Sub-area overview

Chhatikara — a village on the Delhi–Agra highway between Mathura and Vrindavan, bought for its pilgrim-town edge

Agricultural land in Chhatikara is the highway-edge farmland of the Mathura–Vrindavan area. Chhatikara is a village on the Delhi–Agra highway (NH-19) on the Vrindavan side of Mathura, and land is priced per acre; our estimate is ₹1.5–4 crore per acre*. Buyers here are usually looking at a farmhouse, a holding plot near a pilgrim town, or long-term road frontage, not at a quiet farm.

The reported pipeline is a link road. NBM&CW reported on 4 April 2025 that a ₹1,645 crore Mathura link road project had been approved, starting at Jaint (Km 129.32), passing near Ramtal in Vrindavan, crossing the Yamuna and joining the Yamuna Expressway, with a separate Yamuna bridge from Jugal Ghat to Jahangirpur and parking for 3,000 vehicles. The article names the UP Braj Teerth Vikas Parishad as proponent and NHAI as the agency to begin land acquisition in the first phase, but gives no length, approval date or construction schedule. Other 2025 headlines (a YEIDA plan for two cities at Vrindavan and Agra, and a ₹1,051 crore Mathura–Vrindavan push) were seen as headlines only and are treated as reported.

Our estimate for agricultural land in Chhatikara is ₹1.5–4 crore per acre*, indicative only, so check it against registered sale deeds and the circle rate from the Sub-Registrar. Read this before relying on distances

A highway-edge village can look close to Mathura and Vrindavan on a map, but service roads, pilgrim traffic and railway crossings change real travel times. Check the actual approach to the khasra; a plot on a village track and one on the highway service road are different assets even a kilometre apart.

Micro-market report — Chhatikara

Farmland India view

Why buyers look at Chhatikara

Reasons buyers look at this micro-market, stated with the evidence we have. Not a price forecast.

Highway edge near a pilgrim town

Chhatikara is on the Delhi–Agra highway next to Mathura and Vrindavan, which keeps demand tied to travel and pilgrim traffic.

A link road on the books

A ₹1,645 crore link road to the Yamuna Expressway was reported approved in April 2025; construction was not confirmed.

Delhi and Agra in reach

The village is roughly between Delhi and Agra on the highway, which suits a weekend or holding plot (distances approximate).

Zone limits cut both ways

A Taj Trapezium Zone listing, if it applies, can restrict industry and some construction, which limits supply as well as use (CONFIRM).

STRAIGHT TALK

Risks & challenges specific to Chhatikara

Specific to this micro-market, beyond the Mathura and Uttar Pradesh-wide points.

A road approved is not a road built

The link road was reported approved in April 2025 with acquisition to begin in phase one. Price on the road you can drive today, and ask whether any part of the khasra falls inside the alignment or the acquisition notice.

Land use and the Revenue Code

Farmland in Uttar Pradesh generally needs a land-use declaration (Section 80 of the UP Revenue Code 2006, earlier Section 143) before non-farm use. Ask for the order in writing per khasra and CONFIRM the current rules with a lawyer.

Taj Trapezium Zone

Mathura district is understood to fall within the Taj Trapezium Zone, where some industrial and construction activity is regulated. We did not read the current notification; ask the authority whether the khasra is affected.

Floodplain and Yamuna proximity

Land near the Yamuna can be flood-prone or lie in a river-protection buffer. We did not check Chhatikara flood maps; ask the irrigation department and view the plot in monsoon.

Prices vary widely

Land on the highway can differ sharply from interior fields. Our estimate of ₹1.5–4 crore per acre* is indicative, so rely on the circle rate and recent registered sale deeds.

Stamp duty and the circle rate

Duty is charged on the higher of the deal value and the circle rate. We did not confirm the current Uttar Pradesh percentage on a government page. Ask the Sub-Registrar which rate applies and whether the village is inside a development-authority limit.

NRIs and OCIs cannot buy this land

FEMA bars NRIs and OCIs from buying agricultural land, plantation land or a farmhouse anywhere in India, Uttar Pradesh included. They can buy residential and commercial land in approved areas, so a farmhouse or farm-land listing is not a route for them. Confirm your status with a lawyer before paying a token amount.
