District overview

Jalor — granite, bajra and a new expressway section

Jalor covers 10,640 sq km and had 18,28,730 people at Census 2011 (CGWB, 2013); the MSME-DI profile gives 10,564 sq km, so the area needs confirming. The CGWB list names seven tehsils (Jalor, Ahore, Bhinmal, Sanchore, Raniwara, Sayala, Bagora) and seven blocks. The district kept its place when nine districts were annulled in December 2024, with Sanchore among those annulled (Scroll, December 2024).

We publish no per-acre price band for Jalor. No registered-deal series or district DLC schedule was reachable, and listing-site asking prices could not be traced to deals. The statewide DLC revisions are the official movement: about 10% in April 2026 and 5% to 49% in listed areas from 3 August 2026 (Patrika, August 2026; the report is in Hindi). A May 2026 report on repeated DLC rises names Jaipur, Jodhpur, Ajmer, Kota and Udaipur but not Jalor, and says the government is focusing on land near national and state highways and RIICO areas (Patrika, May 2026).

Jalor farms bajra and oilseeds first. In 2010-11 bajra covered 3,66,636 hectares and oilseeds 3,83,761 hectares, with spices on 90,556 and wheat on 44,957 (CGWB, 2013). Of 2,87,358 hectares net irrigated, wells and tubewells supplied about 2,50,000 and canals 36,356. The Narmada main canal in Jalor carried about 500 cusecs in June 2025, of which about 350 went to distributaries for livestock and irrigation (Patrika, June 2025; Hindi-language report).

Base duty and registration fee

sale-deed rates not found on an official page or in a news report

The surcharge cap was raised from 10% to 20% by the Rajasthan Stamp (Amendment) Bill, 2018, effective 13 June 2018 (PRS, Bill 18 of 2018; The Tribune, September 2018). The rate notified today is not confirmed, and we could not trace the base stamp duty or registration fee for a sale deed, so none is quoted for Jalor. Deeds are registered through the Registration and Stamps Department's ePanjiyan system (NeGD listing). Patrika reported in August 2026 that duty and fee are based on DLC rates (Patrika, August 2026; the report is in Hindi). Its December 2024 example: on a Rs 50 lakh transaction in an area where the DLC rate rose 15%, the extra cost was Rs 66,000 in a man's name and Rs 56,250 in a woman's (Patrika, December 2024). Since July 2024, Rule 57 of the Stamp Rules lets the registering officer inspect the land and value open land and structures separately (TeamLease RegTech, July 2024). For Jalor, no district DLC schedule was reachable. Take the current schedule from the Sub-Registrar.

DLC rates: statewide revisions only

No Jalor figure sourced

The state raised DLC rates about 10% in April 2026 and by 5% to 49% in listed areas from 3 August 2026 (Patrika, August 2026). In December 2024 irrigated rural land rose by up to 50% and agricultural registration moved to hectares (Patrika, December 2024). We did not reach a Jalor village schedule.

Check: the rate in force for the village on the sale-deed date.

Expressway frontage

Section open since July 2023

The Hanumangarh–Jalor section of the Amritsar–Jamnagar corridor ends at Khetlawas village in Jalor district (PMO). The sources read give no land-price effect, and the DLC focus on highway-side land is a state-level remark, not a Jalor figure.

Check: access roads and the distance from the nearest interchange; we found no interchange list.

Granite cluster

Industrial base, dated data

MSME-DI describes about 500 granite cutting and polishing units in Jalor with an estimated Rs 1,000 crore turnover, and RIICO industrial areas at Jalor, Vishangarh, Bhinmal and Sanchore (MSME-DI profile). The figures are from the 2005-12 period. Industrial land is not comparable with farmland.

Check: the use class and RIICO or revenue status of any plot near the industrial areas.

Asking prices

No sourced price series

No Jalor asking-price series could be traced to registered deals, so none is shown. A DLC rate is a registration floor, not what a seller will accept.

Check: registered sale deeds in the same revenue estate before negotiating.

Units: acre, hectare and local measures

Land in Jalor is priced in acres or hectares in this guide. Local units differ between tehsils and between sellers and the revenue record, so ask for the khasra area in hectares and convert any quote before comparing two offers. We opened no revenue manual for local unit definitions.

Amritsar–Jamnagar corridor, Hanumangarh–Jalor section

A six-lane greenfield expressway section of the Amritsar–Jamnagar Economic Corridor runs from Jakhrawali village in Hanumangarh district to Khetlawas village in Jalor district, all inside Rajasthan. It is about 500 km long and cost about Rs 11,125 crore, and the Prime Minister dedicated it at Bikaner on 8 July 2023 (PMO; The Tribune, July 2023). Neither report gives interchanges or the district beyond Khetlawas, so the continuation towards Gujarat is not described here.

Narmada main canal (Jalor)

The Narmada main canal in Jalor supplies drinking water and irrigation. Patrika reported in June 2025 that a planned one-month closure had been postponed because Gujarat had good rain; about 500 cusecs were flowing, 150 to drinking-water projects and 350 to distributaries and minors for livestock and irrigation, and farmers were expected to ask for water from mid-September (Patrika, June 2025; Hindi-language report). The report gives no irrigated area, so the canal's reach is not quantified here. CGWB's 2013 booklet lists canals at 36,356 hectares of irrigation (CGWB, 2013).

Agriculture & terrain

Soil, crops & water in Jalor

Bajra and oilseed plains with Narmada canal and well irrigation, an Aravalli granite belt and heavily drawn groundwater.

🌾 Bajra and oilseed plains

CGWB lists 2010-11 areas of 3,66,636 hectares of bajra, 3,83,761 of oilseeds, 90,556 of condiments and spices, 44,957 of wheat and 31,304 of pulses (CGWB, 2013). MSME-DI adds mustard, tomato, castor (arandi), isabgol and groundnut, grown mainly around Bhinmal, Sayla and Sanchore (MSME-DI).

  • Bajra
  • Oilseeds
  • Spices
  • Wheat

⛰️ Aravalli and granite belt

The Aravalli range runs across the district and Jalor is the state's granite hub, with 73,894 tonnes of granite blocks recorded for 2005-06 (MSME-DI profile). The data are old. Mining leases and forest classification decide what can be done on land near the hills, so legal status matters more than soil.

💧 Narmada canal and wells

Of 2,87,358 hectares net irrigated in 2010-11, other wells served 1,42,638, tubewells 1,07,379 and canals 36,356 (CGWB, 2013). The Narmada main canal also supplies drinking water (Patrika, June 2025). A parcel outside canal reach depends on wells.

  • Tubewells

💧 Water & rainfall

Average annual rainfall was 445.4 mm for 1971-2012 and the 1901-70 normal 400.6 mm; soils range from sand to sandy loam and loamy alluvium (CGWB, 2013). The same booklet puts the stage of groundwater development at 197.24%, which is over-exploited, in the 2013 assessment. CGWB's 2024 state assessment gives no Jalor extraction figure but flags sporadic excess salinity, fluoride, nitrate and uranium in Jalor samples, and puts the state at 149.86% extraction with 214 of 302 units over-exploited (CGWB, 2024). Check borewell depth, yield and water quality on site.

📐 Measurement units

Use acres or hectares to compare offers. Local measures differ by tehsil and we opened no revenue manual, so ask the patwari for the khasra area in hectares. Mandi prices for mustard and bajra are published by the Directorate of Marketing and Inspection; we did not open that portal and quote no price. Price a parcel on water access, road frontage and permitted use, not crop yield.

District report — Jalor

Farmland India view

Why investors look at Jalor

Five reasoned points, with an honest note that the price evidence is thin and the train link is unconfirmed.

An expressway section that ends in the district

The Hanumangarh–Jalor section opened in July 2023. It is open road, not a proposal, though no interchange list or price effect was found in the sources read.

Farming on bajra, oilseeds and canal water

Bajra and oilseeds each cover more than 3.6 lakh hectares, and the Narmada canal adds surface water. Groundwater at 197% extraction (2013) is the weak point.

A granite industrial base

About 500 granite units are described in the district profile, with RIICO areas at four towns. The figures are from 2005-12; treat them as a sign of local industry, not current output.

Thin price evidence

No district DLC schedule or deal series was reachable. A buyer should collect registered comparables in the same revenue estate rather than rely on asking prices.

Paperwork decides the outcome

Section 42, the ceiling tiers, Section 90A, lease boundaries and the 2023-24 Sanchore changes are all parcel-specific. A buyer who documents each is better placed than one relying on a broker summary.

STRAIGHT TALK

Risks & challenges in Jalor

Read these before shortlisting in Jalor specifically.

Sanchore reorganisation

Sanchore became a district in 2023 and was annulled in December 2024. Papers from that period may name an office that no longer exists; ask which Sub-Registrar covers the village now.

Mining leases and Aravalli land

Granite quarries and the Aravalli range sit inside the district. Ask for lease boundaries and forest classification in writing; no Jalor notification was opened.

Over-exploited groundwater

CGWB put the stage of groundwater development at 197.24% in the 2013 assessment. Check borewell depth and water quality before assuming irrigation.

Canal supply interruptions

The Narmada canal depends on releases and closures managed from Gujarat; a month-long closure planned for 2025 was postponed. Do not assume canal water without outlet and delivery records.

Section 42 exposure

A sale by an SC or ST khatedar to someone outside that community is void under Section 42. Read the community from the jamabandi before an advance.

Fast-moving DLC rates

Rates were revised in April and August 2026. A valuation agreed in spring may not match the schedule in force at registration.

Unconfirmed rail link

The Bhuj–Delhi Express start was reported as possible on 22 May 2026 with no confirmation. Do not price a parcel on a train that may not run.

No sourced price series

We use no listing-site prices for Jalor, and the DLC rate is only a floor. Collect registered comparables before negotiating.

Who to contact

Local revenue & registration offices

Conversion of rural agricultural land is decided by the Tehsildar, Sub-Divisional Officer, Collector or State Government, depending on use and plot size (Rule 9, Revenue Department rules, 2019 compilation). Mutation and revenue-record matters go through the Tehsildar of the relevant tehsil (Jalor, Ahore, Bhinmal, Sanchore, Raniwara, Sayala or Bagora, as listed in CGWB, 2013). Sale-deed registration is handled by the Sub-Registrar under the ePanjiyan system, which feeds the eDharti land records for agricultural deeds (NeGD listing). Quarry lease questions go to the Mining Department and forest classification to the Forest Department. We could not open the Jalor district portal or the Revenue Department and ePanjiyan sites, so take office locations and jurisdiction from the department directly.
