Property Tax Chandigarh: Check and Pay (2026)
What is known about paying and checking property tax with the Chandigarh Municipal Corporation, and how a buyer should use the record.
The Municipal Corporation Chandigarh collects property tax, and a 2022 press report described online and offline payment, rebates and penalties. We could not open the corporation portal, so this guide separates what was reported from what we could not confirm and shows how to check dues before you buy.
What property tax means in Chandigarh
Property tax is the annual municipal levy on buildings and, in some cases, vacant sites. In Chandigarh it is collected by the Municipal Corporation. The term is a government term, so we use it here although we otherwise speak of land. For other states, see property tax in Uttar Pradesh, property tax in Haryana and property tax in Punjab.
For a buyer, the property tax record answers a simple question: has the seller been paying, and is anything outstanding? Unpaid tax can become a charge that follows the building, so check it before you pay the balance.
What a 2022 Tribune report says
We could not open the Municipal Corporation website, because it blocked automated access, and the national services page gave no portal address, steps or fees. The most useful source we could open is a Tribune report from April 2022 (Tribune). It reported that:
- Demand and recovery notices would be sent by SMS and email, and owners should register mobile numbers and email through the service menu on the corporation website.
- Tax could be paid online through the corporation's website or the I'M Chandigarh app, or offline by demand draft, cheque or cash at Sampark centres.
- For 2022-23, owners paying between April 1 and May 31 got a 20% rebate for residential and 10% for commercial property.
- After the rebate period a 25% penalty and 12% interest applied to dues.
- House tax began in 2015 and commercial property tax in 2004, and the levy applied to houses of 500 sq ft or more.
These are 2022 figures from the press. Rates, rebates and dates change every year, so we could not confirm the position for 2026.
How to check a property's tax status
- Get the seller's property identifier from the latest tax receipt or notice. We could not confirm what identifier the portal uses.
- Ask the seller for the last three years of paid receipts.
- Ask the Municipal Corporation, or use its website if it offers a search, for the outstanding amount. We could not confirm the menu name.
- Ask for a written no dues statement if the corporation will give one. We could not confirm that it does.
- Match the owner name on the tax record with the title documents. If it differs, ask why.
Keep a copy of every receipt. See the Estate Office guide for the other Chandigarh record you should check.
Settle dues before the balance payment
Ask for receipts and a written dues position first. Do not rely on a verbal assurance.
What to compare
| Check | Why it matters |
|---|---|
| Latest receipt | Shows tax is current |
| Arrears and penalty | Can transfer to the new owner in practice |
| Owner name | Should match the deed and Estate Office record |
| Use category | Residential and commercial are taxed differently, per the 2022 report |
| Covered area | Should match the sanctioned plan |
Buyer cautions
A paid tax receipt shows payment, not title. It is not a proof of ownership and it does not replace the checks in how to verify land title or the due diligence checklist. If the building has an unauthorised portion, the tax record may show a different area from the plan, and that gap is a flag for a possible violation notice.
After purchase, ask the corporation how to change the name on the record and whether any deadline applies. We could not confirm the forms or the time limit. Register your mobile and email so that notices reach you, as the 2022 report advised.
A simple routine reduces risk. Collect the last three receipts from the seller, ask the corporation for the current dues position in writing, and compare the covered area on the tax record with the sanctioned plan and the deed. Agree in the sale agreement that any arrears up to the date of possession are the seller's responsibility, and hold back an amount from the price until you have the corporation's confirmation. After possession, change the name on the record promptly and save the new receipt. Because rates and rebates are revised, put the next due date in your calendar and check whether an early payment rebate applies, as it did in 2022 according to the press. If you plan to let the building out or use it for business, ask whether the category changes and how that affects the tax, since the 2022 report showed different treatment for residential and commercial use.
If the land is not within Chandigarh but in a neighbouring state, the tax is levied by a different local body. Confirm the city or panchayat of the land first. For village land the relevant records are in Punjab or Haryana.
What is unconfirmed
We could not confirm the current tax rates, the 2026 rebate window, the portal address, the identifier used for search, or the process to change the owner name. We could also not confirm whether land inside the city but without a building is taxed. We have marked this page as a draft. Cross-check with the corporation before you rely on a figure. For deeper checks see the encumbrance certificate guide.
Whenever a seller or broker quotes a tax rate, ask for the notice or the corporation's notification that sets it. A rate quoted from memory or from a blog is not a reliable base for your budget.
