Sub-area overview

Farrukhnagar — a heritage salt town that became the district's headline farmhouse-villa story

Agricultural land in Farrukhnagar sits west of Gurugram on the Jhajjar side, with the KMP Expressway close by. The town is reported to have been founded in the 1730s by a Baloch nawab and to have grown on the salt trade, and it has a Sheesh Mahal and a stepwell; Sultanpur National Park is nearby. Today the tehsil is mostly flat farmland with warehouse and industrial pockets, and enquiries are for 1 to 10 acre holdings. Gurugram-wide, 'farm land for sale in gurgaon' draws about 320 searches a month and 'farm house for sale in gurgaon' about 260 (keyword map, 2026); we have no Farrukhnagar-specific count.

The market got a public marker on 25 September 2026, when a listed developer told the exchanges it had secured 194.22 acres at Farrukhnagar: 25 acres bought outright and 169.22 acres through a collaboration agreement with the landowner, for a low-density farmhouse-villa enclave (Construction World, 1 Oct 2026). The ₹150 crore figure for the 25 acres comes from media reports and not the filing. That is a development deal, not a farmhouse buyer's comparable, and it can raise quoted prices ahead of any registered deal.

Farmland India's estimate* for farm land here is ₹2–6 crore per acre*. Use registered deals, not asks. Read the Haryana agricultural land rules, then check CLU, PLPA and any road or HSVP alignment on the khasra before any token payment.

Read this before relying on distances

We found no confirmed drive time to Gurugram or IGI. The four-lane upgrade of the Farrukhnagar road and the Jhajjar highway are projects, not roads you can drive; the Jhajjar highway has only alignment proposals. Check how a khasra is reached: a farm 2 km behind a village track is not a 'Farrukhnagar road' plot.

Agriculture & terrain

Soil, crops & water in Farrukhnagar

Farrukhnagar is flat alluvial farmland with older salt-affected pockets in the Sultanpur area; wheat, mustard and bajra are the base crops.

Soil & crops

The CGWB Gurgaon district profile describes loamy-sand alluvium with wheat, mustard, jowar and bajra as the main crops (older data). Farrukhnagar's salt trade is reported to have come from local saline ground; we found no current soil-salinity data, so ask for a soil test on any plot. Data: Soil Health Card portal.

Water

Farrukhnagar is listed as over-exploited (written 'Farukhnagar' in the notice) in the Haryana Water Resources Authority listing as on 31 March 2024 (page transcription; confirm). Ask for a borewell report and test for salinity and fluoride. Groundwater categories: CGWB.

We did not match a specific market to Farrukhnagar. Gurugram APMC markets report to Agmarknet; we did not compare crop income with land values. Live prices: Agmarknet.

Why buyers look at Farrukhnagar

Reasons buyers look at this micro-market, stated with the evidence we have. Not a price forecast.

A visible institutional deal

A listed developer secured 194.22 acres here in September 2026 for a farmhouse-villa enclave. It shows interest from large buyers, though it does not set a price for an individual plot.

Expressway and road upgrades

KMP is open, and a four-lane upgrade of the Gurugram road is reported. The Jhajjar highway is only at alignment stage.

Heritage and open land

The tehsil has a town with real history, a national park nearby and low density, which suits weekend use.

Planned supply to watch

HSVP lists about 1,200 acres here for procurement, so planned sectors may follow in places; ask whether a khasra is in a notified area.

Risks & challenges specific to Farrukhnagar

Specific to this micro-market, beyond the Gurgaon and Haryana-wide points.

Announcement may already be in the asks

Asks after a headline deal can run ahead of registered prices. Our estimate* of ₹2–6 crore per acre* is a band, not a rate; compare registered deals before you pay.

Land taking and alignment risk

The Jhajjar highway, the road upgrade and HSVP procurement may each cross farmland. Ask the DTCP and HSVP whether the khasra lies in a procurement list or a road alignment.

Aravalli and PLPA land

Land notified under the Punjab Land Preservation Act (PLPA) cannot be cleared or built on without permission, and the Supreme Court ordered unauthorised structures on PLPA Section 4 land removed in 2022. In November 2025 the Supreme Court approved a uniform definition: any landform rising at least 100 m above its surroundings is an Aravalli hill (Business Standard); critics say it leaves low ridges outside protection. Ask the Forest Department in writing whether the khasra is PLPA-notified, and whether it sits on or near a hill. Check for PLPA notification near any hills; we did not read the Farrukhnagar village list.

Sultanpur National Park nearby

The national park lies near Farrukhnagar. We did not read its eco-sensitive zone notification, so ask the Forest Department whether the khasra falls inside the ESZ, where construction can be restricted.

A farmhouse needs permission, not a brochure

In an agricultural zone a farmhouse needs a Change of Land Use (CLU) permission from DTCP before any structure. The Tribune reported Haryana's eco-friendly farmhouse policy as allowing farmhouses on at least 1 acre beyond 500 m of the urbanisable zone, with limited ground coverage; a law-firm PDF of the same policy was read differently elsewhere in our Haryana work, so read the notification itself. Ask for the CLU or licence in writing, per khasra.

Over-exploited groundwater

Every Gurugram block is listed as over-exploited in the Haryana Water Resources Authority notice as on 31 March 2024 (read through a page-transcription tool, so confirm block names against the notice). Borewell permission, depth and water quality can limit farming and construction, so ask for the water source and a borewell report before you pay.

Stamp duty and the collector rate

The Haryana government told the media in August 2025 that sale-deed duty has stayed at 7% for men and 5% for women since 2008 (The Tribune, 28 Aug 2025). Rural-land rates were not confirmed on a government page. Duty is charged on the higher of the deal value and the collector rate,. Ask the Sub-Registrar which rate applies to the village and whether it sits inside a municipal limit.

NRIs and OCIs cannot buy this land

FEMA bars NRIs and OCIs from buying agricultural land, plantation land or a farmhouse anywhere in India, Haryana included. They can buy residential and commercial land in approved areas, so a farmhouse or farm-land listing is not a route for them. Confirm your status with a lawyer before paying a token amount.
