Sub-area overview
Manesar — an industrial township first, with farmland on its edges
Buying agricultural land in Manesar means buying at the edge of one of north India's largest industrial townships. Manesar was planned as an Industrial Model Township in the 1980s and now hosts a large industrial base, including a large car maker, the National Security Guard campus and a national data centre (to be confirmed). It became a Municipal Corporation in 2020. That shapes the land: much of it is industrial, sector or licensed land, and what is left as agricultural land is at the edges, in villages such as Pachgaon, Naurangpur and Nakhrola.
Demand is not farmhouse-led. Gurugram-wide searches are 320 a month for farm land and 260 for agricultural land (keyword map, 2026), but we have no Manesar-specific count. Buyers here are often investors who want land near the industrial belt or near planned roads. The Greater SPR, a proposed extension of the Southern Peripheral Road to IMT Manesar, needs about 670 acres in 14 villages, which HSVP was acquiring in phases (The Daily Jagran, 17 December 2025; confirm current status with HSVP). Gurugram's Sector 56 to Panchgaon (Manesar) metro was at DPR stage in July 2026.
Farmland India estimates farm land near Manesar at about ₹4–8 crore per acre*, indicative only, and prices vary widely, so ask the Sub-Registrar for the rate and compare registered deeds. Read the Gurgaon district page and the Haryana agricultural land rules, and check whether land is industrial, sector land, or true agricultural land with CLU before anything else.

Connectivity
How Manesar connects
Manesar is on NH-48 about 32 km from IGI, with a KMP Expressway link. Distances are approximate and not route-checked.
By road, rail and air
Read this before relying on distances
Industrial traffic on NH-48 and the KMP makes drive times unreliable, so we give none. Greater SPR and the Panchgaon metro are not built: the first is at land-acquisition stage with no construction timeline reported, the second a DPR. Price land on the roads you can use today.

Agriculture & terrain
Soil, crops & water in Manesar
Manesar is a Delhi-edge plain with industrial sheds, village fields and Aravalli outliers; farmland survives in the villages around the township.
Soil & crops
The CGWB Gurgaon district profile describes loamy-sand alluvium with wheat, mustard, jowar and bajra as the main crops (older data). Around Manesar, much of the original farmland has gone to industry and roads. We found no village-level crop data. Data: Soil Health Card portal.

Water
Manesar is listed as over-exploited in the Haryana Water Resources Authority notice as on 31 March 2024 (page transcription; confirm). Industrial draw adds to the pressure. Ask for the water source and a borewell report before paying, and test for fluoride and salinity. Groundwater categories: CGWB.
Mandi price reference
We did not match a specific market to Manesar. Gurugram's APMC markets report to Agmarknet; crop income is not what prices land here. Live prices: Agmarknet.

Why buyers look at Manesar
Reasons buyers look at this micro-market, stated with the evidence we have. Not a price forecast.
A large job base next door
A large industrial base of units and workers creates steady demand for residential and logistics land around the township.
Open road links
NH-48 and the KMP are open now, and the Dwarka Expressway joins NH-48 in Gurugram, so access is delivered rather than promised.
Rail and metro in the pipeline
A Manesar stop on the orbital rail corridor and a Panchgaon metro DPR show direction, but neither is built.
A corporation-run town
Municipal Corporation status since 2020 may bring better civic planning, though it also brings corporation rules and charges.
Listing data is not legal advice. Confirm title, CLU and PLPA status with DTCP, the Forest Department and the Sub-Registrar.
STRAIGHT TALK
Risks & challenges specific to Manesar
Specific to this micro-market, beyond the Gurgaon and Haryana-wide points.
Industrial or sector land sold as farmland
Much of the land around Manesar is industrial, licensed or sector land under the Master Plan 2031. Agricultural-zone land needs CLU before any structure; forged CLU is a known fraud risk. Ask DTCP for the zone and the licence status of each khasra.
Land taking for roads and sectors
Greater SPR needs about 670 acres in 14 villages, and Haryana proposed acquiring 1,150 acres for sector roads across sectors 58 to 115 in July 2026 (Swarajya). Ask whether the khasra is in either list.
Circle-rate projections
Press reports in April 2026 said Gurugram collector rates for 2026-27 were being revised upward in some areas. We have not confirmed the notified rate for Manesar villages, but if the notified rate rises your stamp duty and registration costs rise with it.
Aravalli and PLPA land
Land notified under the Punjab Land Preservation Act (PLPA) cannot be cleared or built on without permission, and the Supreme Court ordered unauthorised structures on PLPA Section 4 land removed in 2022. In November 2025 the Supreme Court approved a uniform definition: any landform rising at least 100 m above its surroundings is an Aravalli hill (Business Standard); critics say it leaves low ridges outside protection. Ask the Forest Department in writing whether the khasra is PLPA-notified, and whether it sits on or near a hill. Aravalli outliers near Manesar have been named in Forest Department surveys of farmhouses; check the khasra.
A farmhouse needs permission, not a brochure
In an agricultural zone a farmhouse needs a Change of Land Use (CLU) permission from DTCP before any structure. The Tribune reported Haryana's eco-friendly farmhouse policy as allowing farmhouses on at least 1 acre beyond 500 m of the urbanisable zone, with limited ground coverage; a law-firm PDF of the same policy was read differently elsewhere in our Haryana work, so read the notification itself. Ask for the CLU or licence in writing, per khasra.
Over-exploited groundwater
Every Gurugram block is listed as over-exploited in the Haryana Water Resources Authority notice as on 31 March 2024 (read through a page-transcription tool, so confirm block names against the notice). Borewell permission, depth and water quality can limit farming and construction, so ask for the water source and a borewell report before you pay.
Stamp duty and the collector rate
The Haryana government told the media in August 2025 that sale-deed duty has stayed at 7% for men and 5% for women since 2008 (The Tribune, 28 Aug 2025). Duty is charged on the higher of the deal value and the collector rate, and press reports in April 2026 said Gurugram collector rates for 2026-27 were being revised upward by sector, by up to about 75% in high-growth areas (not confirmed against the notified schedule). Ask the Sub-Registrar which rate applies to the village and whether it sits inside a municipal limit.
NRIs and OCIs cannot buy this land
FEMA bars NRIs and OCIs from buying agricultural land, plantation land or a farmhouse anywhere in India, Haryana included. They can buy residential and commercial land in approved areas, so a farmhouse or farm-land listing is not a route for them. Confirm your status with a lawyer before paying a token amount.

Is there agricultural land in Manesar?
Yes, at the edges: villages such as Pachgaon, Naurangpur and Nakhrola still have farm plots, but much of the area is industrial or licensed sector land. Ask DTCP for the zone, CLU and licence status of each khasra.
02 of 04
What does agricultural land near Manesar cost?
Farmland India estimates farm and agricultural land at about ₹4–8 crore per acre*. This is indicative only, not a valuation; prices vary by plot, road access and title. Check the collector rate with the Sub-Registrar and compare registered sale deeds nearby.
03 of 04
Will Greater SPR change land prices near Manesar?
It may, but no construction timeline has been reported. HSVP was acquiring about 670 acres in 14 villages (The Daily Jagran, 17 December 2025), and the cost is not disclosed. It can also take land, so check whether a khasra lies in an alignment.
04 of 04
Can an NRI buy agricultural land in Manesar?
No. FEMA bars NRIs and OCIs from agricultural land, plantation land and farmhouses. Industrial or residential land is a separate question for a lawyer.
