-markets. Khair tehsil is the expressway-facing market inside the YEIDA area. The city fringe around Iglas, the airport at Dhanipur and the NH-34 corridor is peri-urban. Gabhana, Atrauli and the interior are farming land where the crop, not the road, sets the value. We found no sourced per-acre price for any of them. Buyers pricing this district should compare it with Gautam Buddha Nagar and Jewar, where the same expressway is already a land-value story, and should read the state legal guide in our Uttar Pradesh land rules guide.

What is moving prices in Aligarh

Reported figures and project status, with the source and month of each. Where no official or dated figure exists, we say so.

Prices: no sourced series

We publish no per-acre band for Aligarh, because the only figures available were listing-site asking prices, which cannot be traced to registered deals, and we found no official or news price series. The Stamp Department’s collector rates were not opened for this page: ask the Sub-Registrar for the village rate and for recent registered sales in the same village.

Land inside the YEIDA area

The authority lists 105 Aligarh villages in Khair tehsil as notified (YEIDA overview). We found no authority rate and no registered-sale series for those villages, so ask YEIDA and the Sub-Registrar what the village plan allows and what recent deeds show.

Plots

We found no sourced per-sq-yd price for plots near the city, the airport or the highways. Small plots are a different product from farmland, and a plot sold inside a layout needs its approval checked with the development authority that covers the village, if any.

Units

Revenue records give area in the unit shown on the khatauni. Ask for the area in acres or square metres, match it to the khasra number and compare offers only in one unit.

Defence corridor and airport

Aligarh is one of six nodes of the Uttar Pradesh Defence Industrial Corridor, with Agra, Chitrakoot, Jhansi, Kanpur and Lucknow (Invest UP, November 2022). In 2022 an officer said proceedings for 96% of the Aligarh node’s land were finalised (Invest UP, November 2022); in June 2026 UPEIDA cancelled the allotments of three firms at the Aligarh Phase-1 node for not starting construction after nearly five years (UNI, June 2026). Airport expansion is covered in the legal notes above.

Stamp duty and circle rate

The Uttar Pradesh state page gives the state stamp-duty structure, which is quoted but not confirmed from the Stamp Department. No Aligarh circle rate was read for this page, so check the village rate with the Sub-Registrar before pricing an offer, especially near the expressway and the highways, where a circle rate and a deal price can differ widely.

Connectivity

How Aligarh connects — road, rail and air

Operational

Yamuna Expressway

A 165 km six-lane expressway from Greater Noida to Agra (NBM&CW, January 2023). In January 2023 YEIDA directed the toll operator to prepare a project report for widening to eight lanes; we found no later approval or construction report. Its notified area includes 105 Aligarh villages in Khair tehsil (YEIDA overview).

Reported under way · no completion date sourced

Agra–Aligarh greenfield expressway

A 65 km four-lane road estimated at Rs 1,536.9 crore: a first stretch of 28 km from NH-509 in Aligarh to Asroi village near Hathras and a second of 36.9 km from Khandauli in Agra to Asroi, where it connects to the Yamuna Expressway. News24 (September 2025) said it was estimated to be completed soon and gave no date; it reported about 322 hectares being acquired across 48 Hathras villages (News24, September 2025).

Land acquisition

Moradabad–Aligarh four-lane highway

A roughly 150 km NHAI upgrade of the existing two-lane road to an access-controlled four-lane route, with 45 Aligarh villages in Gabhana and Koil tehsils under acquisition. Construction World reports a Rs 12.5 crore bridge tender in June 2026 and no completion date (Construction World, September 2026).

Expansion approved · land purchase under way

Aligarh Airport expansion

The state has decided to expand Aligarh Airport on 275.74 hectares; most of the land has been purchased, acquisition of the rest is under way and Rs 738.60 crore has been approved for land (Free Press Journal, June 2026). We found no completion date or current flight schedule.

Allotted · build-out unconfirmed

Defence corridor node

Aligarh is one of six nodes of the Uttar Pradesh Defence Industrial Corridor; an official said in 2022 that proceedings for 96% of the node’s land were finalised (Invest UP, November 2022). In June 2026 UPEIDA cancelled the allotments of three firms at the Aligarh Phase-1 node for not starting construction (UNI, June 2026). We found no Aligarh unit counts or production dates.

Agriculture & terrain

Soil, water & crops in Aligarh

Aligarh is a deep-loam alluvial plain, intensively cropped and mostly tube-well irrigated. Check water quality as carefully as water depth.

🌾 Cropped area

ICAR-CRIDA’s district contingency plan (dated 2014, data mainly 2011-12) gives a net sown area of 304,000 hectares and a cropping intensity of 169%. Wheat covers about 220,700 hectares, pearl millet 90,700, rice 86,100, mustard 17,900 and maize 17,500 (ICAR-CRIDA plan). Take current crop data from the district agriculture office.

  • Wheat
  • Pearl millet
  • Rice

💧 Water

Normal annual rainfall is 662.8 mm, and tube wells supply 88.3% of the irrigated area against 11.6% for canals (ICAR-CRIDA plan). The UP Ground Water Department’s 2022 categorisation lists Aligarh City as over-exploited, Iglas as critical and Khair, Lodha, Chandaus, Gangiri and Jawa Sikandarpur as semi-critical (NGT filing, 2022). CGWB’s December 2024 report lists Aligarh among districts with fluoride, nitrate, arsenic and uranium above limits, and conductivity anomalies at sporadic locations (CGWB, December 2024). Test borewell water before buying.

🟫 Soil and season

About 40% of the district is deep loamy soil, 23% deep silty and 19% deep fine soil; the south-west monsoon normally arrives in the second week of June and withdraws in the fourth week of September (ICAR-CRIDA plan). The KVK profile notes salt-affected patches and sand ridges, mainly in the west (Khair and Iglas tehsils) (KVK Aligarh profile).

🌾 Mandi price reference

Wholesale prices for wheat, mustard and pearl millet in Aligarh-district markets are published by Agmarknet, which we did not open for this page. Crop income alone is unlikely to explain peri-urban or highway-edge prices, so price a parcel on location and permitted use as well as yield.

Why investors look at Aligarh

Three reasons this desk includes Aligarh, with an honest note that we have no sourced price series.

Road projects around the district

The Yamuna Expressway notified area, the Aligarh–Bhadwas NH-34 four-laning, the Agra–Aligarh expressway and the Moradabad–Aligarh upgrade all touch the district, though several are not complete.

An expressway belt under authority control

105 Aligarh villages sit in YEIDA’s notified area, so the authority’s plan, not just price, shapes what a buyer can do there.

Productive farmland with institutions

A cropping intensity of 169%, a university city and a defence-corridor node give the district farming income and non-farm demand, though several projects remain unbuilt.

STRAIGHT TALK

Risks & challenges in Aligarh

Read these before shortlisting in Aligarh specifically.

YEIDA and notified villages

105 Aligarh villages are on the authority list, all in Khair tehsil. A purchase in a notified village can carry planning and transfer conditions that ordinary revenue land does not; get the village status in writing.

Acquisition notices

The Moradabad–Aligarh highway, the Agra–Aligarh expressway and the airport expansion all need land. A parcel that looks cheap may be on an alignment, so ask for the notification list.

No sourced price series

We found no official or news series for Aligarh farmland. Collect registered comparables for the same village before negotiating.

Groundwater quality

Tube wells irrigate most of the district; the 2022 categorisation lists Aligarh City as over-exploited and Iglas as critical, and CGWB lists fluoride, nitrate, arsenic and uranium in some samples. Test water before planning orchards or a residence.

Airport still being expanded

Aligarh Airport is being expanded, with land purchase under way (Free Press Journal, June 2026), and we found no current flight schedule. Do not price a plot on airline connectivity.

Defence corridor not yet delivered

Land has been allotted at the node and three allotments were cancelled in June 2026 for lack of progress (UNI). Treat it as a long-term possibility, not a current demand driver.

Boundary and record confusion

The KVK profile’s block table does not match its district total, and reports name Gabhana and Koil tehsils while the KVK profile lists Gobhana but not Koil. Confirm the tehsil and sub-registrar from the revenue record.

Who to contact

Local revenue & registration offices

Mutation, khatauni and land-use questions route through the Tehsildar and SDM office of the relevant tehsil, and records are on UP Bhulekh. Sale-deed registration is handled by the local Sub-Registrar through IGRSUP, where circle rates can be checked; we did not open either portal for this page. Parcels in YEIDA-notified villages also answer to the Yamuna Expressway Industrial Development Authority. Office details are on the Aligarh district website.

Data-currency note: census figures reflect 2011, the latest full Census, and sources differ on area and tehsils. Agriculture figures are from the ICAR-CRIDA plan (data mainly 2011-12) and may be older than current season data. Groundwater categories are from the 2022 UP Ground Water Department table and CGWB’s December 2024 report. Project statuses were read in October 2026 and change quickly. We found no sourced price series, so no price is shown; collector rates and the IGRSUP and UP Bhulekh portals were not opened for this page. This is a general guide, not legal advice.
