Sub-area overview

Pataudi — the plains farmland belt on the Rewari road, with a highway still being finished

Agricultural land in Pataudi is the plain-field end of the Gurugram market: flat, mostly cultivated, priced per acre and usually seen as a lower-entry market than Sohna and the Gurugram edge (our estimate is ₹1–2.5 crore per acre*). Pataudi is a tehsil about 28 km from Gurugram city, on the Delhi–Rewari rail line and the road to Rewari. Most buyers here want an acre or more for a farmhouse, a weekend plot or to hold, and a share want land close to the warehouse belt on the KMP side. Gurugram-wide demand is 320 searches a month for farm land and 260 for agricultural land (keyword map, 2026); we have no Pataudi-specific search count.

The road is the story. The Gurugram–Pataudi–Rewari highway is 45 km and cost about ₹1,900 crore, with around ₹600 crore spent on land acquisition. On 10 September 2026 NHAI said 19 of 23 flyovers were open on a trial basis, four more were due between October and January, and most sections would be operational by January 2027 except the railway overbridge at Pahari village (Swarajya). Earlier reports had deadlines in March 2025 and March 2026, so dates have slipped repeatedly.

Our estimate for agricultural land in Pataudi is ₹1–2.5 crore per acre*, indicative only, so check it against registered sale deeds and the collector rate from the Sub-Registrar. Read the Gurgaon district page and the Haryana agricultural land rules first. Pataudi has Aravalli outliers and sections of PLPA land, so ask for the Forest Department's answer and the CLU status for every khasra.

Read this before relying on distances

Highway works have shifted traffic onto service lanes, and a 1.6 km stretch was rain-damaged in 2026 (Swarajya). A road still under construction can look finished on a map. Check the actual approach to the khasra, because a plot on a 44 ft road and one on a field track are different assets even when one kilometre apart.

Agriculture & terrain

Soil, crops & water in Pataudi

Pataudi is flat alluvial farmland: wheat, mustard and bajra on tubewell water, with vegetables sold at the local market.

Soil & crops

The CGWB Gurgaon district profile describes loamy-sand alluvium with wheat, mustard, jowar and bajra as the main crops (older data). Pataudi's fields follow that pattern; we found no village-level crop data. Pockets near the Aravalli outliers are stony and rain-fed. Data: Soil Health Card site.

Water

Pataudi is listed as over-exploited in the Haryana Water Resources Authority notice as on 31 March 2024 (page transcription; confirm). Tubewells are the main source, and the CGWB profile reports fluoride in some water, so test any borewell before you rely on it. Groundwater categories: CGWB.

Mandi price reference

Pataudi's APMC reports to Agmarknet. Cucumber traded at about ₹1,800 per quintal there on 14 June 2026. Compare any vegetable income with the full land cost before buying. Live prices: Agmarknet.

Micro-market report — Pataudi

Farmland India view

Why buyers look at Pataudi

Reasons buyers look at this micro-market, stated with the evidence we have. Not a price forecast.

Lower entry than the hill-edge belts

Pataudi is generally regarded as a lower-entry plains market than Sohna or the hill-edge belts. Our estimate is ₹1–2.5 crore per acre*; check the collector rate with the Sub-Registrar.

A highway close to delivery

With 19 of 23 flyovers open on trial, the Rewari road is nearer to complete than at any time since the first deadline slipped.

Flat, usable fields

Plain land is easier to survey, fence and farm than hill-edge land, and PLPA exposure is lower on the plains, though it is not zero.

Planned supply is a double edge

HSVP procurement in the Sohna–Pataudi area can add planned sectors, which may lift prices near them and cap them elsewhere.

Risks & challenges specific to Pataudi

Specific to this micro-market, beyond the Gurgaon and Haryana-wide points.

Highway delay and land taking

The highway has missed deadlines of March 2025 and March 2026, and a railway overbridge is outside the January 2027 target. Price on the road you can drive today, and ask whether any part of the khasra falls inside a road or procurement alignment.

Aravalli and PLPA land

Land notified under the Punjab Land Preservation Act (PLPA) cannot be cleared or built on without permission, and the Supreme Court ordered unauthorised structures on PLPA Section 4 land removed in 2022. In November 2025 the Supreme Court approved a uniform definition: any landform rising at least 100 m above its surroundings is an Aravalli hill (Business Standard); critics say it leaves low ridges outside protection. Ask the Forest Department in writing whether the khasra is PLPA-notified, and whether it sits on or near a hill. Check hills and outliers near Pataudi for PLPA notification; we did not read the village-level PLPA list.

A farmhouse needs permission, not a brochure

In an agricultural zone a farmhouse needs a Change of Land Use (CLU) permission from DTCP before any structure. The Tribune reported Haryana's eco-friendly farmhouse policy as allowing farmhouses on at least 1 acre beyond 500 m of the urbanisable zone, with limited ground coverage; a law-firm PDF of the same policy was read differently elsewhere in our Haryana work, so read the notification itself. Ask for the CLU or licence in writing, per khasra.

Prices vary widely

Prices near the highway and the railway station can differ sharply from interior fields. Our estimate of ₹1–2.5 crore per acre* is indicative, so rely on the collector rate and recent registered sale deeds.

Over-exploited groundwater

Every Gurugram block is listed as over-exploited in the Haryana Water Resources Authority notice as on 31 March 2024 (read through a page-transcription tool, so confirm block names against the notice). Borewell permission, depth and water quality can limit farming and construction, so ask for the water source and a borewell report before you pay.

Stamp duty and the collector rate

The Haryana government told the media in August 2025 that sale-deed duty has stayed at 7% for men and 5% for women since 2008 (The Tribune, 28 Aug 2025). Lender pages give 5% and 3% for rural land plus 1% registration, which we could not confirm on a government page. Duty is charged on the higher of the deal value and the collector rate, and Gurugram collector rates were projected in April 2026 to rise 15 to 75% by sector (a projection, not a notified rate). Ask the Sub-Registrar which rate applies to the village and whether it sits inside a municipal limit.

NRIs and OCIs cannot buy this land

FEMA bars NRIs and OCIs from buying agricultural land, plantation land or a farmhouse anywhere in India, Haryana included. They can buy residential and commercial land in approved areas, so a farmhouse or farm-land listing is not a route for them. Confirm your status with a lawyer before paying a token amount.
