District overview

Beawar — an industrial-town district on the route of a new expressway

Beawar was formed from Ajmer in 2023 (Drishti IAS, March 2023) and was one of eight new districts kept when the cabinet annulled nine on 28 December 2024 (Scroll, December 2024). The sub-division and tehsil lists above come from a 2023 news table and may have changed. When we fetched the district web address it returned only the state welfare-portal landing page, so no official profile of the district was read.

We publish no per-acre price band for Beawar and found no sourced DLC figure for it. Patrika reported that DLC rates rose 5% to 49% across the state from 3 August 2026, after 10% in April 2026, but its examples are in Jaipur and its satellite towns and do not name Beawar (Patrika, August 2026). A DLC rate is the registration floor, not a market price.

The Beawar–Bharatpur expressway, reported at 342 km and about ₹14,000 crore, starts at National Highway 58 in Beawar and was in land acquisition in April 2026 (Patrika, April 2026). Beawar town has RIICO industrial areas, but the unit counts in the Ajmer profile are for 2010-11 (MSME-DI Ajmer profile). Farming is mixed: 1,94,241 hectares were sown in 2023-24, about a third of it irrigated, mostly from open wells (Agricultural Statistics 2023-24).

The surcharge cap was raised from 10% to 20% by the Rajasthan Stamp (Amendment) Bill, 2018, effective 13 June 2018 (PRS, Bill 18 of 2018; Tribune, September 2018). The rate notified today is not confirmed, and the base stamp duty and registration fee for a sale deed could not be traced, so none is quoted. Deeds are registered through the Registration and Stamps Department's ePanjiyan system (NeGD listing). Patrika reported in August 2026 that duty and fee follow DLC rates, which rose 5% to 49% in listed areas from 3 August 2026; the report does not name Beawar (Patrika, August 2026). Since July 2024, Rule 57 of the Stamp Rules lets the registering officer inspect the land and value open land and structures separately (TeamLease RegTech, July 2024). Take the current schedule and the DLC rate for the village from the Sub-Registrar.

What is moving prices in Beawar

Beawar has no sourced price series. What the sources show is an expressway in acquisition, dated industrial-area data and mixed irrigated farmland.

Expressway belt

Land acquisition under way; sales barred on the route

Patrika reported in April 2026 that the 342 km expressway needs about 3,175 hectares, that the process was under way and that land-use changes, sales and purchases are barred in the route villages (Patrika, April 2026). The route listing starts at Beawar and runs through Masuda before leaving the district (same report). RSRDC approved a ₹4,938 crore loan for land acquisition on this expressway and the Kotputli–Kishangarh one in May 2026 (NBM&CW, May 2026).

Check: the SDO or Collector notification for the khasra before any advance.

Of 1,94,241 hectares sown in 2023-24, 62,914 were irrigated: 40,466 from open wells, 22,283 from tubewells and 165 from tanks. Jowar covers 15.81% of the cropped area, wheat 9.61% and bajra 9.35% (Agricultural Statistics 2023-24).

Check: borewell and well record for the parcel; the table shows no canal irrigation.

Asking prices

No sourced price series

Listing-site asking prices for Beawar could not be traced to registered deals, so none are shown. The DLC rate is the only official reference and no Beawar figure was found.

Check: registered sale deeds in the same revenue estate before negotiating.

Units: acres and hectares

Land here is quoted in acres and hectares. Local land units differ by tehsil and village, and Patrika reported that agricultural registration moved to hectares in December 2024 (Patrika, December 2024). Beawar–Bharatpur Greenfield Expressway

Patrika reported on 20 April 2026 a 342 km greenfield expressway from NH-58 at Beawar to NH-21 at Bharatpur, estimated at about ₹14,000 crore, needing about 3,175 hectares, with public hearings before acquisition under the 2013 Central Act and the Rajasthan Rules, 2016 (Patrika, April 2026). An earlier Patrika report put the cost at ₹14,010 crore (Patrika, November 2025), and a 28 November 2025 report said the route had been cut from 342 km to 270 km (Patrika, 28 November 2025). Both lengths have appeared, so CONFIRM the alignment with NHAI before pricing a parcel on it.

Agriculture & terrain

Soil, crops & water in Beawar

A mixed jowar-wheat-bajra district where about a third of sown land is irrigated, mostly from open wells, with a granite and marble belt at the Ajmer edge.

🌾 Jowar, wheat and bajra land

Beawar had 1,94,241 hectares of net sown area in 2023-24, 44.3% of its 4,38,496-hectare reporting area, and 2,59,250 hectares cropped, an intensity of about 134% (Agricultural Statistics 2023-24). By share of cropped area: jowar 15.81%, wheat 9.61%, bajra 9.35%, gram 5.97%, maize 4.79%, rape and mustard 3.44%, barley 3.19%.

⛰️ Granite and marble belt

The Ajmer profile records granite deposits at Sendra, Beawar and Bandanwara and a marble cluster at Kishangarh and Beawar, and 2010-11 output of limestone, masonry stone, marble block, feldspar and quartz for the old district (MSME-DI Ajmer profile). Forest covers 33,201 hectares of Beawar's reporting area (Agricultural Statistics 2023-24). Lease and forest status matter more than soil here.

💧 Wells and tubewells

Net irrigated area was 62,914 hectares: open wells 40,466 (electric 26,451, oil-engine 14,015), tubewells 22,283 and tanks 165, with no canal area shown (Agricultural Statistics 2023-24). A well-irrigated farm depends on the water table, so ask for the well and pump record.

💧 Water & rainfall

No Beawar row exists in the IMD 2025 report, so its parent Ajmer is the nearest figure: 878 mm in June to September 2025 against a 458.3 mm normal, 92% above (IMD, Jaipur). The CGWB 2024 assessment puts the state at 149.86% extraction with 214 of 302 units over-exploited; the text read gave no Beawar unit figures (CGWB 2024; Lok Sabha reply, December 2025). The Dec 2025 Lok Sabha reply counts 213 over-exploited units, and we show the CGWB figure only.

📐 Measurement units

Land is quoted here in acres and hectares. Local units differ by tehsil, so ask the Patwari for the area in the jamabandi and convert before comparing two offers. Crop income is modest next to land values near the expressway, so price a parcel on location, route status and permitted use, not on yield.

District report — Beawar

Farmland India view

Why investors look at Beawar

Five reasoned points, with an honest note that price evidence is missing and the expressway alignment is still reported two ways.

An expressway that starts in the district

The Beawar–Bharatpur expressway begins at NH-58 in Beawar and is in land acquisition. That is a concrete project, but the reports disagree on its length and the route villages are barred from sale, so the opportunity is mostly outside the bar.

Industrial base with dated data

Beawar has RIICO industrial areas and a marble cluster. The unit counts are from 2010-11, so this desk reads them as evidence of a long industrial history, not of current demand.

Mixed farming, one-third irrigated

Jowar, wheat and bajra share the cropped area and open wells carry most irrigation. Farm income will not set land value, so price on location and permitted use.

Canal talk is still talk

Beawar is named in the ERCP district list, but the project is at appraisal with no cost estimate. Do not pay for it.

Thin data rewards paperwork

No price series and no official district profile mean the buyer who documents title, route status, conversion and mineral status is better placed than one relying on a broker summary.

STRAIGHT TALK

Risks & challenges in Beawar

Read these before shortlisting in Beawar specifically.

Acquisition bar on route villages

Sales, purchases and land-use change are reported barred on the expressway route. Check the khasra against the notification and the current alignment before an advance.

Two reported route lengths

Patrika gave 342 km in April 2026 and a 270 km route joining the Jaipur–Pachpadra corridor in November 2025. CONFIRM with NHAI.

Announced is not delivered

The expressway is at acquisition, ERCP is at appraisal and the industrial data is 15 years old. Price on today's access.

Water and wells

Most irrigation is from open wells and the state is at 149.86% groundwater extraction. Check well depth, yield and any restriction before assuming irrigation.

SC/ST khatedar land and ceiling

Section 42 voids a sale to an outsider by an SC or ST khatedar, and the Ceiling Act's unirrigated limits are set by zone that we could not match to each tehsil. Read the jamabandi and the declarations.

Conversion and mineral leases

Use outside agriculture needs Section 90A permission; granite and marble areas may carry leases. Ask for the conversion order and mineral status in writing.

No sourced price series

We use no listing-site prices for Beawar, and the 2026 DLC reports do not name it. Collect registered comparables before negotiating.

Who to contact

Local revenue, planning & forest offices

Mutation and revenue-record matters go through the Tehsildar of the relevant tehsil (Beawar, Tatgarh, Jaitaran, Raipur, Masuda, Vijainagar or Badnor, per the 2023 list), under the District Collector at Beawar. Sale-deed registration is handled by the local Sub-Registrar through ePanjiyan (NeGD listing). Conversion applications go to the officer named by use and size in the 2007 rules (Revenue Department rules). Mineral questions go to the Mines department. The district web address opened only as the state welfare-portal landing page, and the Apna Khata, eDharti and ePanjiyan portals were not opened, so check them directly.
