Sub-area overview

Golf Course Extension — the urban-edge belt between Golf Course Road and Sohna Road, waiting on a peripheral road

Golf Course Extension is an urban Gurugram corridor, not a farm belt. Most of the land along it sits inside licensed sectors and colonies, so what a buyer meets is usually plotted or licensed land priced per sq yd, with only a few open parcels sold per acre (our estimate for those is ₹6–12 crore per acre*). Buyers here are mostly looking for a city-edge plot to hold or build on, and a few ask for a larger open parcel near the road. We have no Golf Course Extension–specific search count.

The road to watch is the Southern Peripheral Road (SPR). On 7 January 2026 Swarajya reported that GMDA planned to float the tender by 15 January for a 5.3 km elevated stretch from Vatika Chowk to NH 48, at about ₹750 crore, linking Sector 58 to Sector 115 and serving around 50,000 vehicles a day. A separate Ghata–Vatika Chowk stretch was not part of that project, and no completion date was given. We did not find the award or construction status, so treat the timeline as open.

Our estimate for open land here is ₹6–12 crore per acre*, indicative only, so check it against registered sale deeds and the collector rate from the Sub-Registrar. Read the Gurgaon district page and the Haryana agricultural land rules first. Because almost all land here is urban, the first question for any khasra is whether it is inside a DTCP licence, a sector plan or agricultural zone, and what CLU or licence status it has.

A planned road is not a built road. The SPR tender was due in January 2026 and we did not find a completion date, and a cloverleaf at Vatika Chowk was still being redesigned. Price on the roads you can drive today, and check the actual approach to the khasra.

Southern Peripheral Road elevated stretch

GMDA planned to float a tender by 15 January 2026 for a 5.3 km elevated stretch from Vatika Chowk to NH 48, at about ₹750 crore. It would link Sector 58 to Sector 115 and serve around 50,000 vehicles a day. A redesigned Vatika Chowk cloverleaf was to free 2.15 acres. No completion date was given and we did not find an award.

Agriculture & terrain

Soil, crops & water in Golf Course Extension

Golf Course Extension is mostly urban, so farm use is minor and open parcels are often fallow. Check the actual land use of each khasra.

Soil & crops

This is an urban belt, so crop and soil data are thin. We did not fetch a district soil profile; the surrounding Gurugram plain is generally wheat, mustard and bajra country (CONFIRM against the CGWB district profile). Any open parcel may be fallow or fenced. Data: Soil Health Card site.

  • Mustard
  • Bajra
  • Fallow

Water

We did not fetch groundwater data for this block. Gurugram district groundwater is a known concern, so ask for the source and a borewell report, and check the CGWB or Haryana Water Resources Authority category. Groundwater categories: CGWB. CONFIRM.

Mandi price reference

Mandi prices are not a useful guide here because land value is driven by urban demand, not crops. Live prices if you farm: Agmarknet.

Micro-market report — Golf Course Extension

Farmland India view

Why buyers look at Golf Course Extension

Reasons buyers look at this micro-market, stated with the evidence we have. Not a price forecast.

An urban-edge location

Golf Course Extension sits inside the Gurugram urban belt, so access to jobs, schools and hospitals is closer than at the district's rural edge.

A peripheral road in planning

The SPR elevated stretch would link Sector 58 to Sector 115 if built, which can shift traffic and land demand nearby. No completion date is confirmed.

Higher entry cost

Land here costs more than the Pataudi or Sohna rural belts (our estimate is ₹6–12 crore per acre*), so the margin for error on title and licence is smaller.

Licence rules decide use

Most land is covered by sector plans or licences, which fix what you can build. That clarity helps, but it also limits farmhouse use.

STRAIGHT TALK

Risks & challenges specific to Golf Course Extension

Specific to this micro-market, beyond the Gurgaon and Haryana-wide points.

Road not built yet

The SPR elevated stretch was at tender stage in January 2026 and no completion date was found. Ask whether any part of the khasra falls inside a road or cloverleaf alignment; the Vatika Chowk redesign was said to free 2.15 acres.

DTCP licence and zoning

Land inside a licensed colony or sector is governed by that licence. Ask for the licence number, zoning plan and CLU status in writing, per khasra, and check it with DTCP.

PLPA and Aravalli land

Land notified under the Punjab Land Preservation Act (PLPA) cannot be cleared or built on without permission. In November 2025 the Supreme Court approved a uniform Aravalli definition of a landform rising at least 100 m above its surroundings (Business Standard). Ask the Forest Department in writing about each khasra; we did not read the village-level PLPA list.

A farmhouse is rarely an option

In an agricultural zone a farmhouse needs a CLU permission from DTCP. In an urban sector the plan decides use, so a farmhouse may not be allowed at all. Read the notification, not a brochure.

Price spread

Prices near the main road and inside licensed sectors can differ sharply from interior or disputed parcels. Our estimate of ₹6–12 crore per acre* is indicative, so rely on the collector rate and registered deeds.

Stamp duty and the collector rate

The Haryana government told the media in August 2025 that sale-deed duty has stayed at 7% for men and 5% for women since 2008 (The Tribune, 28 Aug 2025). Duty is charged on the higher of the deal value and the collector rate. Ask the Sub-Registrar which rate applies and whether the land is inside municipal limits. CONFIRM.

NRIs and OCIs cannot buy agricultural land

FEMA bars NRIs and OCIs from buying agricultural land, plantation land or a farmhouse anywhere in India, Haryana included. They can buy residential and commercial land in approved areas, so confirm your status with a lawyer before paying a token amount.
